Remodeling nightmare...how much $$ am I out?

I wont go into too many details, but I hired a distant relative at my father's recommendation to do some remodeling work. Needless to say, the shower pan had no liner, no drain, and the tile job looks like a three yr. old did it. The wood floor is coming up. There are other problems, as well such as a leaking toilet. To make things worse, a sewage pipe corroded through. I stopped him from working and hired a licensed contractor. I am wondering what labor costs would be in the southwest (phoenix) for the following:

-Fix sewage pipe.

-master bath:

move plumbing two feet over for one sink, paint, drywall repair behind mirrors for two vanities. Install new plumbing fixtures. (The floors are being done by a separate contractor who specializes in concrete and the cabinet co. is installing the cabs.). Paint.

-Spare bath: Install new plumbing fixtures and new toilet. Drywall repair behind old mirror, replace light fixture. Paint.

-Powder room: New toilet, repair dry wall behind mirrors, hang new light. Paint.

-Install 650 sq. feet of engineered wood floor over concrete (Actually, the new contractors have to remove what was originally put down and clean the glue off) and refloat floor.

-Remove shutters from a 9ft. x 5 ft. window and reframe. Same for a 4 ft. by 2 ft. window.

-Hang a new hall light and replace two ceiling fans.

-Paint trim in house (2000 sq. feet).

-Kithen: Remove cabs and counter. Install new appliances including a cooktop and hood and a built-in oven/micro. (new wiring needed).Replace two lights.Install ikea cabs. and island

-Frame in laundry room with pocket door and remove wall in kitchen (about 7 ft. long). Remove closet in kitchen to install ikea pantries. Paint kitchen.

-haul two loads of trash away.

-install new electric outlets and lights in whole house.

-install 5 new doors and 9 new door knobs.

-Hang 4 blinds.

Total bill should be under $50k you do have that much budgeted right?

Suebot - don't think i'm going to tell you anything that somebody else hasn't said, but since i've had too much experience with deer & rabbits, i figured i'd concur with the remedies that worked for me. i used to live/learned to garden on nantucket and martha's vineyard, where the deer are at least as unreasonably tame and probably more abundant than they are in ct. i've heard stories of people standing 10 ft away from them yelling at them while they chomp on their hydrangea flower buds. one woman i was talking to claimed she saw the deer attacking her dalmation!! anyway, my first thought about your original message was are you sure all damage is due to deer and not rabbits? - when they stand on their hind legs, they can eat quite high - on a couple of my client's properties on the islands, i had more problems with bunnies than deer, especially with my daylilies & echinacea. so, i also found success with the deer away spray products; i can't remember which one i used, but i believe it had garlic & mint in it and i actually liked the way it smelled. the directions said to spray every couple of weeks (??), but i found that i had to spray every couple of days or so & definitely after a rain. it was pretty time consuming. unfortunately, my other success was fencing in the gardens. i just tried to be decorative about it - i used nice cedar posts with caps, bird netting @ 4' high (you can't really see it, so the garden still looks nice), i hung rope along the top of the netting (for a nautical look...). I did throw netting on top of the gardens in the spring until things grew too tall, but i have to admit, the deer hopped in a couple of times (- that would've been a mess i kind of would have liked to see). i now live in maine and have a large cutting garden in my back yard, a good distance from my house and i use the bird netting as the fencing (simply because it was the only fencing i could find that would be high enough in one piece) and it works (doesn't handle snow load, though). i see deer in the back and they walk right around the garden. chipmunks are now my problem. unfortunately, my true feeling is that if the deer want to get to something, they will. sorry to be so lengthy, good luck. just out of curiosity, do you have phlox and is it being eaten - that always gets destroyed the worst for me. -mara

Good for you for getting your stock organized. I actually love my small pantry and I like to keep it organized. I do need to get into the home canned jars and see if any of them need to be tossed. I stock up to like Nicole and I am a budget, thrifty shopper. Cathy from Idaho mentioned couponing a few days back and I decided to drag out my coupon box and start using it again. I did a little research and found out how to really do the coupon thing to your advantage. Oh and I saw that couponing show.....how sad that those people do that....How can anyone use 300 toothbrushes or like you said soda......I've had soda taste bad in just a matter of a few months.....The point is to buy exactly what you know you will use and stock up. I love having a stash and I always have paper products and cleaning supplies as well as food...Our Albertson's has great buys of meat for loss leaders and I take advantage.........

That kitchen sounds grim, and I think you should be happy living there while you make a plan, but I'd try small changes before completely replacing anything (unless you think your remodel might not be for years...then a tiny kitchen might be worth cheaply swapping out, depends on layout). I'm painting my cabinets and probably replacing counters, but when I got around to finally texturing and painting the walls, I was amazed at how much better everything else looked. If I'd done that first, maybe I could have lived with the rest a little longer. Also, some counters can be painted...not a great long-term solution, but possibly enough to get you by until you can completely remodel. The backsplash can be simply covered up, too; The Nester hot-glued beadboard panels to tile in her rental house, and there are adhesive stainless steel tiles that might work, too. IKEA can be great if it's close to you, but some have had issues getting the butcher block lately. If you won't be waiting too long to remodel, many live with plywood countertops while they're waiting. Do a cost benefit analysis of the different cheap fixes and compare them to your timeline, and you'll know what's worth it to you to change. Sometimes things look worse before you're living with it (maybe because it seems ugly & alien when it's still someone else's, but more familiarly quirky when it's yours?). I'm also really trying to remember Nester's motto: "it doesn't have to be perfect to be beautiful". Helps me keep perspective when the potential wants, needs and costs are adding up. dnt1 that seems expensive! Geez, maybe I am ahead then, even after everything I lost already. I didnt include the showers as I hired a separate contractor to do that. Also, the counters, kitchen and bath floors and cab. installation are being done by sep. contractors. 3 k to hang 5 slabs and doorknobs? Wow. Either phoenix is less expensive or I got a good deal. Thanks for your response. I already feel better.

$750 just to hang a new hall light and replace two ceiling fans? Dnt1, are you including costs of the lighting fixtures or just labor? Ouch!!

some of those figures do seem high, my experience with some of these issues (I'm in Reno Nevada) have been:

Install new plumbing fixtures

>>Typical cost for installing glue down flooring is $1.50-$2.00 per sq ft, plus prep and moldings.

>>$180 - $300 could be higher if hall isnt wired for a light

maybe we just get bargains here, I dunno..
