Comments (14)I think we are in the same situation! I have a house 1800 miles away that I have been very slowly cleaning out for the past year (needless to say, it has been a very painful and sentimental task). Since I can only go out at a week's time, I have spaced out my trips every 4 months. There are items I want to keep, but most is good furniture that I want to sell at a fair price. Here is what I have done and my experiences: 1. Yard sales. Can be good, but very, very time consuming. Especially if you are going it alone. Good way to get rid of the small stuff. Promise yourself that whatever doesn't sell, DO NOT box it back up, but instead truck it over to a local charity. 2. Ebay. I have found that you really need to be on-site for at least 2 weeks: lots of stuff to do prior to auction end (writing the listings, taking initial photos and extra photos as requested by potential buyers, answering emails) and after auction end (waiting for payment, boxing and shipping items, followup emails). An example: I sold parts from a collector truck that my late husband dismantled. Listed as a 3 day auction, started most bids at 9.99 with a buy-it-now price, and (very important!) required payment within 3 days via Paypal (no checks - takes too long). I boxed/shipped small items and left large items (such as doors, windshields, engine parts, etc) to a professional shipping service to box and ship. Whew! It was a 2 week whirlwind of dirty truck parts that I knew nothing about, but it was a success: got most of the truck sold within my tight timeframe. An alternative is to use a Ebay agent: they will list, pack, and ship. I believe they charge around 30%. 3. Consignment Shops: good for big ticket items such as furniture. Most will pick up item for a fee, but if not sold within a specified timeframe, either you need to pick up yourself or they will donate it. Usually a 60/40 split, with most going to you. However, the longer it is in the store, the ratio may change. 4. Donate, donate, donate: Some items are just better to give away and get a tax beni than to deal with selling it. 5. I haven't used it, but am looking into it: renting a POD. They drop one off, you pack it at your leisure, then they move it to whatever state you want. Another similar option is ABF moving (you pack, they drive) - we used them to initially to move out west. Once I get most of the stuff cleared out that I don't want, large pieces I cannot move myself I will have POD or ABF handle. For the valuable, sentimental,breakable, etc things, I will take with me on a "cross-country adventure move" (have to play it up somehow). Since you will be out in September, use that short time to take photos of items for Ebay, maybe get stuff into consignment stores (you can pick up the stuff in November if it doesn't sell), call for quotes on movers (starting in October is usually their slow time so rates will be cheaper than the summer), check out the local ebay agents (in phone directory). Prior to your November trip, get your Ebay listings written with photos so you can list them on your first day (I have found people will email you throughout the auction asking for more info including aditional photos, so I have found that I really need to be where the item is during the auction.) Comments (10)I'd have to agree that detailed oriented professionalism in listings can be lacking. I was taught by a SQ CC that I'd better test all briefing equipment and dry run all briefings before briefing time or I was in for it. I've used that lesson to pre-check and also follow through on all manner of work related tasks. I.e. If you put something out on a link - go back and check the link. I'm a little frustrated by the mediocre (I didn't say awful or poor!) job of listings on the MLS. Why don't they fill in all the info? Here if there is no basement they bypass filling it in so there is just nothing. But.....some people might have a preference between a slab and a crawlspace, is it so hard to type "slab" or "crawlspace"? (And yes they can do this because a few do) The MLS has a search feature on lot size in feet. So many ads have 0 in the sq ft. So say you wanted at least a 1/4 acre - you can't search by that. Apparently you can, in addition to the main descriptive paragraph, add a line or two that shows up for each picture because maybe 10% do that. If the option is there to fill in - why wouldn't you? And then yes, there are the weird pictures, stretched or sideways that stay that way for weeks. I guess in those cases at least there are pictures, some never seem to get any. It just seems lazy or ignorant of what a professional job entails. Comments (13)Kate, I'm sorry for what you are being forced to go through right now. Very hard. Sounds like you started clearing out, next step is to take a deep breath. What worked for me was to go to Target or Walmart, I bought various sized plastic bins. I collect Barbies, so that was where I started. If the bin had more room in it, I found other collectibles that would fit in the bin. For his sheet music, they also sell a bin that is great for something a little bigger then magazines, so it will be protected. You want to invest in bubble wrap. Uhaul was cheap for moving supplies. They also sell boxes if you want to use them. For my more valuable or sentimental I did not box. IMO, getting a storage unit is the best thing to do. We were going to get a medium sized one but after realizing how much we had we got a garage sized one and it was perfect. Yes, it's a bit pricey but what choice do you have? Are you going to throw out, donate or yard sale your whole life? I was not willing to do that, nor was I willing to lose money on stuff I love. The other option is to ask family to hold stuff for you if they are willing. So, 1st you pack collectibles, or in your case the hobbies you listed. Next the extra stuff laying around, nick knacks, pictures. I did not put away every family picture, left one collage frame in each kids room, a table top wedding pic and a Christmas pic when my dad was still alive. It's a peeve of mine seeing no family photos in houses for sale & opinions vary. I've read posts where sellers missed their family photos so much. Leave out the most special ones to you, just don't over do it. Next, pick a room. I used to start in my daughters room. I took everything she didn't use. Clothes got put in bins & into storage. Everyone had a few long sleeves, a jacket and some summer clothes. The bulk went to storage. With the books, call your local school system, they might take some. I've donated stuff like magazines to guidance or the child study team. You can also go as far as donating other things, one used to love donations of beads so that when the kids went down for cool down time they had something to do. Comments (26)Catherine, You do not want to try to sell it for cash to an Investor. They will low ball you sooo bad, you can't sell it for that. Ask family to help put drywall up on the walls. See if you can get a Home Depot credit card. Then buy some nice neutral paint, like beige, and paint the walls. Have a painting party one weekend. Don't worry so much about the floors,you could have some nice cheap carpeting put down. DOn't feel weird about borrwing the money to make the house presentable! The payments will be low, and even though it will probably sell if the work is done, if you absolutely had to rent the house, it still has to be finished. Stage the house! Start packing now. Your moving! Pile the boxes against walls that don't have to be worked on. It's hard to do this all by yourself, but mabey friends and family can help you. Price your house after it's completed 10K under the competition. USE a fricking realtor if you want to sell it fast. It is worth every dime! Then pour your self a nice big glass of wine and relax.
