energy efficiency specs
Comments (4)true. my spec sheet is for Louisiana, south central La., a hot humid climate. while location isn't in the actual specs location is in the links & of course my user name. lzerarc, you got my gender wrong. LOL. Are you still building Energy Star homes? I've been doing mostly existing homes but have a builder that wants to build to the 50% better standard, for the $3,000 builder credit. do you find this too much to ask of a builder? just wondering if I want to invest time & effort into this..again. glad to see my specs are helping. please no IC recessed lights. ICAT only. recessed lights & duct leakage is so easy to get right and has such a bad effect when it isn't done right. these two things are my pet peeves. best of luck....See More2009 International Residential Code Changes Coming Soon
Comments (9)These new code additions will certainly be required at some point but in my very limited experience it is the rare jurisdiction that adopts the latest codes. Best to talk to the local building inspector and electrical inspector to determine what code versions are in effect and when/if they plan to adopt the latest versions. On the other hand, many jurisdictions have had stricter building codes that are only just now coming out in the IRC. For example, residential sprinkler systems have been required in new builds in certain counties in MD for at least 4-5 years now. And then you have preferences that are not code but are what the inspector(s) wants to see. Some elec inspectors in MD & NY now want to see 12 ga wiring for all 15A/20A ckts. You can fight it as a non-code rqmt, and even win, but you're asking for trouble. Illogically, my elec inspector wanted 12ga wiring (14ga OK for switch legs) but did not require AFCIs (as rqrd by NEC 2005). Go figure. One counter to david_cary's comment. The IRC, or any code, is a recommendation only until a jurisdiction adopts it. Basically, the only codes that matter are those specified by the local jurisdiction. And I believe compliance is stricter in urban vice rural areas. Just my two cents......See MoreCentral AR Cingular cell phone area code changes?
Comments (3)While working for the telephone company, I have no idea how many trouble reports we took over the years regarding 'can't call' or 'can't be called' problems. A good many of them were caused by transposed digits such as you describe, or incorrect dialing. It was a rare customer that would even admit to that being a possibility....See MoreHVAC in New Construction
Comments (1)it takes more than adding blue board on the exterior of walls to make a house tight enough to require make up air. however, getting a house tight enough to require make up air isn't a bad thing. in my world..we call that build it tight, ventilate it right. if the house tests (with a blower door) below a certain amount of air changes per hour, then ashre 60.2 ventilation strategy is used to determine how much fresh air is needed. zoned systems are not achieved with multiple systems. zoning is one hvac system with multiple t-stats that control motorized dampers at the plenum of the unit. you should still be able to do that, if the hvac company has installed zoned systems in the past. if the ducts are designed well, there should be no problem with multiple stories. duct design & sizing of ducts should be done prior to install. I don't get the bit about additional wrapping of ducts. R-value should be R-8 all ducts, plenums, and supply boxes should be mastic sealed. also all recessed lights should be ICAT. insulation contact air tight. then it doesn't matter if they are in between floors or in attic. one of the benefits of building better..and foam sheathing to exterior is a definate better thing..is that hvac systems are downsized. do you have a load calculation for your new build? also is the goodman 13 SEER? if so you may want to invest in more than just the lowest efficiency manufactured. I'm sure they will change whatever you are willing to pay the upcharge for. best of luck....See MoreRon Natalie
