My Yard Shrunk On Paper

Anyone with any suggestions, they would be greatly appreciated.

I've been checking out Zillow.com and doing some comparisons.

My home on zillow: 1500 sq ft, 4 bdrms, 7 rooms, 2.75 bath, 0.22 acres, built 1977. I live on corner lot.

Nextdoor home: 1300 sq ft, 3 brdms, 7 rooms, 2.00 bath, 0.33 acres, built 1972.

Weird observations:

- Zillow rates my home the lowest in the neighborhood. Nearly $33K less than everyone (including neighbor).

- On plats (blue prints) my lot is measuring 0.28 acres.

- My lot appears larger than neighbors (w/o measuring).

- Tax Assessor, realtor, and appraisor paperwork says lot is 0.22 acres.

- Zillows info based upon 1989 tax data.

Since I've lived here I have refinished the basement (added 1500 sq ft); However, I am a bit SURPISED to see that my home hasn't incleased somewhat equivalent to other homes around me as stated on Zillow.com just with the info they've used to determine its value. I'm also surprised to see that the neighbors lot is 0.12 acres (5220 sq feet) larger but, it DEFINATELY ISN'T SO.

Should I contact the County Assessor and have my yard remeasured? Are my blue prints of any worth? Do I tell the neighbor that he may have a portion of my lot behind the fence we put up last year? And that his lot is actually smaller than paperwork claims? Or am I just S.O.L.?

I have heard it's smart to be the smallest house in the neighborhood but, something doesn't seem right to be so low.
