Our new kitchen is taking shape, I'll post finished pics as it progresses. For us it was a risk as we've eliminated a breakfast area, which would have be small and to us make the space feel a little congested.

We opted for a island to seat 5 maybe 6 that we'll use as the breakfast table. That way we may actually use our dining room more than a few times a year. When we have a breakfast room/area we usually never use the dining room. So we figured the island will either get a lot of use or we'll divide eating equally between the island and dining room but we saw no need for us to have 3 eating areas in close proximity.

We hope the side island seating doesn't impact the walkways and various door openings one we actually start using the kitchen. I think we have about 40 inches all around between the island and other wall cabinets.

My wife picked a busy granite so we'll see how that turns out but she did the best with what they had to choose from at the moment. Granite should get installed in a week or so.

It is looking real nice! I totally approve of your decision to eliminate one of three eating areas in close proximity, as if you need my approval! ;o)

Hope you continue to post pictures, will love to see the granite. I think a busy granite will give your kitchen some vibrancy, and if you are careful with a backsplash choice it will be fabulous.

I agree the granite could give a bit of vibrancy to the space, we'll see. The back splash is a classic ivory field tile which has sandy brown tones and that was selected when we had another granite color in mind and was already ordered then we changed our granite choice as my wife wanted to try to keep the feel on the lighter side..

We will have to see how it all comes together, my wife is confident. So far she's happy.

I'm sure your neighbors were happy to see veggies, even bolting crops, over the weedy yard, Spaghetina. Here's a couple of suggestions I have from my time growing organically up in SF and Marin. 1) Most of those flowers of the bolted veggies are edible and tasty. While the leaf flavor has turned bitter through the winter and the taste change that comes with bolting, the blossoms often gain a very interesting taste that is great topping salads or lightly fried in certain dishes. 2) If like germinating your own crops from seed, remember which of your crops are heirloom (their seeds will usually produce true) and which are F1 or other hybrids -- it's seed is typically still viable, but may have very different characteristics than the parent. The GW seed exchange forum is a great way to get those exotic seeds you mentioned w/o having to pay catalog prices or drive all over the Bay area, but you need your own seeds to reciprocate. Some of the best plants & veggies in my yard are from trades I've made with other GW members. 3) To my way of thinking, your soil mix seems too heavily focused on decomposed organic matter and doesn't take advantage of the alkaline SF clay topsoil and it's associated soil flora. The compost/purchased soil is great for nitrogen and drainage and you can artificially pump up the P/K/Fe to grow good veggies & plants in it, but organic amendments like blood & bone meal, fish emulsion, seaweed and others need bacteria & fungi to free the nutrients for your crop's roots. That's generally not true for soluble inorganic amendments, which is why they are popular. There's definitely a risk of adding weed seeds by using your yard's topsoil in the garden beds, but that soil food web is necessary for growing good organic crops, IMO. For plants that need lots of N and like great drainage, I go 2/3 purchased soil/fully composted organic matter and 1/3 native topsoil. For tomatoes, peppers and others that suffer in N-rich soils, I use 2/3 native, 1/3 organic matter.

Thank you so much, Jay and Rafor. It is fun to create new beds for my plants. I had to restrain myself this last year before construction began, because any work around the Teahouse would have been wasted effort. But gosh, it was hard digging out that compacted clay and the chunks of spilt concrete, and old broken tile that someone had used years ago as fill where the old shed roof dripped Jay, what we installed in a sort of permanent way is made by SPT-USA, model WA-1230H, and it is called a "portable air conditioner" on the owners manual. BUT, it is a dual cycle, heater or air conditioner, and a very economical heat pump. They are wonderful, let me tell you. My SIL had a unit about 5 years ago which heated/cooled their media room above the garage instead of running ductwork out there. It comes with the stuff to poke the 4" diameter exhaust duct out a window, and it draws less than a hair dryer in electricity. It has a 3-prong plug, it will usually evaporate the condensate unless it is a "high humidity" area, like south Alabama, so DH built ours with a drain line just below the air exhaust. Knowing it would put out water regularly, I planted my iris by that drain line. Since our walls in the Teahouse are 8" thick solid concrete, our installation is of a permanent nature instead of a movable or portable one. DH has an older unit up in MA that we will bring down here when that house sells. You can never have too many air conditioners that do not have to block a window! I plan to use that one in the kitchen when we redo it next winter. So this is our third go-round with the portable units. I do not know where DH bought the latest unit, but I'm sure you can find it online. They shipped it to our door. It weighs about 70 pounds, and has casters. DH built little "elevators" for ours, I think it has a short guy complex, but it sure does look like R2D2. Oh yeah. It is quiet also.

Interesting how people looking at the same picture see something different ... Take away the doorway and this is the classic U layout. Maybe you could call it a Broken U, but a U is uninterrupted and keeps everything within reach of a single cook -- that's the strength of a U. An L is better for shuttling traffic through /allowing multiple cooks, and that's the functional style we have here. The hood should be six inches wider than the stove below so that it really catches all the odors and grease rather than allowing them to be deposited onto your cabinets. I know this is common advice here, but I've never found a need for a wider hood /never had a problem with odors or grease -- maybe my hood is stronger than average? A related issue: When your stove is on an interior wall, you have to figure out how you're going to vent. It's certainly not an insurmountable issue, but it is one that you need to address. Like others have said, you probably want all drawers in your lowers, rather than a mix of drawers and cabinets. Yes. Inventory your current kitchenware, then assign everything a spot -- that'll allow you to accurately determine whether you have an appropriate number of drawers and cabinets. Personally, I'm planning for my base cabinets: 3 cabinets, 3 three-drawer stacks, 1 four-drawer stack, and 1 pull-out behind a cabinet drawer. I could not have predicted these specifics without having "assigned" items to specific places. The island looks very large. Will you be able to reach the middle of it to clean it? Always a concern for me. A prep sink in the island would do a lot for the layout, that's the biggest change you need if you want to keep the basic layout here intact. I'm not a big fan of repetitive items, but I agree that if the OP's going to keep this layout, a prep sink on the island would be helpful. Realistically, though, adding a prep sink is expensive and would eat prime island storage. I'd rework the plan rather than do this. Other thoughts: I agree with the idea of moving the oven(s) to the side near the sink, and I agree that this area appears to be a potential clutter magnet -- perhaps go with a tall cabinet here instead of countertop? You need to flip the pantry door. Imagine you bring in groceries, set them on the island to organize them ... you have to walk around the pantry door. Best would be a pocket door, but I'm not sure you have the space. You're going to serve beverages from the area near the refrigerator ... but the dishwasher is on the far side of the room /with the island in between. Since you wash so many glasses, it'd be better if the dishwasher and beverage area could be closer. The dining room looks fairly far away from the kitchen; plus everything's going to have to be carried around the island. Any possibility the family room could go into this area (if you rework the mudroom, it could have windows on two sides) and place the kitchen directly in front of the dining room? Overall, it'll be a pretty kitchen, but it could massively improve in terms of function, work zones, placing things in convenient places. "Walk through" mentally and imagine yourself doing everyday chores: Putting away groceries, making your favorite casserole, fixing coffee or a soda, cleaning up after dinner, etc.

I know you said you did not want to switch rooms; but since you like the look of the sink in the bay (the outside views are awesome), it may be worth exploring. If your DH is like mine, change is hard, but he comes around eventually. Perhaps posting another thread that asks people to weigh in on the two kitchen locations with a mock layout for each might get DH to consider the possibility if he can read what others have to say concerning the positives and negatives of each kitchen location. Many people are remodeling to get a larger kitchen space by eliminating two sit-down eating spaces in their homes. Thus, If you switch the rooms, I do not think you would have to “stage” a formal dining room if the time comes to sell. The larger, well designed kitchen would be a major selling point. Keeping the kitchen in its current location does not gain you a whole lot more space for the kitchen because of the traffic patterns; moving the kitchen to the dining area gains you much more kitchen space. You gain the space for family friendly island seating, and the kitchen does not have to be in a location that “fights” with the traffic patterns of your home. The generous dining space combined with the larger kitchen space would be awesome to entertain in. One negative would be carrying groceries a tad farther but not a whole lot more. ;

It looks very pretty so far, and I agree that the granite might add just the right degree of liveliness to your kitchen. :)

The island is so petty, the legs make it look like a table, and I suspect you will use it as such, yet it's also an island. Don't worry, you'll use your dining room more, too.

No matter the case during parties people just tend to want to hover around the kitchen in our current home so we figured a larger island would work. It would have been nice to have the extra breakfast table but we didn't have the space to do it properly and the space not feel too cluttered.

My wife chose a granite called Bianco Romano, looks similar to this picture. It was hard to find a slab with a uniform pattern.

We had last minute selection changes and this was one of the only light colored granite options they supplier had. I was not thrilled was the slabs the had on sight, personally I think a more neutral, calmer look but my wife was OK with the busy pattern and colors. I'm crossing my fingers.

We are having issues on fingering proper island support as well again, fingers crossed.

That granite is beautiful, I think it will look great in your pretty new kitchen! I'm no expert, but I don't think that granite is all that 'busy'. I look forward to seeing it installed :-)

I think it was wise to consolidate to the island and dining room. Really, unless you're quite the socialite or have a million relatives counting on YOU to prepare every single holiday meal -- and those when they just "drop by" we really don't need formal dining rooms much anymore.

I love the legs of the island. Combined with the granite, it's going to be quite a focal point. Don't worry. It's extremely common for men t 1) not want to change anything, which can mean builder grade white paint, or 2) to fear color. Sure, I'm generalizing, but eh it's true. So to take a breath and go with your wife's choice is cool, because I think she has a vision. :)

My first response to the picture was, "Oh, pretty." and I'm seldom a white kitchen fan. I look forward to seeing the vanished product! Really, really nice. Bright and cherry.
