It could be hard because even though you are unhappy, you did not say how much advertising she did--open houses===etc. If you are really realy unhappy, the only thing I can think of, and we did it, is pull the house off the market for 2-3 months, then relist and get some type of clause into the new contract, stating that if someone has looked at the house, and deceides to buy, no commission will be paid to previous realtors. Or something to that effect.

Thank you for your post. We have done 2 open houses, she showed up for neither but sent another agent from her office instead. The second open house was one we asked for. She has the open houses have been advertised in the paper, but I have not seen (or asked, really) for proof of it. No other advertisment that I know of.

We also keep asking her for a list of realtors who have shown the house already (we want to call and inform of price change and follow up) and she keeps stalling us. No list yet.

I am considering putting together a letter to her boss.

Rapunzel, 50 DOM is in no way a stale listing. A lot of agents let newer agents man the open houses. There is nothing unusual about this, you had the open house, does it really matter if "your" agent wasnt the one who sat there?

As far as getting the list of realtors who have shown the house so you can call. I will tell you that when someone elses seller calls me to tell me about price reductions or ask for feedback,(and it doesnt happen that often) it makes me think the people are desperate to sell and the relationship between agent and seller has broken down. You are taking away your realtors negotiating power by doing something like that because now every realtor who you called has the feeling that you are at your wits end.Agents can see the price change in the MLS computer, there is no reason for you to call them to let them know that. It sounds like you are very frustrated that things are not happening the way you want them to happen, but it doesnt really sound like she's doing anything wrong, just that she's not doing it to your satisfaction. The best way to handle it would be to discuss your concerns with her. Tell her you would like feedback from the showings, ask for copies of ads that were run so you can see where it has been advertized. But you have to ask for the right stuff, asking for the list of realtors is not the right thing to ask for.

Last but not least, she doesnt have a "boss". Realtors are independant contractors. Calling her broker to complain about her not giving you a list of realtors who have shown the house will do nothing for you except tick her off and make her not want to do even more for you. Unless she's breaking office policy or doing something illegal or unethical, she won't be reprimanded, fired, have a letter put in her file, or even spoken to for that matter. Probably the broker will say, so and so called to complain, maybe you should give her a call to settle her down.

Remember, she wants your house to sell, its the only way she gets paid. If you have ideas, suggestions or things you want that you don't feel like getting, talk to her, you might find she's open to it.

It is a stale listing because DOM for area here seems to be 45 days, an we are just getting *maybe* a showing per week at this point whereas in the first three weeeks we had multiple ones. (3 a week or so).

Rapunzal, it is totally normal and expected to get the majority of your showings the first three weeks the listing hits the market. This is why it is crucial that you are priced right from the beginning. If you were indeed overpriced, it probably hurt you because now buyers just see that its been on the market for 50 days, they don't necessarily know that you have had a price reduction unless they are watching your house specifically. (Agents know about the price reductions) It becomes "stale" when you go three or four weeks and you have had no showings, if the market is decent in your area.

If you think you are "underpriced" at this point, with a showing a week and the buyers are still not biting, you still may not be where you should be, OR, there is something else that buyers are not liking. Can you post any pictures or the link, maybe the forum can give some insight.

If one hires somebody for a purpose (selling a home) an they fail at that purpose, how is it not okay to part ways? It is very puzzling to me these long contracts, I should have trusted my gut and not signed one.
