Comments (1)If you really don't want to do this again anytime soon, then I would reprime with a slow drying oil and then apply two topcoats. The factory primer is the lowest quality primer in the world and sometimes it is even thinned way down so it can be run through a machine. The absolute best way to do this is to just buy raw wood. You will also want to prime any butt joint cuts if possible. I think if you have rough sewn siding, then your trim should be rough side out to match?...See Moreanything to consider before replacing roof..move ac ducts, etc?
Comments (7)Thank you guys! They are only in a part of one back bedroom, and pretty minimal. The rest of the low ceilings are in areas that are inconsequential - side entryhallway, hallway between two walk-in closets at master bedroom, between a guest bath and the door. Now that I think about it, Beadle put sky lights in all these areas, maybe to minimize the lower ceilings there? I am so scared that as I slowly progress through this remodel, I will make a mistake. My stepmo. suggested raising the roof, but I am pretty certain that would hurt the architectural integrity of the house. I do not mind the ceiling height and with all the glass and light, it is not noticeable. I just dont want to think about something later that I should have done before the roof was replaced. Is there anything I might be missing??? It is an asphalt roof currently. Below are pics of what the previous owners did. The layers of fascia board will be removed. I am replacing all the wood on the ext. walls ("Beadle board" - pics 2,3) with new sealed and sanded redwood (will retain Beadle board style) and re-stuccoing with smooth finish. Of course, the red rock will stay. The old roof-line was at the bottom of the fascia board (see black/white pic of house in 1958). Thank you so much for your replies. I do feel better about the ductwork....See MoreQuestions About Replacing Roof
Comments (4)After the builder's helper ruined the paneling and rug on my enclosed porch he replaced the OBS board or plywood with 3/8 inch rather than the 3/4" which is standard in WI. With much negotiating roof remained 3/8" but the rest he paid for replacement. In your climate I would think the ridge vent is a must. Don't go with Certain-teed shingles, they were the ones that fail after 10 years. You do need three or so estimates. Then you need a signed contract stating a start date, finish date, damaged OBS replacement, vent replacement and drip edge replacement. Never pay more than a small deposit to start and the balance when finished to your satisfaction. Do a complete tear-off and repair of damaged wood. It's best to cover the whole roof with leak barrier. Check for exposed nails which can later result in leaks. Make sure they clean out the rain gutters before they leave because they tend to sweep the trash in there. They got a bucket full of the big stuff but I had to do the rest with a garden hose. I'm still finding nails in the drive and lawn 6 months later. In WI in June I paid a little over $4,000 for a 24 x40' ranch style and a separate garage. Good luck....See MoreRoof replacement/hail/insurance...curious question
Comments (5)Just one thing to add. Nt sure if you were just wondering how it works... We had a hailstorm and it put the nail in the coffin of our too-old roof. We did not go with the storm chasers who plagued our neighborhood. Dh went up and saw the damage, then we called the insurance to get an adjuster out. He ran all the numbers with us and we vetted a contractor of our choosing. The whole process went incredibly well and was pretty efficient, except for me taking about 6 months to pick out shingles ;)...See Moreladybugfruit
