Is it OK to let you all know about Mom's condo before we list it?

I have been in charge of preparing my Mom's condo for sale, now that she is happily relocated into an Independent senior community.

I've painted, placed new wall to wall carpet and pad, new faucets, new appliances. Now I've been cleaning the windows, the fridge, and am just about to go tour some comps. I've interviewed 3 realtors and have a choice in mind.

Then I read these forums, stuff like to stage or not, and that some of you keep each others MLS on file, one asks for help finding a home to buy within a few certain zip codes, and it occurs to me, is it OK to run my Mom's condo stats past any interested persons here? Or is that a no-no on these forums? What about Craig's List?

I'd love to save the realtor commiss, and we could use Mom's attorney for the closing, since he recently helped her with the sale of it into her name after her husband died recently, so he has all the legal stuff already.

What do you all think? The property is a condo unit in Cocoa, FL with great river views, and just a ten minute drive over the causeway gets you to the ocean. I would be listing it later this week or next. It is unfurnished.

No I think that is considered advertising and not allowed by the forum rules. There is a link at the bottom of the first page and you could read that.

Why not try craigslist for a litte while to see what happens before you list, but if your market is very slow you'd need to be at least on the MLS I would think and pay a buyers realtor normal comission.

What you can do on this forum is post pictures and ask opinions on your "copy" for the listing as well as the picture you use and get input from everybody to make sure you show your property in the best light.

There is a difference between blatantly advertising or asking others to critique your mother's property. Here is an example:

Hello, We (DH & I) are in the process of landscaping around a new house that we moved into last summer. The front is too small for a traditional lawn surrounded by deep beds with large trees and shrubs (like my old garden). So, I'm attempting to create a welcoming space with smaller scaled trees and shrubs. I'm not knowledgeable or skilled enough to attempt a true Japanese garden (I grew up in Japan and have seen many beautiful ones), but I'm hoping to evoke the calm serenity that one experiences in a beautiful Japanese garden. To that end, I've lurked endlessly on the landscaping design forum, I'm reading old posts on this forum, and I'm working my way through the book list that inkognito posted (thanks, Ink!). I've been an avid gardener for a long time, and have learned that it's a continual process. It took me nearly 14 years at my old home to learn that sun loving plants would not thrive under old cedar trees, but that there are wonderful shade lovers. Now, the new site is mostly sunny, so I have the happy challenge of learning about a whole new palate of plants.

Dogpooponshoes, glad to hear you're ok. Only area of US 90 I've been able to get to so far is by the Bay St Louis/Pass Christian bridge. Of course the bridge is gone. And looks like pretty much every thing for 3 blocks in from the bay is gone or nearly. I'm up in Diamondhead. Fortunately above the storm surge. Am making a futile attempt to protect what's left of the garden from the roofers, fence people, tree cutters. They survived the storm but many are not expected to survive the recovery. (I have a small prince sago, the tree cutter ran over it with a large bucket truck. Survived that. And I'm not sure what the fence people did to it. But it looks a lot worse now. (And I'm not sure where to find another one. Will wait to see if it sends up new growth next spring. Guess I was lucky enough and far enough alone to begin thinking of what to do with the garde. (Replace the magnolia with a few mature palms perhaps. And spend some time going through the Pensacola nurseries this weekend. I did drive down Beatline. The Beatline nursery. The building looked ok. But everything was dead. The oaks weren't the only ones to take a hit. The pines along I-10 look about dead. As you pointed out. There was pretty much of a drought after Katrina. So there wasn't anyting to wash the salt out. Judging from the high water mark on the Kiln/Waveland interchange. The area was covered by about 15 feet of gulf water. 1) Part of the country I live in: Florida 2) One quirky/odd/interesting/funny thing about where I live: People leave five open car lengths between them and going through a green light. Two cars get through. Everyone shops out of the middle of the isle. Very few people are from here. We can’t wait until the vacationers leave so we can get into our locals. 3) Two or three quirky things you do NOT know about me: What’s not quirky about me? I don’t like touching door handles going into business, restaurants ect. If I have to I use the up side of my left hand. I do not like it if someone wants to taste my drink. All I can think of is if they flossed or not or what they may have had in their mouth that is now floating around in my drink. I think men who spit in public should need a public stoning. 4) Any weird or funny phobia? No real phobias but I don’t particularly like spiders. 5) Two interesting/funny/ quirky things about my family: Everything my husband is good at I am not. Everything I am good at husband is not. It’s easy to figure out who gets what job during remodels. My husband smells and sniffs everything he puts on. I have two dogs a Rottweiler and Maltese. The Rottweiler thinks he’s a Maltese and the Maltese thinks she is a Rottweiler. All the women in my family are extremely strong willed. 6) Item and age of the oldest piece of clothing I still wear: Nothing I can think of except I collect vintage pins. My DH/SO/Family HATES this item that I love and refuse to get rid of: In my quest for an all-cotton, knee length sleeveless nightgown I couldn’t find exactly what I wanted so bought a Ralph Lauren loud floral print gown. I look like a clown in it but it’s cozy. I can’t recall exactly what he said but it wasn’t nice. He hates my stored paint and wants me to use the same color in every room to cut down of cans in the garage. He hates the tufted headboard I got at a garage sale. 8)Favorite thing to do when I have an hour or so free at home and no one around to bother me and no work. Well I haven’t had time due to renovations but in a few months I’ll have my very own room to sit and paint in. 9) If I could somehow have another career with, miraculously, the college or training already behind me, I would: I’m not sure I could pick one. There is so much to know and learn about with so many things. I enjoy anything creative. 10) If I could live anywhere in the world for 3 months among the locals (other than the country I currently live in now) I would love to live: I love Italy and south west England but am always glad to get back to America. 11) One last quirky thing about me: I am more of a man’s girl than a girl’s girl. But, I am better at being a girl’s girl now that I am older and have had more time to figure out the complexities of women… even though I am one. I still don’t get vagueness. I’m a visual learner.

You have a pretty house. I think there is too much stuff, and I bet you have already de cluttered, but you need to do more. If you remove things, the effect is a more spacious house, and buyers want that. I would remove the office chair in the living room, the little table in the master bath by the shower, the throw rugs all over and the desks in the bedrooms. You have little tables and benches here and there against walls that are not part of the main furniture, and so remove them. Get rid of all the plants and the book case in the breakfast nook. also, this forum is actually little visited, and has its readers so far flung, that this is not an effective place to find a buyer.

It IS an effective place to get feedback.

There is a chance you could generate some quick interest by advertising your fsbo on craigslist in your area. You might try that.

OP here:

WOW! I have listened very carefully to all you guys! Especially the part about NOT chasing the market down, and that it is all about PRICE.

I toured 3 other comparable condos, reviewed their amenities, prices, and DOM. I selected a Realtor after interviewing three of them for their marketing plans.

I discussed all of this with Mom at her new senior community. Together we chose the preferred Realtor and decided on Price. It went on the market on October 28th.

Two weeks to the day later, Mom has accepted their offer of All Cash (it was 2.3% less than full asking price), and they want to close in ONE WEEK.

So it's going to be a busy week, and I hope I don't jinx it for writing to tell all of you the good news ahead of closing!!!

Mom is quite happy to get a tidy profit and put it into her other investments, and I will be happy to not baby sit that place anymore!!!!

Thanks for all the advice, and keep your fingers crossed for us until Friday the 16th!!

WOW Acey, that's what I call a real sweet deal~congratulations! Mom must be estatic too, since it's one less thing she has to worry about. I remember how my in-laws woried until their house sold, and it actually made my MIL sick, which only added to other health problems. It's just very hard on elderly folks.

And you didn't even need my fairy dust! ;o)

Well, we closed just fine and dandy yesterday morning! The funds are already in Mom's account, and the buyer will find a bottle of champagne with two glasses in the fridge!!!
