Got an offer, feedback appreciated

House has been on the market since April, though I took it off for a month, so it's only been back on the market since mid-September.

My current asking price is $159,900, dropped from $169,000. Offer is for $159,000, $3500 in closing costs, repairs not to exceed $500, pay for new survey if title co. doesn't accept the one I have (which has never happened, they always take them), $385 home warranty, and pay for title insurance policy $1158. 10 day option with $100 option fee, plus $1000 in escrow. Closing Nov. 29th. I'd like to have this house sold.

Anyone see a reason not to take it?
