No, you don't have room for an island, and no you don't have room for a seating area there. If you pick a 30" fridge (and you should) you do have room beside the fridge for a roll out cabinet, and if you make it have a flip up or pull out small counter, you could have two stools to sit on to prep, and the stools would also have to be able to tuck under and it would not be enough room to comfortably eat at. If you want more room in this kitchen, you'll need to start removing walls.

You might also want to look at 24" ranges and 18" dishwashers. Those few precious inches can go to other storage instead.

I understand no room for an island but I did not understand the comment about the flip up or roll out next to the fridge. Do you mean that if I include the fridge in the L then I'll have room for a very small table between the dining room entrance and the back patio door? I've added the fridge where it is now. Could you place the frig on the left wall? If you could and got a right swing single door then you could put a flip up table like LWO suggested on the bottom where you show the frig now.

Remodelfla, the left wall is the patio door (please see picture). If I put the fridge on the sink wall, I would lose the 36 in lazy susan for a blind corner cab, go down to a 27 or 24 in sink base, go down to an 18 in dw and lose the 15 in drawer base so I might be able to put a very small table and chair on the wall where the fridge is now (I was actually thinking of a small bench with pillows like a banquette) or put nothing there and just have some room to move around. I have a habit of filling up rooms with furniture! There is no room for that and I know that but it would be so nice which brings me to my next question . . leaving the fridge where it is in the floor diagram, would you enclose it and put a 24 in deep cab above it?

What would it look like with the sink in the corner and fridge on the current sink/DW wall? Then, pantry (for more storage) in the corner between the 2 doors? Have you tried that?

This is very tight with that many door footage.

Here is one of my versions with the corner sink but I would use a 42 inch angle sink front that would have double doors but that isn't one of the cab options when making the layout so I put a 6 inch filler on either side of the 36 inch angle sink front to make it 42 inches along the wall. . going down to an 18 in dw and not that much base storage unless I put a pantry where the fridge is now as you suggested.

I don't think you need to take it down to an 18" DW. How big is your household?

This would be my preference though, with the pantry for extra storage.

What I don't like about any of these plans is the range placement (at least as how I understand your space) as everyone has to walk past it to get to the backdoor, sink or fridge. Does it have to stay in place? I realize that is the shorter wall, but wonder if you could reverse fridge and stove? Or, Fridge/DW and stove? I can't read your cabinet dimensions along each wall and my brain isn't into doing math tonight.

DH wanted stove on outside wall for ease of venting. There is no venting in the kitchen now and even boiling a pot of water to make ice tea makes condensation on the windows. Here is a version with the stove on the outside wall. I would not be able to get a DW and fridge on the shorter wall.

Have you thought about taking out that patio door in favor of a single 36" wide glass door? The door is really too large for the space. Or could you shift the door to the DR instead? That would give you another whole wall on which to place cabinetry and the stove could go there flanked by two windows. Moving doors is easier and cheaper than moving walls.

I always assumed you had a good place for the fridge when it's not on the L-layout being discussed. Where would it be on that last diagram for instance?

I had the same thought as LWO. You need to either swap the slider for a single door or move it to another room.

Given your kitchen's compact size, you may want to consider choosing equally compact appliances. A Miele 18" DW is reported to hold as much as an American made 24" DW but you'd gain 6" of storage. There are also narrow but tall CD fridges that may work better in your space. A 24" wide fridge would give you space to add a 15-18" wide pull-out pantry (depends on cabinetry around the fridge) in that bottom left corner.

This room had a 30 (it may have been a 28) inch door but it was too close to the long L wall which is where a small top freezer fridge was. The sill and door was also rotted allowing tons of cold air into the room. To the left of that door was a large cast iron radiator. We could not open the fridge door or the exterior door at the same time and we could not open either the ext door or fr door all the way at any time which rendered one of the veggie bins unable to be used in a too small to begin with fr and made it difficult for our very large elderly rescue dog to get out.

The slider was put all the way to the left so we could make full use of the corner that had the old small fridge in the old layout without having to cut back on the depth of the counter and before that we couldn't put any appliance there due to the lack of depth on the wall. This also allowed the vintage brick work steps outside to stay as is. And then we kept running into a problem to add a DW, even an 18 in DW, in either run. This slider also allows a ton of natural light into what was the darkest room in the house and makes it very easy for the dog to get in and out to the yard to do business and gives the indoor pussycats a great place to look out. There was really no other place to put a door to the yard as the exterior dining room wall has a huge cast iron radiator and all the waste plumbing but I know if I was able to move the door to another room I could have a U shape to work with and it probably would have felt like I doubled the footprint of the room.

If the fr does not go in the L, it goes in the same place on all the layouts . . between the door you enter the kitchen through (which has a swinging mullion glass door with the old wavy glass) and the patio door (which also has the mullions between the glass to match the windows). I would have liked the fr to be in the L so I could put a nice antique dish closet on that wall (not deep and not wide) or a small chair and table and have an area rug which will make it easier for the dog to walk on but I think in the end the fridge will have to stay exactly where it is between those 2 doors. We are a household of 2 and light entertainers so no one does or can congregate in the kitchen but we have a lot of pets and the dog loves to hang out with me when I am in the kitchen which is fine because I never really move my feet when I work since the room is so small, I can just stay in the same place and reach here and there. The layout with the sink under the window may be the best compromise because I started out wanting white inset cabs with a farm sink under the window and a 24 in dw and this will give it to me. As far as moving the sink to the int wall and placing the stove on the outside wall, I am not sure I am okay with that although it makes for a better run. I have terrible knife skills so it's best that I pay attention to the task in front of me and not having a DW now, we do spend what seems to be hours washing and rinsing dishes, pots and pans, etc. and we can see the sun set and rise through the window. The sacrifice is that the fridge stays where it is and while I won't be getting inset doors, I will still get white doors unless when I sit down with the cab guy they come up with something different although I am aware of the limitations. Catlover your design on 12/26 @ 1018, I would suggest moving your frig next to where you can put an 18" DW. I would think that would all fit. Using a D shaped sink should shave a few inches and many love that sized sink.

The door is the problem. It needs to be smaller or be moved. Or the wall between the kitchen and DR needs to come down. You simply do not have room for everything you want in that kitchen unless something structural happens. Even if he wall is load bearing, I'd bet that you can have it done for less than 1K if you DIY some of the labor like most of the demo.

I think you need to find some way to put that fridge in the L layout. The sliders and their access don't matter much if the fridge is covering half of them, right? That fridge jutting out in the middle of the kitchen is just not good.

I'm not sure why you don't place a tall 30" wide frig where aloha2009 suggested. Then you could use the space where the frig is to make a 12" - 18" deep pantry. Seems like you should plan to eat in the dining room but maybe one stool for coffee in the pantry at counter height. The stove is on the outside wall as desired.

Can you move your doorway to the dining room closer to the patio door. This could make your kitchen into a U-shape. You could store a movable island like live wire oak suggested on the end closest to the new doorway.

Yup. Aloha, that was sort of what I was envisioning as well. But, if you read above you'll see that the narrow door to the dining room has a door on it which swings also. If they just made it an open doorway/archway, or whatever, without a swinging door, they might have the room without moving the doorway.

In any case, it would be worth it to me to move the doorway a little closer to the exterior wall--just so the path would cut less through the working areas of the kitchen. And, I'd definitely move the stove to the far wall so that people/pets don't have to walk past it to get outside.

Here are two ideas for you:

Both plans use compact appliances, an 18" DW and a 27" or 24" wide, CD fridge. This allows me to place them along with the sink cab into the L portion of your kitchen, which opens up the center of your kitchen.

I swapped out the slider for a 36" swing door with 12" side light (or door plus separate window). If you can do an out-swing door in your area, do that to avoid having a door swing into your space. You still keep a place for your pets to sit and peer out but this frees up wall space for a floor to ceiling pantry/flip-up work table/stool storage cabinet that shouldn't interfere with a radiator (if it's still in that corner, can't quite tell from your posts above). Think of this as a merge of the rolling island idea that live_wire_oak posted above (but make it fixed) with a wall cabinet sitting above or on top of its counter. Swing the table up to get more prep space or a mini bar area.

You will need to - and hopefully can - widen the doorway so that you can open a right hand swing door fridge. If you can't do this, you'll need to choose a left hand swing door (or else the fridge door will bind on the side wall). Even better would be to remove that bit of wall because you would gain 4.5" of space you can use for a larger fridge.

The 1" spacer between DW and fridge is for counter support.

Specific notes for Plan A:
I removed cabinets from above the corner sink. It would be close to impossible to access storage in the cabinet in the corner. You'd need a stool at the very least. The pantry cab should more than make up for the loss of cabinets over the sink.

Specific notes for Plan B:
There is not a cabinet around the fridge in this plan. There simply isn't room to add one. However, if you removed the bit of wall below the fridge, you could not only go with a 27" fridge but you'd be able to add a cabinet around it.

You can add a fridge cab if you go from a 32" sink cab to a 30" sink cab.

Also, you'll need to watch the depth of the flip-up table as well as the door placement so that the table doesn't interfere with the door swing or extend into the door opening.

The L-layout in B gives you a good, generous work counter between sink and stove. I'd definitely go that way. In fact I am, eventually, in our little vacation home kitchen that's an L about 7 x7 on a side, with an inches-guzzling corner sink that has to go. Even smaller than yours.

I like your ideas about making your kitchen a nice little place to be in itself, because that's something I want in mine too, so I hope you achieve just what you want that way.

BTW, regarding looking out the window, that would be my preferred spot for the window on a B layout because I spend most time in the kitchen cooking, mixing, chopping, then at the stove. I've never cared for the clean-up part, so with a DW that part goes very fast. No relaxing at a sink of bubbles musing on the sunset, just quick-rinse, quick-scour if necessary, quick-into-the-DW, clunk, clunk, clank, clink, close, and on my way. It strikes me that you may be designing that part of your kitchen, sink before window, in a way that will CREATE/CONTINUE those slow quiet spells at the sink, either because you think you'll have to spend more time than usual there anyway or because that's something you actually want to continue...? Remember, when form doesn't follow function, function is likely to be shaped willy-nilly by form.

Lisa A, thank you so much for taking the time to rework my layout and your comments. Yes, I always had a concern as to how to reach the cabinet above the corner sink. And, yes, I can change the doorway into the kitchen a bit. Will speak to DH about a swing out door rather than the slider.
Today, I actually moved the fridge to between the sink cab and stove to see what the room is really like with everything in the L and I did really like it. The radiator is still there for now in front of the slider door but we may go with a toe kick heater and/or radiant heat if we change out the floor (I have stone tiles now but this is the only room above a crawl space not the basement and the floor gets cold . . if I can talk DH into putting down a wood floor or different color tile, I would love to get the under/inthe floor heat, if possible). Rosie, I understand the importance of a good prep space near the stove. For so long I have worked with nothing more than a 24 inch countertop next to the sink and nothing near the stand alone stove and I somehow just do what I have do. And as I stand at the sink washing, rinsing and drying, I dream of the day I have a DW while cursing as I get soaking wet from the divider of the too small double sink that I can't lay anything flat in. I love my single-bowl sink. The mobile home will get a smaller one but definitely single.
