quick(?) question about FHA loans

I am planning to move to Georgia (Dekalb County) in another year or two so that I can purchase a home. Currently, I live in SoCal (Long Beach), so purchasing a home on my single mother, public school teacher salary is out of the question. In reading the requirements for the FHA loan, one of the stipulations indicates that my employment must be consistent and show steady or rising income. When I move from California to Georgia, my income is going to decrease, and while I have taught for the same school district for 14 years, I will be a new employee when I move even though I will still be a teacher.

So the question: will I qualify for an FHA loan if I move from CA to GA? Will it be necessary to move, rent for a couple of years, and then purchase a home?

I am not yet ready to make this change (finishing a master's degree and I have a child in college for another couple of years), so I'm not sure whom to ask. I called one of the RE agents but was told since my move is so far in the future that I "shouldn't worry about those things." However, I need to have a definitive plan so that I can make this work.

so when does that agent think you should start thinking about it?
when the U-Haul pulls out of your driveway?

"My" teachers (buyers, I sell real estate) never have had problems getting FHA financing.

As long as you're working in the field for which your education & degree have prepared you, & your new income is comparable what other teachers are making in your new area, you should be fine.

The agent I spoke to apparently didn't see the value of my early need to know; I, on the other hand, must have advanced planning and lots of it to make such a move.

Red flags abound: - A newly built house, even a modular, isn't likely to be less expensive than an existing house (much less a "foreclosed shack"). I think you're using some fuzzy math here; for example, you may have underestimated costs in some places. The world just doesn't work this way. - If the FHA people won't loan you any more than the house + 10K, you shouldn't try to stretch yourself farther. Borrowing as much as the bank says you can borrow typically ends with you being house poor ... and you're talking about borrowing more than they say you can afford. - When you talk to the bank, you will have to disclose any other loans you're carrying. If you're doing an owner-finance deal, you must disclose it. That will change your finances and very possibly decrease the amount they're willing to loan you. - What you don't say speaks volumes: You don't say how much cash you have to put down. If the answer is "nothing much", you really can't move forward on this project. My best suggestion: Save. Work, scrimp and save, and then come back and buy the land outright in a couple years. THEN you'll be ready to build the house, and -- yes -- it will still be available. Once-in-a-lifetime deals aren't real.

DO NOT put in a 20 amp breaker UNLESS the wiring to the furnace is 12 gauge; it is usually 14 gauge and a 15 amp breaker is correct. If you put in a larger breaker you may have unprotected wiring and you could get a fire and your insurance company may not pay the claim because you not only worked on the electrical circuit but you put it in violation of code. As far as the current readings-- the high current is the starting current and the 15 amp breaker is designed to handle that high current for several minutes;your burner takes at most only 7 or 8 amps running and your blower takes 4 amps, so if the breaker pops then you have a short or you are sharing that circuit with another one.And, by the way. reading your post, it is inconceivable that the breaker is tripping since at night you say the furnace cuts out and in the morning it goes on. Breakers don't cut out and cut in; once tripped, they remain tripped and in the tripped state they sometimes look like they are almost making, but they are not. From your description, of the furnace stopping, it may be that it is cutting out on high limit due to an overheating blower which would stop the blower and cause high temperature at the heat exchanger. But to prove the breaker theory, and as previously suggested, get a clamp-on ammeter and record the current at the breaker while the furnace is running to see if the current exceeds 15 amps in the steady state ( not startup). If so, check the current at the blower and at the burner to see where the short or partial short may be. I really think you are a little over your head on this, since you seem to be changing too many parts unnecessarily in a"shotgun" approach to solve a problem. I would urge you to get a pro in there to check this out, since some of the advice you are getting here is not accurate, especially in electricity.

Hi Sallen, OK... there's a good deal of confusion possibly occuring from the mortgage financial world's jargon. The "Secondary Market" is the level of banks that buy bundles of already-closed mortgage loans... you, as a borrower, wouldn't have any direct contact with the secondary markets. The mortgage you will get when your new home construction is complete is known as your "permanent financing." Another industry term for it is a "takeout mortgage" (because it 'takes out' the line of credit funds previously in place to pay the contractors as they did their work.) OK... let's cover your questions now; Q1; Yes, you'll save some transaction costs by having the same bank and service providers manage the construction line of credit *AND* the final permanent financing (takeout mortgage.) Q2; That's a "maybe"... and the difference is not likely to matter much. Only after you've accumulated some real estate equity will you be in a position where your financial structuring will really matter... so no worries at this point. Q3; Permanent financing terms are currently most often conforming loans, and generally have no restrictions agains early payoff in part or full. I haven't visited this forum in a long time, my apologies for not answering your question sooner. "tazochai...Question: You said you did not get the remodel money upfront. So the contractor had to front the money and he got paid later... or is that the way most contractors work? We are considering this kind of a loan, just at the very beginning of the process. Are there stipulations on what types of improvements that can be made?" The contractor is expected to front the money and get paid later. An up front down payment is also reasonable to ask for too, so you will be wiser to have some money in the bank to handle things like this, and in case you run into bad situations like tracie.erin did. Someone else provided you a link to info including stipulations. I know when I researched this, I could not include luxury items in the rehab cost. For example, no pools or steam rooms, that kind of thing. For anyone considering doing this, the bank inspector probably could refer you to general contractors. My bank inspector had names he was able to offer me. The good thing with that is, the GC will already be familiar with this process. It's important they know how to do the paperwork and take it seriously, for example, getting progress lien waivers and final lien waivers, invoices for subs, etc. Anyone reading this wants to know who I used in St. Louis, MO, feel free to ask.

Hi ae2ga,

Your FHA loan application will consider your Georgia level of income. What is important is that you have had steady employment. Moving to a lower-paying (and thus lower-costing) region doesn't mean you'll be unable to qualify.

It does indeed help with my long term planning as this has been a major concern - I have to move to be able to afford to purchase a home, but moving means new employment - same industry, but new employment nonetheless. But knowing that the FHA loan application will consider that I am remaining a teacher, will consider that my income will be reduced but so will the cost of living makes this plan seem ever so much more possible.

If you are moving to a completely new area you should consider renting for at least a year or so to explore the area.

There are many things RE agents are NOT allowed to point out or discuss that can have a great effect on the location you might choose.

We are looking at Mobil home on three acres of land. Trailor was not on these land before,it was moved from another lot it is set up know to where it cant be moved .with FHA loan would I qualify for these in Georgia.

I believe it would still be considered a mobile home, and therefore it would not be considered real estate. You could possibly get a lot loan, but these are difficult to find, and if you do, expect to have to pay down at least 25%.
