Congrats on your new home. I'd want to put the sink and DW on the bottom run and put a prep sink in the island...probably on the corner up by the frig.

I think I'd center the cooktop between fridge and wall ovens on the same wall that shows the cooktop now. Move clean up zone to bottom wall and put a prep sink on the island - off center toward the fridge. Based on that wall being 14' 8.5", you should have just about 3' on either side of the cooktop, which is adequate with that great space to spread out on the island. Make sure the prep sink is big enough to comfortably drain pasta and rinse off a cutting board. Mine is a 16" diameter round sink. My clean up sink is just as close to the range as the prep sink, so I use clean up for draining pasta and some other big jobs. But if it was farther away, I'd be using my prep sink even more than I already do and would want at least a 20" square/rectangular/d-shape depending on what I could fit into my space.

And 12" is not really deep enough for counter height seating to be comfortable (enough leg room for anyone over 12 yrs old). You really need 15" there.

Another alternative is to put your clean-up zone in the butler's pantry. That is becoming popular. Hides the mess away in a new version of the "scullery" and is the location of most dish storage.

Builders and architects will say things like, "you don't want to use your sink staring at the wall, do you?" But in reality, people don't spend that much time cleaning up. They load the DW and maybe have a few things to hand wash. Mine looks at a wall, and I've never thought twice about it.

I love the idea of getting the clean up area out if the main line of sight. Thanks to you both. If we moved it to the bottom run, we old use all those cabinets for most of the dish storage and open up some space for every day used pantry items in the island.

I don't think a clean up sink on the wall would bother me. What does everyone else think?

What if, you flip the pantry and butler pantry? Since you'll have an undercounter fridge in the BP, I'm seeing also as a snack center when it's not holding the fancy desserts for a dinner party. Flipping I

t puts it out of the kitchen path but still accessible. It also makes the dining room less of a dead-end (it wasn't, but the door was in the corner leading to a work area). It connects the DR visually to the FR. It hides the prep and clean-up from the guests at the table. It keeps traffic between the kitchen and DR out of the active work area. It allows for traffic circulation on the first floor.

In the picture, I didn't change the angles, that can be played with, and I didn't change much in the kitchen except make an L.

You have a good space with a lot of floorspace to work with!

Here's an idea.

As you an see in the Zone map below, this layout allows you to have several people working in the kitchen at one time.

Other notes:

• All perimeter counters are 28.5" deep. The extra 3" adds workspace and allows you to have deeper upper cabinets.

• All perimeter cabinets are 27" deep, if you can get them. If not, then pull them out approx 3" from the wall. Note the DW is not 27" deep - but with the extra inches behind it, it provides more space for water lines, etc.

• All uppers are 15" deep.

• The refrigerator is on the perimeter and near the Morning Room. It is next to the Prep Zones and the Cooking Zone - where you will need it the most.

• Is the Morning Room going to be used for table space? Or, will it be a "sitting room"? It appears to have benches and shelving, so can't tell what it will be used for.

Cleanup Zone:

• The Cleanup Zone is on the "bottom" wall

• It is separated from the Prep and Cooking Zones so that you can have someone cleaning up and/or loading/unloading the DW while others are prepping and cooking.

• It includes a Dish Hutch with a 15-inch deep upper cabinet that goes to the counter. The extra depth will accommodate dinner plates and, perhaps platters. Dish Hutches hold a lot of dishes - in many cases they can hold all your everyday dishes and glasses.

• The DW is situated such that it will not be an obstacle to traffic entering the kitchen from the bottom or leaving the DR from the kitchen end

Prep Zones & Baking Center:

• The primary Prep Zone is in the island. It has plenty of workspace as well as a water source.

• The secondary prep zones flank the cooktop. Probably the most useful space for a secondary Prep Zone is "below"/to the right of the cooktop.

• The primary Prep Zone has over 4 feet of workspace on one side of the sink and around 20 inches on the other side so you have some landing space. The larger secondary Prep Zone has over 6.5 feet of workspace.

• The sink on the island is situated so that it can be used for filling/emptying pots.

• I left the ovens on the lower wall b/c it's better not to directly block a doorway with a hot oven door if you can help it - and you can.

• Do you bake? If so , the 6.5 feet to the right of the cooktop could be your Baking Center. It has plenty of counter space for rolling dough, etc. as well as space for the pans/cookie sheets to be right there.

• The "Baking Center" is also near the ovens - so it will be easy to b/w the Baking Center & the ovens.

• The primary Prep Zone contains the trash pullout. The trash pullout is also across from the Cooking Zone. The trash pullout is easily accessible from the island Prep Zone, the Cooking Zone, and the Baking Center/secondary Prep Zone.

Bpathome, I would love to move the butler's pantry (bar)closer to the family room and open up the flow and all the other benefits you mentioned. I am a bit worried about breaking up the lower run in the kitchen as I am completely convinced about moving the clean up area there! I am also worried about a direct view into my messy pantry. I am thinking about it, though...

Buehl and controlfreakecs, I love. love the idea moving the clean up sink and adding a prep sink to create zones while keeping a work triangle in place! I was concerned about the bottom run being wasted space and turning into a junk zone. And the only sink at the island would cause us to stack dirty and clean dishes right out in the open. If we move the clean up zone to the wall, if solves a lot of problems, including hiding the mess from the dining room. It also creates a path for setting and clearing the table from the morning room (where our main eating area will be) to the clean up sink that is out of the cooking / prep zone.

The flex room is a guest room and we in fact are stealing a foot of width of that room for increased width in the mudroom and adding benches, cubbies, charging shelves, and a message center instead of the coat closet. We will have lot os hooks in that room. No one in my family will ever bother to open the coat closet door, take out a hanger, put the coat on it and close the door. We have a coat closet now and it goes unused, even by our guests. Coats go on the floor in the office. Drives me nuts. This makes it so shoes, coats, backpacks, soccer bags and school papers necer make it past the mudroom. I will also have an open area under the message center for a trash can and recycle bin. This is where the dog bowls will go, if we ever get one.

I am so excited about all of these possibilities and never would have thought about them! I am very grateful.
