Referrals Needed for SF Bay Area (East Bay/Tri-Valley)
Comments (4)Hi, juniork, thanks for your compliments about our "sites"! We actually were referred to our home/plan designer by a general contractor who was an acquaintance of ours. What we liked about our designer was his laid-back personality and the fact that he was very easy to work with. We also really wanted someone who would let us design the home ourselves and who had the experience and knowledge to provide us with input and guidance on layout and flow, so he fit our needs perfectly. I know what you mean about the *cost* of building in the Bay Area, but one thing that has helped us with our budget is that we don't limit our bids to contractors/vendors that are located in the immediate vicinity of where we're building. You can see where our team members are from on the "team" page on our site, but I'd say so far it's 50/50 between local and out-of-area. Comments (28)backsweat: In the first one, there are two leaves, not shown so you are correct I could always buy a few more chairs. Max length would be 84" and our dining can't fit much larger. The second one with the sideboard is the one I think you are leaning towards or is it the Baker set you mean? The 2nd one has an odd configuation where the leaf is built-in. I got more pics on it and am now shying away from it. Seems one of the slats of the set of 5 chairs has a 2" piece missing and would need to be repaired, and the two other chairs are a squared back style. It just seems a bit too much of a mix-and-match for what she is charging. Also, DH and I were both slightly put off by the sheen that is showing up in her pics as compared to the first which has a more satiny look to it--then again it could be her camera. The sideboard is the lovely piece I think, but I'm supposed to be shopping for a dining set--but now I've seen the sideboards, I do want to squeeze one in. DH now wonders why I insisted on my built-in buffet, but that has the beverage refrigerator (paneled).... the eBay you posted, I think has a lovely dining table, it's the chairs I'm wondering about since I sat in some chipindale ones today with a very straight back and they were not at all comfortable--but I'm still watching it and hey, if I have nothering by Tues I might do a low ball bid and see what happens. Too bad nothing is showing up for you... There are some fabulous sets on the east coast--just saw a complete Bernhardt one sold with sideboard fro just over $1K. Great thing about Craigslist there is always something new. Just saw another SET with 8 chairs plus sideboard with table with 3 leaves to it for less than 1/2 of the price of the second. Comments (12)bearandmouse, I don't know how you have figured the budget for the proposed remodel, so this very well might not apply. We have various friends starting remodel/addition projects in the area, and it has not been difficult for them to access financing based on their home equity, given the price trends. I guess what I am saying is if the budget is based on cash or on a financing proposal from a while back, I'd encourage you to get an updated proposal or consider other options. I realize older/retired folks might prefer not to finance, but the land value of their property probably has skyrocketed and if they want to stay here it is not necessarily such a risky thing to make some use of that. Unfortunately while Prop 13 keeps their tax basis low, it can't stop the rising remodeling prices -- contractors need to pay for housing and food, too :-) Good luck! Comments (20)All of your feedback has been super helpful, and I’ve spent a great deal of time working through all the ideas. Susan Davis mentioned the idea of just cleaning and painting everything. As I think through this, it occurs to me that we may very well be able to go this route to some degree and still create a very nice home. Mainly, this would entail keeping the original kitchen cabinets and counters. Amy said the floor tiles and cabinets are timeless. Maybe the cabinets will look classic once they’re appropriately painted. Would the cabinets be painted a solid color or are there artists who could paint a nice design? Is it possible to add rollers to the drawers? Julieste’s idea to buy cabinetry from a similar home being remodeled is really creative, but I don’t think there’s enough space to add cabinets and the amount of cabinet space is probably good enough. The black tile on the counter around the sink is in good condition. Some of the tiles on the counter by the wall of cabinets have hairline cracks but otherwise seem okay to me. We’d need to replace the sink and faucet. In the bathroom, we’d replace the bathtub/shower. Lyndee Lee suggested moving the refrigerator outside of the nook area would create a useful dining or office space and that’s a fantastic idea. I added a photo of the archway leading to the nook. I can’t see the refrigerator fitting inside the kitchen area but there’s sufficient room inside the laundry room. In this case, it’s probably best to remove the door to the laundry room. All the major money would go to electrical, plumbing and A/C, plus painting. Is it best to hire a contractor who’s going to hire these four subcontractors, or would it be as good or possibly better if I hire them directly? It's 1,200 sq ft, 2 bedrooms 1 1/2 baths.
