Kitchen & Powder Room Layout Help

Hi All,

We are currently working on plans to renovate the back of a small older home including the kitchen. Below is the layout we're considering. Both walls of the powder room can be removed. The basement stairs cannot move. Currently the fridge is where the proposed powder room is.

My main concern with this plan is that the powder room is very close to the kitchen even if the door is off the hallway. Putting in powder room is a want not a need, so it could come out, but I would want to use this space effectively.

Any input is appreciated. Thanks!

Is the room below the sink where the stools are a family room? I am assuming that the white diagnol line by the panrty is just an opening?

The room below the sink would be used as an office by us, but we figure in the future a potential buyer may like it as a breakfast area or family room. The white diagonal line is open, it represents the structural beam above.

Once we sketch out the floorplan today I'll post it--I know this wasn't the most helpful picture! We originally wanted a pedestal sink, (we hardly need storage in there) but our contractor suggested a vanity so the pipes/venting could be hidden, since it's a weird spot. I'm going to ask him if we can put a pedestal right against the back of the pantry--so your back would be to the windows when you're using it.... a pedestal would certainly make the room feel bigger! I'm just afraid that vanity is going to end up looking awkward. We replaced an old vanity with a pedestal in another bathroom and it made the whole bathroom feel so much bigger and nicer. palimpset--we're trying to not put any plumbing against that wall since it's an exterior wall and it gets cold here. Plus the way this room is, around where the curves happen it bumps out from the main footprint of the house, so it wouldn't be an easy access to put the drain pipe. :( Thanks for the thought, though...it'd certainly be easier! jojo, we're going to get a MUCH smaller radiator and try to move it to a less obtrusive spot--a radiator that size in such a little space would be overkill!!! williamsem, you just BLEW MY MIND with those toilets. Amazing!!! My only worry with them would be that we have a toddler and my increasingly-aging parents who visit frequently...I can't imagine that would be a very easy sink to use for someone with limited mobility? I wish I had known about these before, though... we had originally wanted to put the bathroom into a coat closet and just could NOT figure out how to make it work! Thanks, all!

Your second pic/new plan is very difficult to read, even when I click to enlarge it. Does the graph I drew accurately reflect the measurements and changes to the old plan? If you could add or describe lengths of the walls and windows on it, it will be easier to help. First, if that is your fridge in the corner, the door won't open against the wall far enough to allow you to remove the crispers for cleaning--the fridge doors must protrude past the stub wall. You could switch it with the cabinet to the left, but then you would have less room for the walkway between the island. (ETA, from your second option I see that the door opens right to left. Need help with layout of laundry and powder room

The overall layout feels like we are wasting space. The architect gave us his best with this layout. He basically changed the shower to a linen closet and moved the door to the area to be centered versus more to the left as it is now. Another thing we are not aligned with. We don‘t have to add the new window as marked on the plans. Would I be better off removing all the details and asking for layout help with a blank rectangle? Current window stays in place. I‘d like to believe there is a better layout than what we have. Thank you.

I agree with the architect the living should be next to the kitchen as conceived, with a dynamic ceiling and views. Wet bar does not mean you have to leave everything out on a long counter. You can section off a work counter/ice/ref on the stair end and the remainder can be storage cabinets under the tv. Recess the Master door in line with the tv wall (may require flipping the bath/closet, have to address). Ditch the powder room, SF is just too scarce. The pantry I'm torn on, they eat up space, but with a moved wet bar area and Dining in front it may be acceptable to have it breaking up the view and connection to the kitchen.

Nobody? Any input on if the powder room is too close to the kitchen? If so what would you do with that space?

You mention that the powder room is a want, not a need. How many bathrooms do you have and where are they located? We are adding a bathroom next to the kitchen, but currently we only have one bath and its on the second floor. We are also not giving up eat in space in the kitchen. I dont see anyone using the room below as a breakfast area - is it the basement? Im a little confused on where the main floor ends. I wouldnt be opposed to a bathroom right next to the kitchen, but it would depend on how much its needed and what you would be giving up.

The rectangular empty space outside the half bath door[above it] is a question. ?Lost space? I'd try to be a little more efficient with that whole section around the half bath.Where is your laundry? Could a laundry/pantry /half bath be configured somehow. Maybe use a pocket door and just get more going over there.If it butts out then cut the pantry to the left of frig out or back, and instead make a larger section with more functions over there against that whole wall.Just looks like a fair amt of square footage to not use more of it.

Where are you putting the toilet and the sink in the 1/2 bath? You need 30" width minimum for a toilet with 21" in front of it and about the same for a sink. How do you plan to fit these items in your small, oddly shaped space?

The 30"width minimum can overlap under a wall hung sink, meaning that knee space can go under the sink on one side. With a narrow sink and a round front toilet this plan is workable.

The clear space in front of the toilet and sink can be the same space if they are adjacent, at 90 degrees or across from each other.

So, it's not really 30" of space + 30" of space= 60 " total.

A narrow sink could be wall hung on the left of the stack and the toilet could be placed to the right. It may not be the most elegant, commodious powder room when finished but it would beat running upstairs from the back yard.

I agree that the hallway/transition space between the front of the house is awkward. I would probably go back to a walled opening to the kitchen even if it is a large arched opening with a hint of walls.I am not sure you gain anything by clipping the corner of the powder room in the hall and you lose inside the powder room. I would also consider swinging the powder room door Out. (to save space inside, plus if anyone ever falls in such a small space, the hinges are on the outside if you have to get the door off, and it opens out so they can't fall against it and block it.

I know this makes an outswinging door in a residential setting which is not ideal but I would consider it.

I would go with a counterdepth fridge to get back to 24"-27" in that area and rework the entry transition in the the kitchen

Also, switch the sink and DW. The DW and range are in interference with each other right now.

Thanks, palimpsest, for the info. I thought there had to be a way but I couldn't figure it out. As you wrote, it will be tight. Good idea to make it an out-swing door
