Woo hoo! Good for you! I remember those earlier threads and thought you did a fab job on your kitchen. Congratulations on hanging in there and finally closing on a deal! I'm definitely looking forward to the new kitchen.

I remember your kitchen and can't believe that the kitchen would hold up a sale. For some people, yes, but every house and every kitchen has that issue. I mean generally speaking. I will admit that I have a thing about small island cooktops, but they are in so many of the houses here and I am the only person I know who has changed that. Because I have done it now, I'd be looking for a way to change it, but I probably would not have before and I don't think most people I know would care.

Congratulations, best of luck on the new venture (I'm a bit jealous -- have never been able to build and DH wouldn't have the patience now), and sorry it took so long.

I can't believe buyers would snub your lovely kitchen. I would have been thrilled with your kitcehn instead of my 1948 gem. Grass is always greener I guess. Best wishes in your new place.

I feel after the kitchen changes you made, the market and the price was the problem. Once the market started to pick yo again, then you finally sold. So glad you were able to finally sell you home since the other post was from year 2009.

I concur on how absurd it is that a kitchen that nice would hold up a sale. Obviously there would be some people who didn't like it, as with any kitchen, but beyond that? No way. Maybe buyers are just expecting to buy the moon for 25 cents because the market is down.

You are absolutely right...they wanted the moon. We even had one potential say that they were just going to wait around for a waterfront foreclosure. There were numerous foreclosures in my neighborhood as we tried to sell. And we did lose money. In fact we were always willing to lose some and knew that we would. Throughout it was always priced way below comps and current bank appraisal. (I should know, we had to constantly up our home equity loan in order to survive.)

That kitchen is very nice compared to what people find acceptable in my area. Congrats on the sale!

I remember that thread and thought your kitchen looked wonderful with the updates. What color appliances did you put in?

We put in white which was probably the reason the prospectives kept saying they would have to be replaced. The fridge was a french door Samsung and very updated looking. We felt like we should stay with the white since the white Bosch dishwasher had just been put it when we first put it on the market. Obviously the white was a mistake in the eyes of a buyer, but by the time we got desperate enough to replace the appliances, we had very little money left and didn't want to replace an unused dishwasher. We also did not replace the cooktop.

Appraisals are a crap shoot these days. We had one on our house last Aug that gave us what I thought was a high appraisal (by approx $100k) and then put in a 400 square foot extension which included a large new kitchen, larger master bedroom, new master bath, new screened in porch, roof, gutters, (etc...), moved the laundry room to the main level added an eyebrow window, skylights, new lighting, floors, all new paint, etc... We got a new appraisal to refinance in June and it came in for $50k less than last year when our house was smaller and ugly. I feel they are at least $150k too low now.
I am a full time real estate agent and come up against screwy appraisals all the time.... What I guess I am saying is in a falling market, the comps are usually out of date and appraisals by the bank are fictional. The local agents are much better plugged in....

Congratulations...I know how hard it is to have a house for sale for a long time. I am an admitted kitchen snob, and wouldn't consider that a bad kitchen at all. I, like Lascatx, wouldn't necessarily be thrilled with the cooktop in the small island, but really, the space itself is so wonderful, and so much better than many kitchens in high end, new homes I've seen around here. There are a lot of people with crazy priorities and demands out there, which is why I think it's impossible to choose things for resale that will please everyone...or even most.

Bottom line...YAY! And onto the new project!

It reminds me of those buyers at the beginning of the movie Date Night. A gorgeous million dollar home at a rock bottom price and yet, they said, "we'll wait until the price comes down." Crazy. I'm so glad yours finally sold. Congrats!
