Selling with low-ball sales in neighborhood?

A couple homes in our neighborhood languished on the market for months before being sold to an investor at a low-ball price. Now we want to sell our home, and fast. How are these low-ball comps going to affect our chances or selling our house? They're about $10k less, and that price drop would really hurt us (we're in a low end neighborhood). How should we price our home to still attract buyers? These homes are identical builder homes. The low-balls sold for $244k, others are on the market for $259-269K. We were hoping to price around $254K, and even that would be squeaking it for us to get into the new house. Do we have a chance?
