I actually feel kind of stupid or perhaps I should be kinder to myself and say I am very surprised! When working on the spare bathroom choices I gave some thought to using all of the available space, knowing I could fairly easily fit in a 66 inch tub if I were willing to do some framing work. I went back to Mirabelle as I wanted to keep costs as minimal as possible (noot cheap just not wanting a Kohler Underscore price unless I were willing to drop the Kallista in Master. I wasn't :) I looked at the 66 inch Mirabelle Edenton and did not at first catch the width. Only 36 and that won't fit in the spare. Without making a short story long I looked at the alcove versions but the Edenton required access from the side, something that for my home would be very messy. The Bradenton series offered a removable skirt but I had seen one before and wasn't sure I liked the look. But the Bradenton had decent leg room. So my duh huh moment. I looked at the 32 inch wide Edenton drop in tun and lo and behold it was 44 1/2 inches. I revisited the 36 inch wide Edenton drop in and sure enough its legroom was 37 or so inches. This was main reason I had dropped this from my short list. Had no idea the 36 inch wide version would be that much shorter. Now I see why Kevin had no trouble fitting in his tub! It has nearly as much legroom as the Kallista ( 1 1/2 inches less). The 32 inch will fit with a small deck in the alcove spot for my spare and I probably will do the air option. The spare has rapidly become an upscale room anyway and having a nice relaxing air tub there won't be worst thing. My son will love it when he visits and he won't invade the Master. Moral of story.. if any given dimension is important to you be sure to check every tub and size as internal measurements can be grossly different that external measurements. I thought I had already learned that but alas i quickly forgot it if I did. This may be a win win for us though as the wiring for spare will be simpler.

fillagirl: I understand the attraction of the shieldback chairs, at the same time I find some of your comments contradictory. The CL set is in vintage mahogany. It is a very traditional classic design in the Duncan Phyfe style. I also prefer this style over Queen Anne and have incorporated several other Duncan Phyfe pieces throughout my home. Regarding the specifics of the set you are looking at, I would NOT gel stain it as that will alter the original finish. The reason that some of the leaves are darker is that they were most likely stored away in a closet or under a bed and the mahogany faded a bit from the sun. My leaves are the same way. You can safely use Restore-A-Finish in a mahogany stain on this piece. I have done several pieces with RAF from this time period (1940's-1950's) with excellent results. There are several old posts on the topic which you may find if you do a search on Restore-A-Finish or RAF. It is not like sanding, stripping, etc. off an original finish, just enhancing the beauty and luster of the original finish as well as filling in any scratches, removing water rings, etc. This is what my DR set looked like when I first bought it: This is what it looks like now. I have done RAF on the chairs and replaced the chair cushions. I have not touched the table as yet. My leaves are also darker but when I use the leaves I always use a tablecloth so it does not bother me. However, if you are interested in a transitional look, this is not the set for you. I agree with lyban on her suggestion to update the drapes as to me, that what makes your DR look dated. Your chandelier is also very formal and could be another area you could consider changing. The DR set you have right now looks very good quality, probably has sturdier chairs, but has a "generic" look with the white cushions. There is a lot you can do simply by updating the cushions, drapes, adding a table runner, etc. If you've not redone cushions before, it is quite a simple DIY task with fabric, batting and a staple gun. The reason I am cautioning you to think about it very carefully is that while I see several Duncan Phyfe DR sets on CL for the price range you mentioned, I think yours is worth more and may be difficult to get a similar one like it should you be dissatisfied with the CL one. In my case, I didn't already have a dining set, but if I had one like yours I think I would first start with the chair cushions and other changes to the DR first.

This house will all be on ONE level....and completely handicapped accessible. My DH is an architect so is drawing the plans and his former wife (before she died) was in a wheel chair...so he is making sure there are no steps at all...even to the front door. Our house is all one level and it doesn't even have a step to the front door (or the other front door) either! The main reason we bought (overpaid) this house was its accessibility. My mother cannot walk up steps (we don't know if she has Parkinson's or some other condition but basically she can't walk very well) and we bought with the thought that she may have to move in with us one day (soon). Although we're still relatively young (47 and 49), I love the one-level living. My knees are a lot happier. The only thing I discovered about having no front step is that leaves come into the house very very easily - I guess the step prevented this from happening. FWIW, the master bathroom does not have a bathtub - it only has a shower. That really was not an issue when we saw the house.

Whether well chlorinated or not, I'm still grossed out sitting in the tub with others. For me, the tub would have to be BLEACHED before every use. DH & myself would have to shower BEFORE using it. It would have to be scrubbed & disinfected after use. I do not like to sit in chlorinated, stinky water. It would be too much upkeep for me. I can see each tub visit as a full days ordeal-no thanks! I feel the same way about pools. I lived in a nice community in FL, where we had a nice size pool maintained by the Homeowners Association. This was an affluent community. I used to do laps in it. Then I noticed the mothers with their kids in DIAPERS. Sorry ya'll that is plain GROSS! DO NOT tell me about chlorine. I do not care to swim in a pool full of pee, chlorinated or not. One day the pool was closed. On close inspection, someone had POOPED in it. The feces were at the bottom of the pool. They were going to "clean it up". I didn't want to know HOW they were going to do it. I didn't think they were going to drain it. I never set foot in that or another pool, again. That was 18 years ago! If I were interested in a home that had a pool or a hot tub, I would stipulate the removal of both. I would suggest NOT to advertise the pools or tubs, because you are limiting your viewers. You are better off leaving it as a surprise. Some will like it, but most will not. If someone falls in love with your house, they'll deal with it, one way or another...
