New stairs, after remodel, i got narrow staris

I recently remodeled my old stairs from carpet to wood. The house was build in 1978.
The installer used 1" maple wood, nice and looks great!

But i found a problem.
The stair of the upper part (over the landing) is 1.5 inch narrower then before.
The drilled holes are 5.5 inch from the edge, while other areas are all 4 inch.

The reason is that the post on the 2nd floor was moved 1.5" to the left.
I don't like a narrow stairs, but installer said there is no decking under the spot of the old post.
He said the new code required the post must be on a decking (or pronounce backing, maybe).

He said if i want the new post to be at the same position, he has to redo the while frame, that cost about $2000.

My question is, is it OK to just add a 4x4 under the old post and then put the new post on it? i asked this question to the installer, he said do that won't meet the new code.

Is that true? If so, what is the point? I think adding a 4x4 is strong enough to hold the new post firmly there.

I disagree.

The post should be secured to the floor framing. I have no idea where adding a 4x4 will add any structural strength.

Stair codes are quite strict. Your guy is either making things up, or he's absolutely right; there's no middle ground.

so there is no way to put the post in the old postion rathern then redo the stair frame, which cost $2000?

My house is a sawmill, I swear! Oh, DH and BIL can't work without music and so the guest room door had to be open while sawing. We were moving our bedroom door, so that door had to be open as well. The stairs look like baby powder. We cleaned up to host Christmas (I shut down the project three days ahead) and then started all over. We have an all house fan in a giant box and a Neorest toilet on our porch (oh and drywall, plywood and various other items there too). My 44" fireclay sink is on the floor in the living room along with boxes of wood flooring for another room we're doing... The dining room houses all my samples of paint, tile, flooring... Yikes!!!! But it will be so nice when it's done. DIY projects tend to require far more patience than those that hire out labor... Hire a cleaner? I don't think so. I'm way too cheap. I'd have to get cheaper tile or something so I'll do it myself, one room at a time, one day at a time.

Good to know you're back on better footing. It's a good lesson for all to sleep on the problem before you address it. That's a practice I always recommend. It allows you to cool down and respond correctly to the actual scale of the issue rather than the perceived scale of the issue that is always larger than life and emotional when first encountered. In other words, if this was the final labor on the project rather than just a prelim screwup that the GC hasn't even viewed yet, the scale of the issue would be much higher. You always want to save the escalated response to an inadequate response from the GC after he has had a chance, not the first response being volcanic. 20% for the material surcharge is for the time spent selecting the correct material, any associated required components, ordering the material, arranging for it's transport, receiving the shipment, inspecting it that it is correct and undamaged, and storing it so that it remains undamaged. Time is money and none of those services are free. ;) You'll pay it one way or the other, even if it's not specified in the contract. You'll pay higher labor fees, or you'll get less warranty, or something. The slack gets picked up somehow if the contractor is an actual business man and is going to actually remain in business. It's better to be above board with all charges in writing so you understand what goes into a remodel. If you elect to select and purchase your own materials, then you are the one responsible for all of the above and the contractor is no longer the point of warranty with the product.

We generally prefer historical cost basis over any time of assessment, so what you paid for an item. However, one problem with the historical cost basis for ad valorem taxes is it adjusts for realized gains and losses while not adjusting for holding gains and losses. This means that two identical houses would pay two different taxes based on the last time they were sold. This isn't quite fair so to remedy this, ad valorem taxes are occasionally adjusted to compensate somewhat for holding gains and losses. In other words, we don't want people who bought 3 acres next to Central Park 65 years ago, to be paying property taxes on $100,000 when an identical property next door pays taxes on $15,000,000. That is the entire purpose of adjusting property values. Improvements aren't simply holding gains, it is putting money into the structure so that it is nicer. If you want to fairly tax improvements you would need a tax on the increased value less a tax credit the amount paid over the marginal assessment value. So, the premise that you have some moral obligation to pay marginally higher taxes because you spent $50,000 for a nicer kitchen that adds only $20,000 to the property value, is one I find questionable. In other words, if you paid more for the remodel than it added in property value you should get a tax credit against the increase. However, that is far too complicated and thus taxing jurisdictions who are acting efficiently and attempting to be fair, avoid increasing valuation for improvements and replacements, but do increase valuation for additions. Now this is completely different than rules that allow select groups to avoid assessment for holding gains and losses.

Where do the doorways lead? None of the doors/doorways or windows are marked, so we will have to guess which is which. In addition, several key measurements are missing. (Box counting is too imprecise, especially with a scale of 1 square = 1'. You can be off by several inches when guessing at partial boxes and the cumulative errors add up quickly!) I assume the two items in the upper right corner are windows and I assume they're both the same size, is that correct? How wide are they, including trim? 30"? Is there any space b/w the end of the wall and the beginning of each window (e.g., 3")? The sliding door is identifiable (upper right corner as well). Does the 5'3" include trim? How much space is b/w the sliding door and the window? The bottom left corner is a doorway -- where does it lead? Dining Room? Rest of the home? Is there 5.5" b/w the bottom wall and the 3' doorway on the left wall? The one with a door swing in the bottom left is identifiable -- where does it lead? To the garage? Why is it surrounded by a blue rectangle? How wide is the garage door, including trim? 36"? How much space is b/w the doorway on the left and the garage door (along the bottom wall)? A sketch of the entire floor would also be very helpful. Regarding an island...To have an island with seating, you need a Kitchen at least 153.5" deep (12'9.5") -- and that's with counters only on one side. Your Kitchen is only 10'6"...you another 2'9" to have an island. 25.5" perimeter cabinets/counters + 42" aisle (minimum recommended for a one-person work aisle (and always one person) + 41.5"D island + 44" aisle behind the seats =============== 153" = 12'9" [41.5"D island = 1.5" front overhang + 24"D cabinets + 1" decorative door/finished end panel + 15" overhang (minimum recommended for short to average people)] Even cutting the island cabinets' depth to 18" and cutting another 1" by not getting the decorative door/end panels on the backs of the island cabinets won't help -- that's only 7", you still need another 2 feet. You would be better off with cabinets on both sides to give you more working room. Not all Kitchens can support an island, and, unfortunately, yours is one of them. FYI...even your table will not fit in the same space as the cabinets...it will have to be on the other end of the Kitchen space.

Moving the post will only add an inch or two to the stair width at the railing. What is the width now?

I think it is odd that the stair builder cannot find a way to support the post in the original position or that he would think you would be satisfied with moving it. But its done now and would probably be expensive to change but $2,000 sounds high.

The width now is 33".
the builder said he tried to put it at the original position, but no backing there, new code ask for backing.
what i don't understand is why he can't find a way to add a backing at the original position.
he also didn't ask me before moving the position, that why i am not happy about it.
but he said either $2000 more or break the code to have it in original position. I don't know what he said is true or not.

Can anybody let me know where can i get info about it?

Are you having it inspected? In my area, if you touch the stairs, they have to be brought up to code. You certainly can't move away from code. Your local codes people (who would be doing the inspections, if you had this work permitted) would be able to verify what is required for stair construction in your area.

i went to the city hall yesterday afternoon.
talked to two professionals, they don't agree with my builder. They said it is easy to put the post at the original position, just add a backing below is fine, it is common sense.
city engineer suggested me to file a claim with the board.

right now the width is 33, the builder told me the California code is 31.5", but at the city hall, i was told it is 34.5".
which one is true?
anyway, after talking to the builder in the evening, he agreed to redo the upper part of the stairs to move the post to the original position.
So, i think i am ok with that now.

It is more likely that the building code states a force that the guard rail must resist and the newel post would have to resist the force on the end of the guard rail. How that is done would probably not be specified.

For the stair width I believe the California code is the same as the IRC that is used in the rest of the country:
The minimum width is 36" measured at the treads.
The guard rails and other trim (balusters, etc) can encroach on that 36" minimum dimension a maximum of 3 1/2" so the clear minimum width at any point would be 32 1/2".

I learned long ago to never ask others for code information; you have to look it up yourself. A good inspector would have opened the code book and read it to you.
