Final Layout...I think!...Needs GW-approval!

I think I am at my final layout. See link: http://s781.photobucket.com/albums/yy95/ah673/july%202010%20plan/ The window will be about double the size we have now, which is reflected in plan but not the right style.

I am having some last minute thoughts of ditching the hutch and putting an antique one there to save $$ but husband not a huge fan of that idea.

Anyway, a lot of GW advice went into this design! I had to make some tradeoffs- 13 inch overhang, could never get huge aisles (Im at 40 between sink and island).

Some nagging thoughts...Is DW to left of sink ok? KD wanted to avoid traffic issues and it fit better there, but I've always been a righty. Will I get used to it? Another thing is Ive got crown molding dilemnas. There is no crown in kitchen today and there will be on cabinets. Except the little bit where there are no cabinets. I would add the molding that is everywhere else in the house except that we are arching the doorways and since our family room is a step down, I dont have the room for molding then arch molding. that would be the issue on the big doorway in the kitchen. Everywhere else it would fit.

The other big thing is the prep sink. Originally I was going to have positioned on island behind the range. However, since we are arching the ends of the island a bit, it makes it a little awkward to reach over so I think the "real" position would have to be on the other side of the island. Which is actually VERY close to the regular sink. Does this prep sink make sense? Is it always better to have two sinks even if they are this close?

Anything I forgot to plan in? I've got euro tap master, never mt, possible sergo trash opener (have to see if we can rig for insets), shaw farm sink, air switch planned in. Debating still on plugmolds and outlets options.

I REALLY appreciate everyones help to date and just reading over the million threads has given me so many ideas!

To start, it always helps if you post the pics in the Message, you'll get more responses.

Second, what are the aisle widths? Overhangs?

Couple of questions: is there a window over your sink? If not, what about a plate rack or a glass cab for dishes? 21" for dish storage is not much. Do you store medicines or vitamins in your kitchen? Where will they go? I would put the dishes over the sink, then use that 21" cab for medicines/vitamins/spices/oils. Close to the stove, but not close enough to destroy the flavors. Those pantry cabs: Where will you store your bulk items? Do you have additional pantry storage in your mudroom? Are you planning those 15" deep pantry cabs to be hutches that go to the counter? I think you will need the space. I like 15" deep cabs for pantry items, as long as you have additional storage for your bulk items, larger cereal boxes, Costco purchases, etc. We had a 24" deep pantry cab in our previous house. Hated it. Of course, I didn't have pullouts, but I still prefer to just open a door and look at the options instead of shuffling around through deep shelves -- even pullouts. I like your island. Small, but useful. Fridge: if you put a deep cab over the standard depth fridge, you could put your trays there, then get 30" pots& pans drawers next to your range. That would free up drawer space that could be used for pantry, and room for a full-sized susan. Spices: I personally would never store my spices in drawers or a pullout right next to the oven. The heat will ruin them. Much better to use one of the drawers over in the pantry area for spices and to put your pots and pans immediately next to the stove. Or, better yet, store them in an upper cab. Trash v. Susan: I think it depends on your needs. Since your mudroom is so close, I would prefer a larger susan and a smaller kitchen trash (make sure to get a pullout that has a drawer above so that you have a convenient place to store clean towels/washcloths).

Again, thank you all for your advice thus far. I'm posting the final two plans of the day, incorporating many of your suggestions. First is Live Wire Oak's U-shaped plan. I really like this plan. I would sacrifice one set of French doors but not much light. I gain a lot of counterspace, an island prep sink and a very large main sink. My main next-to-water prep space is the island minus the sink, about 3', but I have lots of counterspace to rest mixing bowls, etc. I took the general consensus about aisle widths and am allowing the full 48" at the range, 45" by the fridge, and 36" by the French doors, which would be the less-traveled passageway. Would probably drop the wall cabs to the right of the range all the way down to the countertop for my 'china cabinet'. The second plan is my original Plan 1, updated with some of the features from the U-shaped kitchen: I'd lose the full height super Susan between the pantry and the range but, again, gain lots of counterspace as waiting area (salad to be dressed, pans to be put in oven). I'd have more prep space, 32" on one side of the sink and 24" on the other. I took Lavender Lass's suggestion and tried to line up the range, island and banquette. It will not be perfect, as the chimney breast is not perfectly centered, but it will be close. I should have enough counterspace under either plan to move DH's coffee pot to the countertop, probably that deep corner to the left of the range. Have lots to discuss with DH tonight. Once again, I cannot thank you all enough for your guidance and assistance.

Thank you all so much for great ideas and comments. Herbflavor thanks, again...you've been so helpful every time I post! I will definitly think about widening the "u". Eliminating the 4th seat would be a big compromise bc I have 3 kids and my dh works late a lot so I picture us eating there together a lot. But I usually eat standing up anyway so...?! That half of the door is fixed anyway so I think I could maybe still keep a seat there. I was concerned about widening the U too much though because I want to keep a comfortable path to the sliders between seats at peninsula and seats at dining table. But you think I do have enough room to go close to end of sliders? Question...Do I really need the Ref panels? They add 3". I have a wall on one side and a full height turned cabinet on other side. Could I just have the cabinets above the Ref attached to the wall on one side and the pantry cabinet on other side? I'd gain 3" of clearance around the island pinchpoint, worth it? No one has mentioned my cooktop shouldn't be within 4.5" of corner, so I'm thinking it's ok? Sena thanks, I do think I'm going to need to put something in my island. Anyone think I could just have 1 row of deep drawers along bottom of island, then finished open shelf above them, so the island/work table is like half "open"?

I'll let the pros chime in, but I'm surprised no one mentioned the clearances around the table that you pointed out. There are a number of pinch points on the end and it will make it seem cramped and crowded. (As drawn, there is only 16 12 to 17 inches of clearance after accounting for a counter overhang) Perhaps you could move the bar to the other end? Or shift the table down, inverting the side with the leaf and leaving the larger aisle to the top of the diagram. You could also put down a small coffee table or something in front of the bench and make it a cozy reading nook. If you have not done so already, put some mockups using cardboard boxes or at least tape marks on the floor, so you can see if you are satisfied with this placement. I would also steal two more inches between the sink and the island, making this a true 42" wide. I see you have 42" from counter to counter, minus whatever edge treatment you select, you could end up with less than 40". That starts to begin to feel tight. I think its 40 between farm sink and island, 40 or 42 between island and stove and 48 between island and far wall. I know from my first draft about 4 months ago that ideally tid be more, but I did chop my island quite a bit to get to current dimensions. Any more and I lose my overhang since I have appliances in there.

What do you think about the prep sink?

I might want to have some thickness for some insulation between the fridge and the clothes dryer, especially if you do a lot of laundry.

I think the Prep Sink is probably in the best location. The curve allows you to have some work room on all sides...a plus, IMHO. It'll be a pivot & step to go to/from the range & Prep Sink...not a big deal in my book.

The aisles, for the most part, seem adequate. I'd like to see another foot b/w the island & cabinets on the far wall, but at least there's no workspace on that far wall to contest the floor space. I think it's doable.

I would also leave the DW on the left. If it were on the right it would be directly across from the Prep Sink and would be in the way of prepping on the island or wall. Dish storage may be an issue...but you do have the cabinets above the DW and to the right of the sink.

Is 15" going to be wide enough for your silverware? I have a 24" wide silverware drawer that I think is perfect. I might have been OK with a 21" as well, but not a 15" one. YMMV.

If you're going to put your silverware above the trash, be sure there's a physical barrier other than just the drawer b/w them. My trash pullout has a "platform" b/w the drawer & bins. It provides an extra barrier against germs & odors. (I put my junk drawer over my trash pullout.) I was going to suggest putting your silverware above your Warming Drawer, but that's a better location for you prep tools. (I have a drawer above & below my WD.)

I'm sorry. I have a hard time visualizing from spec'd plans (i.e., all of the codes instead of plain drawings or English descriptions), so I didn't say anything before. Looks fine to me from what I can tell. :)
