chiming in a tad late but I have recently been forced into accepting this system of finishing with a proven track record of german engineering / specifications/ to standards we have yet to learn. clearly and at least twice, I read that you should be a professional to even consider using our guidelines in that some things are difficult, if not impossible to achieve the âÂÂimpossibleâ caught my attention I am a fond lover of this product, but wish I had a tad more notice, as to learn its limitations. I really like how it can make a piece of wood as dry, as if you picked it up a sunbaked piece of driftwood off a beach you paddled by in a canoeâ¦. the âÂÂdry lookâ there is a certain attraction, to making wood, look âÂÂdryâ not even a fraction of moisture, ⦠raw in nature, and yet hold a finish for standards only know to europe that trys to level the field. its a nice finish, in the hands of those who love the craft Im a tad new with the product, but so far its the best Ive ever seen, at keeping things âÂÂnaturalâ whilst maintaining the comforts of âÂÂeasyâ living a question for those who care to share their experience have you ever had any luck shading the parts of the tree, that bares the light part of the grain, that rears its beautiful light, or have you been able to shade it ? or are parts of the pdf, file, on using this product, âÂÂunlikely or impossibleâ to achieve

Check your service agreement with the cleaning service. If you didnt sign anything that says they are not responsible for damage i suggest you call them and demand they fix it. Unless you opted for the cheap non english speaking folks off CL. I think either way you will need to get a hold of a floor pro who can use a commerical cleaner along with a power scrubber. My guess is anything thats done is going to require a buff n coat. Worst case is the floors need refinishing.

I'm a fan of Hickory. Love it! I love it's STRONG variation! Yep. Variation is the word that can be used for Hickory. If you are going for "mid-tone" then it means the Hickory is stained. No problem. That's fine. Hickory takes a stain very nicely. But it will still have plenty of variation. The stain will even that out a little bit, but not entirely. The finish is UV cured urethane. I'm not very excited about that finish. If you are going for factory finish, you will want to work with the TOUGHEST finishes on the market (that's why you go with factory finished...for the TOUGH finish). The UV cured urethane is a ho-hum type of finish. Average would be the best way to describe it. The thickness of the plank is 3/4" = normal for sold. The plank width is 5" with random lengths UPTO 60" (5ft). That tells me there will be many planks in the 3' - 4' range. Again, this is ho-hum average. And with a wide plank product, it will need "glue assist". And Hickory certainly needs it because it has a bit more movement (less stable) than white oak. And then there is the "low gloss" format. The low-gloss finish on this depth of colour = nightmare to live with. It will show dust, etc as well as oily foot prints, sock prints, paw prints and will look hazy at certain times during the day. The "haze" is part of the chemical make up of the finish itself = that's how they take away the gloss...they haze it with a chemical additive. The haze goes away when you sand and refinish the floor. That's the only way to fix it. If you must have a mid-tone floor, I would recommend a TOUGHER finish (aluminum oxide or ceramic infused polyurethane) in a satin. Satin is FAR MORE livable. It offers a lovely glow without being shiny. It hides skin oils (like paw prints from dogs) because it is the same gloss level as skin oils....it isn't hazy....you get the idea.

The $2K price for 470sf AND 11 stairs is a GOOD PRICE. The refinisher is right on track with the estimate. You are welcome to learn all the tricks of the trade for wood floor refinishing. Right now you probably have the time. Your research time investment should be a few hundred hours. That includes all the youtube videos you can stomach. You will also contact the manufacturers of the product you are interested. If you were to use Loba 2K Supra AT (10 minute working edge = decent for water based): 1. 1 Gallon of WS EasyPrime = $100 = 450 - 500sf (you might need two gallons just to be sure) You will apply a single coat over the entire floor once the sanding has been completed 2. 1 Gallon of Loba 2K Supra AT = $195 = 500sf for first coat. You WILL NEED two gallons to finish this floor. 3. Microfibre rollers = $10/per head = 3 heads 4. Painter's pole = $20 Sanding equipment = 3-4 days of rentals (your floors need ++ work...there is PLENTY of wear through...the poor things needed love 10 years ago) Sanding pads = double digits worth of product. You will need 3 different grit levels (eg. 60, 80, 100). Moving all the furniture and then staying off the floor for 10 days = normal.
