Here's our experience, hope this helps. I know it's sooo stressful, hang in there.

How long did it take before you had your first showing? We had two showings the day we went on the market (both were agents from our agent's office)

How many showings did it take before you had an offer? 60

How long were you on the market? Just over 2 months

Did you get your price? We got full asking BUT we had reduced our price twice, so full asking of our reduced price.

We listed in February (Tucson) - had first showings within a few days of listing. We probably had close to 100 before first offer came in (after several price drops, incentives, and 5 months on the market).

Still technically on the market although we look to close on Oct. 30th. This is 3rd buyer and everything looks good.

From where we started, we've dropped $51k plus some closing costs (about $3k).

If you want to sell, it's all about price. And depending on your market, comps don't matter. Hang in there!

I know exactly how you feel - I just went through it too. I was so stressed because we had a contingency offer on our dream house, so we had to sell before they got any better offers.
We listed in August, we had our first showing the next day and 3 offers within a week, one of which we accepted. We got slightly more than our asking price.
I know we were very lucky, but it was very stressful. It was all worth it since we're in our new house now! Hopefully this gives you hope! Hang in there!

We sold last spring in Seattle suburbs.

We had our first showing the day we went on the market. We had maybe 30 showings the first 2 weeks, dropped the price from 565 to 550 after 3 weeks, sold for 545 after 5 weeks. We did have 2 offers fall through, but ended up selling to the very first people who saw the house!!

Good luck-it was one of the most stressful times of my life, but now that it is done life is all good!

Don't know if this will help or hurt - I guess it depends on your market. But check out the link as it may help you determine your area and what's been going on over the past 1, 3 and 6 months.

Having spent this past year dealing with trying to sell our Tucson house, I totally understand your stress. I wish I could tell you that it will get easier . . . Hopefully you're listed at the right price point to bring in the most buyers!

So, basically, we put it on the market on August 29th, have had 4 showings (or maybe 5?) and received our first offer yesterday (Oct 10) So, it was on the market a month and a half before we had our first offer. (But I was sick with a sever case of bronchitis beginning our second week, so, we had two whole weeks we could NOT show it.

The market is all over the place.

Here in NE. I went semi-FSBO. I listed end of Aug 06' with an Open House. Sold it to the first person walking through the door. They were cash buyers. I took the sign down. The house was not in the MLS yet. I stopped the MLS thing.The buyers backed out 3 weeks later. Due to my circumstances, I had a very long closing date. That was the wrong thing to do. My buyers backed out because they were afraid that the market was crashing.

Had to relist in October. The market now was dead. I had no lookers for at least 2 weeks. Then I got a couple of half lookers (without partners). One normal couple, who ended up coming back around the Holidays & purchased it. I also had another offer around the Holidays.

I had a few dribbles between Nov & Dec. Most of those lookers were interested, or it was between my house & another, but they didn't buy ANY of them. I guess they were scared.

The second time around, the house was on the market for over 2 months before I had serious interest. My, my, how things have changed in a week. I went from 3 interested buyers at the end of August (during Open House) to no interest, or a little dribble. My price reduction made no difference. My increase in buyers broker to 3.5% commission made no difference.

I must admit that I have never dealt with a market like this one. I have never heard of people backing out as much as now. I sold during the 1980's Recession & it was nothing compared to this torture. The unrealistic staging, the cleaning was ridiculous. Today, people have really high expectations & want the houses for a steal. Yes, I know that RE has skyrocked, but not everywhere. Not everyone is making 25%/yr on their home.

Sorry for all the questions.....we are finally on and stressed beyond belief!

Without knowing where you are, what answers you get, may have nothing to do with your market.

When we listed, our agent supposedly had one guy calling her all of the time. He ended up not able to come out to walk the house, that was the 1st week. After that, I really couldn't say but think it was in the 1st month. Our market stopped dead right about the time we listed :(

Problems we had - the age was listed as 70 years old, house was built in 1972, so this hurt us. I didn't realize our new agent didn't have the age listed so I went to the tax office and got documentation. He won't put info up that he can't verify.

Your best bet is to speak to someone local to you, call your agent. They can tell you if there are any lookers in your area and what price range they are shopping in. This will at least give you some idea of what they see. It also could be that buyers use a different agency that will have different info.

How long did it take before you had your first showing? We had showings the day we went on the market. Our agent was very aggressive and very good about drumming up interest in our house from other agents.
How many showings did it take before you had an offer? We got an offer less than a month after our house had been on the market, but the deal fell through. The buyer was a first-timer and the inspection turned up enough minor things that she was freaked out. I'm betting she's still looking for a house.
How long were you on the market? We went on the market in early April and closed in mid-July, so about 3.5 months.
Did you get your price? No. We got $9k less than our original asking price, plus had to give the buyers $2400 in closing costs. But, more importantly--at least to us--we got the house sold and were able to move on with our lives.

It is a very stressful time for you and, trust me, I feel your pain. But believe it or not, there is light at the end of the tunnel. Best of luck!

In Wisconsin we listed in February. We listed it on a Saturday but our realtor didn't do showings until our first Open House the following Sunday. We had 14 parties through on the open house, I'd say 3 showings on Monday, 4 on Tuesday and a couple on Wednesday. We had an offer on Monday night that was about 6% below asking, and then 2 full-price offers on Tuesday one of which we accepted and closed as planned in April.

I think we were very very lucky as there were other houses in our neighborhood that had been on the market for 90-100 days with lots of price reductions. We priced just a tad lower than comps, but since we got our full asking price, we ended up selling for more than other houses that were bigger and had more amenities.
