The terracing quotes (part 2 of what to do to sell this house

I have gotten 3 quotes for the terracing that is required in back of my house (check the link, password 'house'). One person was significantly more expensive than the other two, so he is out. For the other two:

6x6 Timber -- bid 1 $23,000 bid 2 $21,355

Alan/Key block -- bid 1 $26,532 bid 2 $28,250

I am planning on asking if they would come down on these bids. If I could install the blocks for under $24K, I'd be tempted.

Since I am fixing the terracing in order to sell the house -- should I just go with the least expensive? That would actually be the railroad ties @ $19K. Or go with the best (block) -- or just hit is somewhere in the middle with the timbers?

Btw, the prices include proper drainage for the wall and backyard (a problem now), removing the dirt from the first terrace, straw/seed, and taking down/cleaning up trees in the area.

I am going to have them remove the first terracing and create one wall where the second terracing stands. This will expand the yard by 12+ feet -- making it 22 feet deep, which will be a huge improvement. I think this makes the most sense, especially if a buyer has children/pets.

So, which would you choose? Railroad ties, Timbers, or keystone/alan blocks? How much would you try to negotiate the price down to?

Also, how complicated is it to do a job like this (say the wall will vary from 4 ft to 15 ft high)? My son wants to do the job, but he has limited experience at building retaining walls, and certainly has not ever built one like this. Is this a job for an expert only?

Just for giggles -- one of the quotes states the wall will be 1500 sqft of wall!

as a buyer, I would prefer the Allan wall but I don't know that it would pay you to put one in.

I am frankly surprised that the differential between the quotes is as narrow as you mention. I thought the Allan wall would be a lot more

I don't think your son should tackle this. My husband did it, but only after much study. He also never went beyond 4 feet per terrace. He would not have taken on a 15 foot high wall by himself.

1500 sq feet doesn't seem to me like something to giggle over. You must remember that the first course of material will be underground. It is easy enough for you to check for yourself. Just multiply the number of running feet by the height of the wall.

My neighbors are currently dealing with a wall that was improperly installed by the previous owner. They had failed to put the first course underground so it all has to come out and be re-done. My neighbor across the street has a failing wall of rotting RR ties and this time around she will have to pay to have it redone because she no longer has the strength to deal with it.

All three of the contractors had a similar price difference between the timbers and allan wall. I prefer to do the allan wall myself, and if I was going to live at that house, I would definitely do that. It is harder to decide since I just want to sell the house as soon as possible.

The wall behind this house was build incorrectly, also, and has a significant lean to it. It's a mess!

I was not meaning 'giggle' as in 'it's funny, ha ha'. I was just amazed to find out the square footage of the wall!

Malcolm Manners, thank you for pointing out the distinction between the two names. I checked the internet and apparently "biological index" is the general term and the two subterms are herbaceous index and woody index. Davis in their 2004 web article "The Rose Clean Stock Program" use the term "biological index". I am interested in any literature comparing the 2 subterms for rose virus testing. I did find the following for Rubus: "Transmission to herbaceous indicators CRLV, ApMV, BRLV (and indeed TSV in general) can be transmitted by inoculation of sap to herbaceous test plants and can usually be detected in this way. Grind rapidly growing leaves from Rubus plants to be tested in a small volume of 2%, nicotine solution with a little celite as abrasive. Gently rub this sap extract on leaves of young, soft, rapidly growing plants of Chenopodium quinoa and/or Cucumis sativus. Keep test plants in aphid-proof glasshouses at about 20°C and observe for symptoms over about 3 weeks, Symptoms caused by these viruses in inoculated leaves should be apparent in 4-10 days. BRLV and ApMV are probably best detected in very young cucumber cotyledons, but all viruses should induce symptoms in C. quinoa. All four viruses should become systemic in C. quinoa, but some strains of tobacco streak virus (BRLV is a strain of TSV) are not systemic in this host. Woody indicators While the nepoviruses and ilarviruses could be detected by grafting Rubus to woody indicators, there is no purpose in doing so for the alternative methods are much superior. In the case of RLCV, however, this is the only method of detection. Graft scions of test Rubus plants to Rubus phoenicolasius (wineberry) which develops particularly severe symptoms. In general, R. idaeus can also be used. Symptoms may take 2-12 months to appear after graft inoculation. I would sell it now. I recently owned a rental home in FL, so have an idea about the stress related to this. It is a carefree feeling to NOT own a rental. I am still dancing on air after selling it! #1) Your homeowners insurance MIGHT not have coverage if the home is vacant for, say, 30 days. Read your policy. ALso - you need to have a policy for the home as a rental. #2) Even with decent renters and even if the home is in good shape, you will have to maintain the home for things that naturally need repair/replacement. For example, appliance the break or need repair, plumbing back-ups, garage door stops opening/closing, etc. You might find that the home you live in(as far as maintenance) comes second to the rental home. #3) Landscaping - Renters will mow the lawn if you are lucky and that is about it. Forget about weeding, mulch, watering during drought.(Even if it is in the lease). And if you pay for lawn cutting, it is hard to find someone that shows up when needed. I went through 4 lawn companies in 2.5 years. Some would not show up but swear they did. Others scalped the lawn so bad in areas that there was no green grass showing after they were done. #4) There is a chance that the renters are dirty and/or will destroy some of your home. Expect to repaint the interior, possibly recarpet. Have Before and After photos of all rooms and as much detail as possible. When you recarpet, you can't charge them full cost. You have to prorate based on how old the carpet was when they moved in (even if it is in great shape.) #5) Your insurance is subject to cancel at any time -merely due to the shakey Insurance situation in FL. It is stressful to have to get a new carrier. #6) What if the home burns down, or has storm damage? Then the renters move out and you no longer get rent income, but then YOU have to redo the home before selling. (unless someone buys it from you for dirt cheap.) #7) The home might have periods of vacancy that are longer than what you expect. #8) It is a hassle to track every detail for Income Taxes. More tax forms to fill out each year.

Interesting question. We live where we do because originally it was where my DH found a teaching job after college. Then we stayed put because one set of grandparents was 20 minutes away and the others only 1-2 hours away (my parents got the moving bug several times in later life). It was a good place to bring up kids and we've been in this house for 38 years. Now the kids are gone. One will forever be in the DC metro area unless he gets posted overseas again, which is possible. One has followed her DH to a job in N.CA, they're expecting #2, and the last just got a job, also in the Bay Area. Will we stay? We're just doing all the things to the house and property that we've always wanted to do. A garden doesn't just spring into life overnight, you know. On the other hand, I'd like to be closer to the two that are still on the west coast. My grandson needs lots of snuggles. I could be talked into a move. I think.

While changing the door color and perhaps the trim including columns in the entry area may be helpful, as others have said, the biggest issue here is the poor landscaping. There is a lot of rock mulch (most likely underlaid with landscape fabric) and a few perennials and shrubs that look marooned in a sea of rock. Do you like gardening and want to maintain large foundation plantings or else pay someone else to do so? If not, get rid of many of the beds and replace with grass, one of the easiest groundcovers. Regardless, maintaining rock mulch in anything other than a desert climate is difficult. Weed seeds and dust and organic matter blow in and the weeds sprout. They are far more difficult to remove from rock than from an organic mulch like shredded bark mulch, so you will likely end up spending time with a weed torch or herbicide to control them. Regardless of whether you want a large garden or not, I would plan on removing the rock mulch and replacing with either an organic mulch or grass. If there is landscape fabric under it, definitely remove that since it isn’t good in gardens since it interferes with movement of water, air, and nutrients into the soil. If you will be doing this yourself, take the physical work a bed at a time, and replace the rock with organic mulch as you go so weeds don’t get a foothold during times of bare soil. Before starting planting work you want a plan. If you aren’t experienced with landscape design, this might be a good time to hire someone qualified to help you figure out where you want beds and what you want in them. I would agree with cat lady that the tree seems too close to the house, though unless the foundation is already compromised, the tree isn’t an issue for the foundation. However, it does appear close enough for branches to rub against siding or roof or eaves, especially in wild weather, and that will do damage. Much as I like trees, I agree that yours is far too large for its allotted spot and is not well placed. You may want an awning to replace the shade you will lose, and plant a new tree farther from the house to eventually replace the shade. As far as door and trim color, Sherwin-Williams paint (and perhaps other companies) has a part of their website where you can upload a photo of you house and try out different colors on areas like your door.

I'd go with the timber unless I could get the cost down on the block. Wonder how accurate the bids are. I know unforeseen things can happen, but if you start the project at the top of what you want to spend, you sure don't want to hear the dreaded "well, we ran into a problem here & it's gonna be another $5,000....".

That is a good point about the potential for increasing costs during the build -- is there anyway for me to protect myself against this problem? Can i put something in a contract that says 'no more than 10% in overages' or 'contractor is responsible for overages' ?

My position is not a popular one, but cheap and done right usually do not work. A block wall installed correctly involves alot of details. Miss a few or even one and you have a complete waste of money.

Personally I would bring in the most expensive guy. Ask him why he is more and get a few references. Make your concerns known and see how they are dealt with. By all means have a contract and split payment schedules up to where there is a substantial amount due upon acceptance of the completed project.

Bring in another bid and interview him over "apples to apples" details of the project. He may shed some light on things or not. Often you will start being able to get a feel for one or the other.

A 15' high wall is a major engineering feat that probably requires permitting and inspecting. You're not going to be able to use "plain timber" or an interlocking block system for this unless it has several "keys" back into the hill. That will involve excavating several trenches back into the hill and removal of a LOT of dirt that will have to be disposed of and the delivery of gravel to help it drain properly. Otherwise, the pressure of the wet earth when it rains wll collapse the wall. This is NOT homeowner doable unless you happen to be a 6'5" all muscle guy with an soils engineering degree. Personally, for such a large and dangerous job, I'd want any company that undertook it to have an engineer's inspection report and written plan as part of their bid package. If any firm didn't include that, I'd have to eliminate them from contention. I'd also make sure that it was known that the local codes enforcement inpection would be expected, and if none planned on getting the building codes folk involved, once again, I'd elminate them entirely. The successful bidder would also have to carry good liability insurance and be bonded.

Both of the guys who's prices I listed above are planning on getting permits and the required engineering inspections. I made it clear I want them to do that. They are also bonded and licensed in GA. I went through the Service Magic referral service, since I did not know anyone who did this type of work. Both discussed the need to anchor the wall into the hill properly (in fact, both discussed how the current wall only had about half as many 'dead men' as it needed -- which is probably why it is leaning). The timber they referred to is landscaping timber, 6x6.

The most expensive bid was given by a guy who spent very little time measuring and looking at the wall, and even less time talking to me about what I wanted and the current problems with the yard.
