Kitchen photo with window to be removed

Photo showing laundry room door and 102" wall with kitchen cabinets. Window will be removed since wall coming down between living room and kitchen. Will have 9 ft of windows as well as 3 foot front glass door on front of cottage and 2- 3 foot windows and outside glass door on east side of cottage. Lots of light.

Okay this is the drawing that was completed by a big box store but I am not completely happy with it. The first picture posted that folks were questioning shows the window in the kitchen which at this time will be removed. since there are 3 windows on the front of the cottage along with front door(faces water) 1 on the side. The wall will be removed that is between the living room and kitchen. In the kitchen area there is a window not 2 as is shown in illustration and the side entrance door which is 1/2 glass. So there is a lot of windows for this small area and the view out the kitchen window is not spectacular.

Side entrance door cannot be moved.

Please look at the drawing and give me advice. Cottage is small. Plan to remove old cabinets (shown in previous picture) and use an island as divider as well as eating area in kitchen. Will use an antique distressed fold up card table between to chairs that can open for dining, card games, etc. My problem is that I feel like the island is off center that something needs to be to the left of the laundry room door (door open in previous picture. Any advice would be greatly appreciated as we are scheduled to start the first of January. If you can tell me how to download more than one picture at the time, I would appreciate that also.

Although I agree with how much nicer it will look after removing the soffit and popcorn, I second jkom51's comment about checking on what is hiding in that space. We were doing a similar thing and our GC said "there is a reason the builders like to put in these soffits" - usually to run utilities. Fortunately ours wasn't a big deal and we are *so* happy we did. My other concern would be the cabinets - you said you already ordered them so making them full height isn't possible. Will you do some crown to finish the top and have some space above or try to build up the crown to reach the ceiling (which would be a lot, IMO)? Another option would be to build a new soffit just above the cabinets if you don't want the space, which some consider a dust catcher. I have seen beautiful kitchens with soffits above the cabs as well as ones with the space. This is a personal preference choice to me. FWIW, I think I would go with a small crown molding at the top with the space above. If you are going to do that and you haven't already ordered the molding you should do that as soon as possible so it doesn't slow down finishing the kitchen too much (although it won't slow down getting it functional - they can always install the trim later) Can't wait to see the results!

Can a window remove req. that a kitchen have a vent/fan? (WA state)

I live in WA state and until my most recent residence, never had a kitchen with any stove vent or fan. In fact, my first purchased home (lived there 25 years) did not even have a kitchen window that opened. Maybe for new construction this is a requirement but it is certainly not a requirement for older (10+ years) homes. At least no home inspector felt necessary to remark on it. btw, can't say as I ever missed having one......most don't work worth c##p!

I would get rid of the window and have upper cabinets. You can even use some glass with lights and have some nice stuff in there. Preferably to windows that don't let in light and have no view. I don't have windows in my kitchen as I live in an apartment and the kitchen is on the interior wall. I don't mind it as the rest of my apartment gets plenty of light and has views. I honestly don't spend much time staring at my views while I'm in the kitchen as I am focusing on what I am prepping or cooking. I am renovating and am putting in plenty of lighting including some dramatic lights to highlight the design. As far as I am concerned, you can never have enough storage in a kitchen and even with drawers replacing lower cabinets, there isn't a huge amount of storage in the kitchen so I would definitely want more storage in the form of uppers versus little windows that let in minimal light and have no view. Light can be supplied by very attractive fixtures.

you can install non operable window. You can install a hood in front of a non operable window. You can install reduced depth cabinets and/or "cut back" [diagonal] cabinets up to doorway trim to use those distances between doors, and so forth. You don't mention ventilation for your range....best to think about it. Ditto what Colwell says....post your room dimensions.

Okay this is how I can download several pictures at once.... This photo shows the 54" opening between kitchen and living room wall as well as door opening (which is set back 2 feet 6 inches from kitchen wall. The 54" opening will become 36" opening as we plan to extend wall when remodeling.

This shows the outside of the cottage. This is the front door, 3 windows that I mentioned earlier. When you look out the windows or the door, you look at the water. This is what I want to enjoy when I am in the kitchen as well as my guest as this is a rental property.

Okay this shows pantry moved to left of laundry room door and open shelves and cabinet facing front door.

1. Pantry: Would you put 3 drawers at bottom, pull out shelves behind closed doors above and cabinet above behind closed door or 12" open shelf above pull out shelves?

2. Would you put an open shelf above the laundry room door to connect pantry with kitchen cabinets?

3. Where should I put the trash?

4. Is 40" of walk space around the island sufficient? This seems to be the max that I can get or if you have suggestions, would be greatly appreciated...

If I do not use granite, what surface would you suggestion that is durable for a rental property?
