Thanks for the nod, Brooke. Don't know about "King", but I keep trying and some of them take off. We'll have to wait until it blooms to ID it. There are so many things it could be. After it starts growing follow the general rules of intermediate culture, moving it into higher light each year until it blooms. If you want to practice rescuing this general type, go ahead and give it a try. You never know when a backbulb will come your way when getting a full division is not possible. First rule of restarting backbulbs is don't be in a hurry. The first year is the survival year. Then it has to build strength. The backbulb in the link above sat for close to a year before starting roots and I have had them take longer than that. The second rule is don't water it. With no roots to pick up water it will only rot what is left. It has to be near enough to water to get some incentive to send out roots looking for it. That's why I favor the prop-up-with-rocks method. It gets some splash, no regular water. Low light, too, until roots start, then gradually increase. Having three attached pseudobulbs greatly increases the chances of success. One of them will develop an eye and if the whole plant starts to grow, it will cut a couple of years off the time to re-blooming. Give it a try. It will be an interesting project at the very least.

After a foreclosure, the borrower is supposed to be out of the house, as they no longer own it. If you buy a house and close on it, the old owners no longeer own it. In that way, it's the same. The only way that the woman has any legal standing to the property after closing is if there is a lease in effect. Let's assume that she does not. You cannot just show up on her door and kick her out because she's trespassing. She lives there, whether or not she has legal standing to do so. You must then go through eviction proceedings to get her to move. Most of the time, sending a Notice to Vacate is enough to scare the heck out of someone because they know that they shouldn't be there anyway, however, if they don't leave, you then have to continue with the eviction process laid out by statute. All of the states have different rules. This is why it is imperative that the OP speak with an attorney regarding this mess. The OP cannot assume that they can force this woman out without due process.

Some one asked why normal people (without whupping out their documents); B) Don't remember the terms of their insurance policies, My first homeowner's policy, I read cover to cover. There were several instances where the language was so muddy that I couldn't understand it at all. (And I've edited securities law treatises, so I'm used to muddy language). So I took it to the insurance agent. When I pointed out how it didn't make sense, he agreed it didn't. But he couldn't explain it to me either. C) Don't know the instruments invested in their 401(k)s, I've tried and tried to find out what was in some of the funds in my 401k (the 'life cycle funds'). Even when I thought I'd gotten it (the 401k representative visited the office and gave me some ticker symbols to use on Yahoo Finance) it turned out I was given the wrong info. Plus, I once called trying to find out what the fees are. They said 'there are no fees.' Bull. Of course there are fees. There are always bloody fees. They're just so thoroughly hidden that you'll never, ever find them in any document. At least in that 401k plan. D) Don't know their own marginal tax brackets, Given that this isn't on one's pay stub, and given that when you file your taxes, there are so many things to add and subtract, I'd be surprised to learn that anyone knows their tax bracket. The tax code is so complicated that no one understands it, not even the IRS. F) Don't know whether their employee-benefit life insurance is cash value or term, Again, if I ever got any documents on this, I'd pass out in a dead faint. H) Don't know the costs of insurance subtracted (openly or opaquely) from their paycheck, Due to the recent sale of my company, our paychecks have been royally screwed up for the last month. I actually had to create a spreadsheet to figure out how they'd messed up. Again, since there's no disclosure of what percentage each item is, and they routinely combine things like medicare and SS, and--just for fun--they disclose insurance costs on a monthly basis, but pay biweekly, it's really, really difficult to determine what's correct. As far as 'everyone should always know what they're signing,' I've been to 2 doctors' offices now where there's a electronic signature pad (like the ones at the checkout counter at the grocery) and they tell you to sign it. "This is for the HIPAA disclosure,' and 'this is for the insurance.' You have absolutely no way of knowing if you're signing what they say you're signing, or if there's anything 'unusual' in there. I have no idea how this is legal, but there it is. There;s no use saying 'see another doctor' because there's only so many that the insurance will allow you to see (and I won't even get into figuring out health insurance rules). Bottom line: things are routinely hidden from people--consumers--to prevent them knowing exactly how they're spending their money or what they're signing their names to. They're hidden by using tiny text, complicated language, abstruse math, impenetrable phone trees, and rules that can be changed on a whim (but only by the business). Most business dealings people engage in nowadays are skating on the edge of adhesion contracts. The laws that exist for disclosure are routinely sidestepped thru the use of the aforementioned tactics. What good is disclosure if the part about the fees you'll have to pay are hidden in a footnote on page 57 in 6-pt type? And don't talk about 'competition.' What help is that when all the companies in an industry do things the same way? (Anyone sign up for cell phone service without an early termination penalty--even if their service stinks? Didn't think so.) I hope some day Americans learn to push back and demand that the businesses they deal with actually serve them, fairly, disclosing all terms and conditions upfront and in simple language.

Well.... to get back to the original story... we finally looked at the 'house' It is listed for $159,900, has had 2 offers, but not accepted by Countrywide. But that is only the beginning of the story. it is a 4 bed, 2 bath 1800sf Modified cape, partially finished basement, on 3 acres. SF does not include the basement. Comps in the area are about 225k - 275k, depending on who you talk to, and because the house was in such condition, it was hard to estimate. We thought even with 40k in 'minor' repairs, and maybe Central Air installed it would be good. We could live downstairs and completely remodel the upper level, and switch when it came time to remodel the 1st floor. The basement would get done as time allowed. Well.... the kitchen was the only livable room in the whole house! And that was being generous. It reeked of Dogs, cats, and whatever other wildlife. The insulation in the basement is now home to a variety of furry creatures. I have remodeled 2 condos with my brother, and probably looked at over 100 or so properties for rental income purposes, even a few foreclosures, BUT NEVER saw anything like this. 80% of the windows were broken, all the floors and walls had to be redone. Basically it would have to be gutted to the studs and sub-floor. Have it hired out, I would guess at almost 175K in repairs. I really doubt the bank is going to get anywhere close to what it is asking. I would offer 50k, and even then it would not be worth the headache of repairs. Sadly the house was nicely laid out, nice size rooms, etc... And to those who think the damage was done as a result of the previous owners being forced out... Not here, this damage was years in the making. :( Rusty
