I would not. If you do not get the permit, you may have to change the design. If you do get the permit, you will have a potential of six months with cabinets sitting. If there is a problem with the order or something you are missing but don't know until it is all unpacked, you may have a problem dealing the manufacture after six months. Also where are you going to keep them for six months?

Its also possible in the interim you could rethink the design a bit, it happens. There will be another sale or rebate in the future, they are a regular occurence.

First: Are you sure the permit will go through? If not, will you still be able to use the cabinets? They're not returnable.

Second: Are you sure of your layout/design? Are you certain you've done all that you can with it? Functionally as well as aesthetically?

It could take up to 12 weeks to get your cabinets. Of course, that's what were told and we got ours in about 7 weeks...much to the surprise of our KD!

If you're certain about the permit, you're sure you have the best design you can have, and ordering now will make a significant difference in cost, then you might take the risk of ordering now. But, be sure to check over the cabinets as soon as you get them...for finish on all of them, for all ordered components, etc.

Do you have a conditioned place to store them for the potentially 8 month delay (4 months for permit + 4 months add'l wait for your contractor)?

If your design is only "OK" and you think you could make it better, then I'd wait and work on the design some more...look on it as a blessing in disguise! If you're not certain of the permit, I would also wait. These cabinet sales seem to pop up periodically lately. Business is slow and there have been quite a few incentives out there. Once one ends, anther begins w/in a month or two. I even saw that happening back in 2007 when I ordered my cabinets, and that was b/f the current housing crash and other financial problems. (Keep in mind this is just an opinion and not a guarantee there will be another sale.)

I just went through this in May. I called Area Plan to clarify whether or not we needed a zoning variance. The woman I spoke with told me no because our angled lot was a special circumstance. The GC goes to get the permit and oops, the set-back does not meet code. The time to resolve, and change the plan btw, was very short compared to what you are facing.

To fit the addition within the set-back requirements, it had to be angled quite a bit. To attach the garage to the house, it needed a connecting room smaller than the garage is long. I ended up with an 8' x 16' area that had not been planned, which became a bakery & pantry. My ovens moved, the refrigerator moved, the island size changed, and the cleanup run was reconfigured. The cabinets in the bakery are different than the cabinets in my kitchen, and could not be relocated to the bakery.

So, my advice is do not order cabinets until you are 100% sure the layout will not change. Even the 100% sure changed in my case because the KD noticed the refrigerator would not work in the old location. The 10% is not a savings if you cannot use the cabinets you order. I'd say stash away the cash and let it grow (a little at least). Cabinet companies have sales all the time. This is not your last chance to purchase cabinets at a discount.

All the manufacturers are offering sales all the time now. When one ends, another one pops up.

I am sure that if you tell the dealer your predicament, he/she might promise to offer that extra 5% later on. They don't want to lose your business either....and I'm sure they'd promise to hold the price if the layout stayed the same.

Maybe you could write up some contract that holds the price for you for a period of 6 months, if the layout stays the same.

If it changes....then just count your lucky stars.
