At what point do you pay the deposit and generally how much is expected. And when is the balance due?

50% deposit for fabricator to pick up from the granite supplier, the remaining balance due on the installation day.

Granite supplier and fabricator were separate transactions.

Paid granite guy in full on purchase of the slabs

Fabricator picked up slabs (free). Paid them 1/3rd on the same day.
After templating, we visited the fabricator to select the placement on the slabs and watch the cutting. 1/3rd more

After installation the last 1/3rd

bj We had a simialr siutation. We used up our cash on the first 2 draws plus a partial on the third (the bank paid the other part of draw 3). AFter that - all draws were paid by the bank. We chose this route to delay the interest payments on the contruction loan for as long as possible. We broke ground in September of last year - but our first significant payment of interest to the bank just started this month. That worked out best for us because we had big delays (remember to get a schedule!) and at least we weren't caught having to pay interest on the loan during this time. You could flip the strategy and use bank funds up early - but then you have interest payments earlier. And if you have a delay - you will be paying interest (stress meter is starting to rise!) Either way can work - just think about your cash flow as well as tax situation (maybe you need the write off). The mechanics are very simple. For the draws we paid from our cash - we wrote the builder a check. Get a receipt for the draw from the builder because the bank needs it as proof of payment before they will start paying draws from the money you are borrowing. When you do this - you might want to have your own inspection done prior to each draw to make sure all work has been done to code or do your own inspection. I chose to do my own inspection. Once you are through with your cash out - then the builder will make contact with the lender to say he is ready for the next draw. The lender will schedule an inspection - once complete - the draw will be paid. Don't expect these inpsections to be anything more than a quick look to make sure that the major pieces are in place. We decided to have an active role in the dispersement of the money (your lender should have a form that you must sign and the builder must sign that is an agreement on the disbursement method). An active role means that when the builder asks for the draw - the bank contacts me to see if it OK to send the money, even after the inspection is done. I also opted (this is on the disbursement form) to have the money deposited into our bank account. Then I pay the builder with a check. My builder does not like this arrangement - most won't. My banker advised me to do it since it gives me some level of control. I happen to like it. If you opt for the passive role, then the builder asks for a draw - bank sends out inspector - and then money is directly deposited into the builders account. You are notified of what is going on, but the entire transaction is done without you having to specifically approve of the draw disbursement. Hope this helps.

I commend you for trying to do the right thing. I think your obligation ends at the plan and the effort put into the plan. You are never obligated to employ someone unless your have created a contract with them. It appears you are still in a proposal stage so no contract obligation. In this situation I think I would pay a fee for the plan (if they will release it to you) and leave it at that. 30% would be way too much though. Years ago, we went to several cabinet shops, got several plans and quotes but the one plan that we liked was from a shop whose cabinets we could not afford--way out of budget. There was one specific use of space with the plan that no one else had come up with so we really wanted to work from that specific plan. We explained the situation to the KD and asked to buy the plan. We then took the plan to a custom shop that was able to produce cabinets within our budget. The price of the plan was a small fraction of the price of the cabinets (maybe 5%--it's been a long time and several houses ago so I really don't remember). So in your situation I would offer to pay a percentage of your budget for the plan if it is complete enough to work from (rather than asking them for their price). If the plan is just in conceptual stages I think at most, I would pay a nominal fee for her time and leave it at that. Regardless of whether they sell you the plan or not at that point you are clear to work with another shop to develop a plan to your liking. Elements of a kitchen design can come from anywhere and are generally a joint effort. Unless they produced a plan that has elements that have never been done before the ideas are not really original just unique to your space. If there are truely unique aspects to the plan that you intend to use then you do have an obligation to compensate for that I think.

Thank you all for your advice and listening. I did go back and ask that the slabs be brought out. After 2 days of hemming and hawing they did. They had one of my original slab and then an imposter. I said one is mine but you can see from the pictures I have that the other one is not mine. They had some Delicatus pieces next to the slabs and my son said look mom, that is yours, look at the markings. So they finally said a mistake had been made. Actually, she said another client liked yours and I said and with my deposit, money left on them you used my granite. They didn't tell me they did only until they were caught. It was wierd why I wanted to go check on the granite but I am glad I did. I asked for the money back and they said what can we do to make it right. Said not much you already gave my granite away and I don't like the slab you were going pass off as mine. I really didn't want to have anything to do with them at that point. Then when I took their check to their bank to cash it they told me got some bad news for you. I told him what happened and he said wait a few minutes. Finally came back and said at 2:56 she deposited to cover it. They didn't have $l800.00 in the bank on top of all of that. Went to another granite yard and got another fabricator that the girl said had an excellent reputation. So off to find two more great pieces of granite. Thanks for listening and the advice. Cameras on cell phones wonderful and I have an Sharpie too.

Is the pricing based on your Kitchen as opposed to that's the price overall? As Sophie Wheeler stated, often you have to pay for the entire slab - we did - which can bump the cost per sq ft up b/c you're paying for stone you don't use. While we did not get soapstone, we did get a higher-end granite (Absolute Black Premium). I don't remember what it came out to in the end (& I'm at work so I cannot look), but it was not cheap! [DC/Baltimore area] How many holes are included? Things that need holes: faucets, soap dispensers, air switches, instant-hot faucets, side sprays, etc. Often, only 3 holes are included and you have to pay more for additional holes. Have you priced it out anywhere else? (BTW...if you have to pay for the entire slab, ask for the remnants - you paid for the entire slab after all - not just the amount used in your counters!)

I think it varies everywhere. I paid my fabricator for the granite slabs. He picked them up at the granite yard and paid them. I didn't pay any more until AFTER install of granite.

My situation was similar to pharaoh's:

I paid the granite yard 100%, and then they held it for me for months!

Thew fabricator had given me an estimate based on my drawings, and then I called them to tell them when we were ready for installation. Fabricator picked up the slabs, came out to template, and I paid 50%.

The day of installation, I paid the other 50%.

I went to a one-stop shop. 50% when I picked out my slab - the other 50% about a week after the job was complete.

Perhaps it's the custom in the SF Bay Area - pretty much the same as Suzie: we haven't paid the fabricator/installer anything yet. We purchased the granite ourselves and paid a nominal fee to have it delivered to the fabricator (I think it was $50.) They even made 3 visits to get the templating just right (they were very accommodating to some sink/window sill changes) and I've gone to them to consult on the laying of the template to the slabs. Turned out there was a crack in one of the slabs and because of good record keeping on their part, the granite place is exchanging it for a different slab - not a big deal because our granite is very regular in appearance.

Overall very pleased.

100% due after installation. I like the idea of a wait period - at least after the sealing - which they outsource to a specialist.

Oh I can answer this...because I purchased it twice.

Time one: 50% when the fabricator purchases the slab, then 50% while your 2 year old is in the hospital and they're holding the slabs for you. They then sell the slabs to someone else and keep 100% of your money.

Time two: 50% (slabs purchased from a fabricator who is also a granite yard...and is reputable) at time time I designate which slabs (exactly) I want held for me, then the balance after successful install.

I recommend way number two over one if you have a choice...

Gosh - I have picked out my slabs and the fabricator has already picked them up and cut them...and I haven't paid anything yet. Guess I look trustworthy! My contractor has a timetable of when I start to pay and it doesn't begin until he starts the work.

My fabricator already owned the slabs. He didn't ask for a dime until the installation was completed, at which time I paid in full

We paid 50% at signing of contract, 25% at template and 25% after install.

Went to a one-stop shop (guy owns/imports the granite and also fabricates). They want 50% when the guys come to template and 50% upon installation. They've held my slab for about 6 weeks while the remodeling has been going on.

I guess my contractor reads this forum! I was just bragging about how I haven't paid anything yet and today I was emailed a bill for 1/2 the cost of the granite. Oops! :-)
