My neighbours' conifer was a lot bigger and denser than that and it was taken down by an owner/operator outfit for (Cndn) $1400 plus $350 for stump grinding. I did think at the time that this was the deal of the century and you may not be able to match it locally but do shop around - it depends on things like how far it is to the place where they dump the chippings and whether you need a utility arborist, among other things. But consider not having the stump ground out since that adds a lot. I watched the job being done and I certainly wouldn't recommend it to the boyfriend since there is a lot of equipment needed and the control of falling material is key in this small area. (You said new roof, right??) As far as landscaping is concerned, I like the site that Catkim has shown. It strikes me that whatever layout you select, there is evergreen foliage that has some height to it, and some overhanging foliage. This is a really interesting arrangement of hedging material, and something could be picked up from that for your needs. And I'm no house design maven but I do note that this one does have overhangs and shutters. KarinL

Hoo boy! It may be that the 7 second interval is tied in with the wiper control switch. Does your Jeep have "intermittent" wiper settings? If so, one of those settings may have defective contacts that are attempting to cycle the wiper motor. Wiper motors have an "end switch" which is powered up even when the wiper control switch is turned off. The end switch is what interrupts the power to the motor when the wiper arms reach the "park position". Intermittent wiper settings exploit the end switch function to give you that option by feeding the wiper motor a momentary application of 12 volts, just long enough to move the wiper arms off of the end switch park position. The end switch circuit will then carry the wipers through one complete stroke before parking the wipers again. The various choices of intermittent stroke timing reduces the pause time between the short power applications, the end switch does the rest. You can probe the wires that connect to the wiper motor to see what sort of readings you get at different settings of wiper speed and parked. As I said above, you should have one wire that remains "hot" even when the wiper switch is off. Intermittent wipers will send the brief power pulse to the motor on the "slow speed continuous" wire. Once you identify which wire works low speed continuous, then check that wire in the intermittent positions to see if this is the "spike" you have been seeing.

I don't want to rain on any parades, but there is some bad news. We bought a front-loading set about 5-6 years ago from Sears. Recently, the washer started leaving what looked like grease stains on my clothing. I ran through vinegar, baking soda, bleach, etc. Then I got a repair person to come. He sold me some "Washer Magic" which didn't help. He thought the stains were from bacteria, which is ludicrous. How are they trained? Anyway, he also told me the rear seal was going and it would be around $500 to fix. Then he informed me that the front-loaders only last 5-7 years! I had that information confirmed by a local repair shop, among others, that the manufacturers only make them to last that long now, ON PURPOSE. I was told the top-loaders are a bit better and that Kenmore and Whirlpool are the better brands because they don't change their parts like others do, so at least they're always available. It looks like when you do buy new, you'd better purchase that extended warranty because you will surely need it. Needless to say, I wrote Sears some nasty letters and got no response other than, "sorry for your inconvenience" basically. I also bought a barely used top-loader from Craigslist. I can't speak about any European brands.

Thanks guys for the input and some insights, you are correct this is multi- dwellings apartments, the last tents had a dryer circuit installed I'm guessing like me at their expense. Because when I when to open panel there was a 10/2 wire tied to the panel, when they left they took there circuit and 240v outlet with them. I replaced all that was missing and need to wire panel, but would like to do it NOT LIVE. My other obstacle is the meter panels are not labeled as to which apartment belongs to which meter, :-)
