Would love some feedback on my proposed layout

I would love some feedback about the proposed layout of my kitchen. I'm struggling with the placement of the sink---to put it in the wall run or to put it in the island.

The island is only 40" deep so if I put the sink in the island whomever is eating in front of the sink only has 18" There is also a chance that the island might shrink by an inch or two.

If I put it in the cabinet run, I have so much wasted counter space behind the sink in the bay window. I'm not sure what to do with that space.

While both plans do not show it, the plan is currently to have a straight run in front of the bay window and not to follow the curvature of the window.

The refridgerator will probably end up on the small cabinet wll since I want a standard depth fridge.

The M/W and Wall Oven will be in either of the 2 remaining tall cabinets. The other tall cabinet will become a standard wall/counter/base configuration.

I'm open for all comments and ideas.

too tight: make a U shape-ditch the island. The side of U near the patio door extends into a peninsula out into kitchen with stools on the back and end. Just make sure the walk to open patio door stays headed to moveable section furthur from stools. Place sink near window-the frig directly across can be accessed without going around island. there is too much wasted space around patio door....the working area with the island like that is problematic. Switching to a peninsula still allows access to patio door and ability to get around your cleared floorspace for cooking and use of kitchen.

I like the first option. You can easily move between range and sink, without taking too many steps. It also leaves your island for prep. Even with a bigger island...with your layout, I'd choose option 1. Hope that helps :)

Am I correct in thinking that the pantry wall is where it is and the island extends farther out into the corridor so as to allow a relatively generous view down the length of the house to your windows across the back? I.e., the view from the front door would be over the island and the dining table to the end of the living room? If so, would you consider having the island crafted with the vertical surfaces of the two ends and the corridor side length running six inches or so above the countertop. [The photo shows this kind of arrangement to provide an eating area, but the whole surround could in fact be just a couple inches deep.] Then you could have all the plumbing -- the majestic Rachiele sink and the dishwasher -- in the island. This would allow you to have more space for small appliances between your fridge and your range, as well as more work area, on the outside wall. One thing I am not clear on is whether you plan to have have upper cabinets in the outside wall run or are going to primarily use the pantry for storage. If you have nine- or ten-foot ceilings, uppers to the top on the outside wall might look nice. If I am totally misreading your intent, never mind. I too live in a long narrow townhouse, but with the kitchen at the back where the dogleg narrows it to 11 feet. I love to see how people deal with the challenges of these spaces. Cheers.

It's definitely not too late to consider this plan-- however, I'm still not entirely convinced it's the right plan for us. a) This pantry is a fantastic idea-- in theory. However, DH and I feel we lack the DIY skills necessary to pull it off. We'd have to be very careful to bring it out close enough to the garage door that we have room for a bi-fold pantry door. Also, it would be very, very difficult to get the measurements just right so that the rest of the cabinets line up correctly with the window and wall. It would also be very difficult to find a reliable professional who would come out for such a small job! Once I pay someone to put in that pantry, the money from less cabinets is no longer saved. (And that's IF I can find someone to do it.) b)It still doesn't really allow me to have my pull out pantry near the stove-- it's in laxsupermom's drawing next to the 24" pantry, which I would no longer need with the drywall pantry. I don't think I'd want to put a pull-out pantry next to the wall so it pulls out in front of the garage door. I suppose I could do a short one on either side of the stove. I have no idea how to set up the other wall/base cabinets... This: vs. This (only withOUT the short pullout): c)I don't think it would be nicer to look at from the living room. In fact, all you can see is the dining area from the living room, but when you walk in the front door and head for the kitchen, there is a hallway on the left (not portrayed in my drawings). If you're walking directly into the kitchen from the living room or hallway, the first thing you'll see is the wall directly across from you, which is where the fridge is in laxsupermom's drawing. I don't think that's nearly as attractive to look at as the wine wall with the glass cabinets... This would be the view walking in: vs. This: d)I lose some of the functionality I wanted, which is even more important to me than the counterspace by the stove and the pathway from the garage. I would lose my pet center and my peninsula drawers would be narrower (because of the lazy susan), and the peninsula is where I wanted to store my plates/bowls. Seattle, Thanks very much for the drawings- they look great! Sochi: Thanks for the notes about the island. We are considering between 42-50 inches, leaning more towards 42 now though. We love your idea of no uppers, would bring so much more light into the kitchen. buehl: Great questions that brought up some good discussion. Here is more info. 1. The sink does not have to be under the window and does not have to be centered. We strongly considered putting it and the dishwasher in the island, but were worried it would mean we would want a wider island and it would be less walking space between the island and kitchen table. At this point we are still up for other considerations though! 2. We are very flexible, although my husband only wants to move the plumbing to one location (not split the sink and dishwasher between the island and window for example). 3. Sink in island: We were a little concerned that the sink may seem too close to the open front door under the window, however there is quite a bit of clearance. 4. Unfortunately our budget does not permit us to put in headers and make more window's. We are doing this all ourselves. We just replaced window 2 so a counter will fit underneath it. 5. Yes to considering sink in island! 6. Basement underneath the kitchen is unfinished. We would have to run plumbing through a small finished bathroom in the basement though. My husband thinks it is feasible for both the under window 2 location and also in the island. 7. Cooking, cleaning, parenting... everything happens at the same time in our kitchen!! We discussed having two sinks, however have decided that we want a little more counter space and also less plumbing work. 8. That is a great idea to put a layout. I will sketch one and attach it. Thanks! 9. Our family: Two preschoolers, I am a stay at home mom (for a couple more years at least), we are very active, cook most of our meals from scratch. The kids are always in the kitchen with us. They love to stand on chairs and "help". We expect to use the island seating for homework when they get older. So I would say all of the above for kitchen use! eating, entertaining, baking/cooking projects with the children, homework 11., 12. Yes, we are almost always in the kitchen together. Dinner prep we are often two (myself and DH) We are re-doing the kitchen for ourselves! We plan to be here 5+ years. Thanks to all for the feedback so far. Excellent things to consider.

I vote option 1 -- it allows you the full island for prep space and ample space for th people who will be sitting there. We will be starting our remodel in about 4 weeks and deciding whether to put a sink or cooktop in the island was one of the tough decisions. We opted to leave it just prep/entertaining space. Think hard about how you think you would use it best and go with your gut. Good luck!

I agree that there doesn't appear to be enough clearance for the island as you have envisioned it. You need at least 48" of clearance behind a seated person to scrunch past (60" is better) and you look to have less than 36" at the pinch point. Your other aisles also look to be too small. A 36" aisle is for a one butt kitchen, while a 42" one can accommodate two cooks who are friendly and 48" can accommodate you and your mother in law and the dog.

Fridge on the short wall, makes the island a barrier island. I'm not finding any measurements on your plan, but if you need more space for the island seating...I'd again, choose Option #1, but have the fridge on the end of the cabinets (by the range) the wall oven on the other end (by the slider) and make the short wall, shallow pantry storage.

The microwave could go above the oven or in the island. Then the extra oven could be higher or undercounter, depending on what you'd like. But an undercounter oven would not block any of the light from your slider. Hope that helps :)

I also like option 1. As others have mentioned, your seating area looks especially tight where the cabinets jut in.

The other day, I went to IKEA to see what their aisles were like for their kitchen set ups. They had a wide variety of widths, ranging from 36" and up. It was a great way for me to stand in different kitchens and figure out what width is nice. Although by necessity, I will wind up with 36" wide aisles, if I had the space, I found 40"-ish to feel more comfortable. To tell you the truth, I was surprised at how much of a difference the 4" made in the 40" aisle kitchen vs. the 36" one, so now, I'm viewing every inch that I might be able to squeeze in the aisle space as extremely valuable.

If it were me, I would definitely put the sink where it is in option 1 and shrink down the width of the island a bit if your aisles are narrow, which they appear to be when looking at your layout.

Of the two options presented, I much prefer option 1. That said, I absolutely agree that the seating especially looks tight.

Do you need all of those doors and doorways? Where does the door at the top go? Are those sliding glass doors at the bottom to the outside? What's the corner room (a pantry maybe)? What is the cabinetry behind the island?
