Okna windows, which way to go?

24 double hungs and 2 fixed picture windows, most of them are 84-96 total inches.

Got two qoutes on okna 500. One with new construction format (nailing flange?) for ~17K, one for insertion for ~13K.

Also got a quote for okna 800 EnviroStar for all windows for ~15K. Description for 800 "composite reinforcement bar - grids between glass with foam filled frame, for double pane- extra strength glass climaguard lowE\Argon". Is there anything missing for the 800 replacement? Is the price too good or on the right side?

All qoutes include installation and debris removal. Which way I should go for?

Two totally different install methodologies right there.

What is coming out and what the two different installs?

You are covered on the windows. The 500 and 800 are fantastic.

You probably dont need new construction( nail flange) if there isnt alot of wood rot. The reason for a nail flange/ new construction would include removing all exterior and interior trim. If only using a nail flange and not removing interior trim, i see no point, a basic replacement would be just fine.
Both are great windows. Great pricing for the 800 series. Good luck.

Unless you're tiling the walls, I'd use the same woodwork/trim you have in the rest of the house.

Fiberglass lack the superior air infiltration numbers that higher end vinyl will achieve. The marvin infinity is a pretty good fiberglass window as is InLine fiberglass while the pella impervia is total garbage and cheap looking in my opinion as well as others. United make what i call " a contractor window". The 4800 is their lower end series and not something we install. Their upper model is the 8000 series which is a mid grade window. Im not fond of the fact that they use a tin plated spacer system and feel the need to utilize fuzzy/ cheat pads in the corners of their windows on the sash. First off, those pads can easily come off and why would they need them in the first place ?? Probably because the window leaks air. Also, on their supposed upper line ( 8000), their locks are plastic which i thought was strange. the Okna is a much better window and i cant imagine any pro trying to dispute that. If i were ever to use united, it would be the 8000 but again, im still not fond of it. as far as MI Windows, you are correct. Its a lower end window . Their supposed higher window which they call the 1650 feels weak and they skimp on weather stripping. Most pro's would not use that either. other good vinyl windows to consider besides okna would be soft lite( imperial or elements), sunrise( vanguard or restoration) vytex (potomac/ fortis), kensington windows. Okna has been around a long time and is a solid company. Same with most of the others i mentioned.

Hi Shannon, To get the desired look, for the look you are trying to achieve, I would recommend the following based on our twelve years as a Windsor distributor/installer: 1) Windsor Legend double-hung windows with exterior moulding factory applied. This will give you the set-back look you are desiring and still allows the Hardie planks to "dive in" to the side of the window trim. We completed numerous homes, that were a farmhouse architectural typology, in the South Carolina Low Country as well as Savannah, GA area with the Windsor Legend series . 2) Windsor Next Dimension classic series with nail fin and no brickmould attached. You will still need to have the window recessed so it is set back, then have PVC exterior trim applied so the Hardie plank "dives in" to the window trim. If you are using 2 x 4 exterior walls, the builder will have to fur-out the inside of the window wall so the drywall and interior window trim can be applied appropriately. Hope this helps! Patrick

Siding - which way to go

The prior owners of our home used aluminum siding on much but not all of the house. The original cedar shakes were left by the kitchen & dining room in the back and the outside wrap around covered porch on one side. Half of the back of the house is aluminum. The side by our garage is all aluminum. The front side of the house that abuts he garage side is aluminum. The other side of the front is the remainder of the covered wrap around porch which is all stone. For my photo of the front I had to combine 2 pics & put in an insert of the detail by the front door. We are in the middle of combining our kitchen & dining room which has involved replacing & raising the kitchen windows and replacing the dining room windows with much needed sliding doors so we could access the backyard. In order to do this the contractor had to patch the existing shingle siding in the back because we cannot also re-side the whole house now. Now we’re wondering if we should bite the bullet & do the siding now too. Our insulation is atrocious and aesthetically, well, the mix & match is the least of its ugliness. That aluminum is just awful. So, do suck it up & keep going with the wood shingles or go for vinyl? If we do wood we have a head start on part of the back & side but would that “savings” equal the cost of doing all vinyl? I like the stone that is there so I’d keep it & that covers a good portion of the front & side porch. Trying to figure out if we can go for it & if we do, which way do we go. Any help in figuring out a cost estimate is also helpful.

Thanks both of you.
The contractor wanted to do new construction format said it's only available for 500, not for 800. He did mentioned about remove outside trim, but nothing about inside. and he only gave quotation on 500. The other guy said we don't need nailing flange and sent us quotes on both 500 and 800, which I mentioned before.

I agree with mmarse1, you probably don't need to go to the expense of replacing the trim to utilize the nailing fin. I'd go with the middle quote - 800 and retrofit installation.

You can, however, add a nailing flange (via clip in) to the 800 series.

I do agree that it is probably not necessary though.

Thanks. How much more do you think it will cost for the nailing fin for 800? Will the flange make big difference in energy efficiency?

Flanged install will be much more expensive but not because of the flange.

The install is much more labor intensive and if both are done correctly, there is no benefit in energy efficiency in one over the other.

+1. Great windows, and you probably dont need the full tear out installation. That is great pricing on all of the lines, particularly the 800 series.
