Sunroom design...round 2

We got our revised plans back from the draftsman after your kind and useful input a month ago. Here's the new floor plan and rear elevation for our sunroom and breakfast nook addition.

One question: He made the roof pitch 6/12, which gives us a 3/12 cathedral ceiling inside, but shrinks the 2nd floor windows to 2 feet tall. The alternative is to go to a 4/12 pitch roof with a flat ceiling, in which case we could have 4 foot windows. Opinions?

Feedback welcome on anything else you see as well. Thanks!

Ignore the words "master bedroom" in the sunroom part. And there will be a deck of some sort on the outside, just not designed yet.

My question is, why not do away with the scissor trusses, and stick-frame the roof @ 6/12 and have a more impressive space? It will cost more, but at least the sacrifice of the windows will be buying something. As it stands, you're sacrificing the windows and not gaining much volume. I really wouldn't go with a lower pitch roof because it would cheapen the appearance. In the second floor room are there other windows? If it is possible to get light from a second side, that would make the decision even easier.

Hello--I must say--I love what you've come up with, but maybe it's because it is very similar to the addition I'll be adding--sometime. I think it flows really well. I really don't think the smaller windows will be a problem, unless you want to see into the yard in that direction, in which case, I would go with the lesser pitched roof and the larger windows. We were very close to buying an outdoor wicker set from Target last summer. It was attractive, very comfortable and large enough for the very tall members of my family. I thought the cushions seemed pretty flat in the store and when checking reviews, it appears they do not last long at all. We ended up getting a Bahama Winds set through Offenbachers - chaise, chair, ottoman and rocker. It's not one of the more expensive lines but it was comfortable and the cushions held up well during the first season. I don't think wicker would ever look cheesy in any sunroom, and who can tell if it's outdoor or indoor, anyway? I'd just go for something you like the look of and is comfortable.

Jane, I was not attempting to discourage you from painting your floor. I just wanted to share what I learned through my own experience, because you had mentioned that you once considered using tile. Also, whoever buys the house might choose a floating floor and the paint wonÂt make a difference. Although I decided not to use paint on my porch/sunroom, I plan to go ahead with painting the plywood floor in the finished basement. Like you, I am contemplating a beachy (or summery) look, especially since I am on the coast. I thought about a distressed white or a gray similar to weathered shingles or weathered wood (ThereÂs so much of it around here). The patterned floors look great and seem like fun. The possibilities are endless. You can use stencils or sponging. You can also paint a faux area rug. This year I donÂt have the time or patience to attempt a pattern, but I am trying to learn decorative painting and maybe soon I can acquire the skills to attempt a pattern. For now, the painted floor is something inexpensive to go under area rugs. IÂm no help with a color scheme, but your wicker serving cart is great and will probably look good no matter what colors you choose. With area rugs, lots of plants and that lovely wicker cart, the floors donÂt have to be noticeable unless the paint looks really good.

jane ny, I was in a similar situation last year. For me the sequence was paint first, then flooring, then baseboards, But it looks like you may have baseboards already installed. Painting first worked for me because I did it myself and there were spatters on the subloor before I was finished. You might want to check on whether your subfloor is indeed covered with plywood, because you may need an underlayment before installing your floor, depending on what you choose. Best to check where you buy the flooring. With some help from a friend who knew what he was doing and owns a Skill Saw, I installed a plywood underlayment in less than two hours. I too wanted tile with a slate or similar look, but the room was already over budget (long story) and I chose to spend my money on high end French doors because the floor could always be changed later. I got some advice from the flooring forum while deciding. You can always post a message there before you proceed. We narrowed floor choices down to either loose-laid sheet vinyl or vinyl tiles. My friend chose the tiles because the color and pattern seemed to fit well in the sunroom/porch. The original intention was to keep those tiles for about a year while I shop for tile and find a good tile installer. Friedrich or Frigidaire through the wall ac/heater for Sunroom.

Replacing a current 8,000 btu Frigidaire AC unit in a sunroom that is insulated in only walls and floor. Previous owners did not put in an adequate unit to cool/heat the space. Sunroom is 15 x 25 long (irregular shape) with 11.5 foot ceilings and 80% Pella thermal double pane windows. The room gets late sun exposure (almost sauna like), and does have existing baseboard heat which is adequate for colder months, so I'm not really sure I need a "double duty" unit. For AC purposes I probably only need 14,000 BTU's but those are hard to find. Has anyone experience with either of these manufacturers and the performance of the units? I am attaching a pic of my sunroom. My concerns: (1) Noise level of units (I have heard the Friedrich is much quieter. My current unit sounds like a train on high speed); (2) aesthetics with in-wall application. I need to have a unit that will be as flush as possible with the wall. The old unit looks like it was just "jammed" in the space and sticks out more than 5 inches from the wall! I am considering the following "through the wall units" -- appreciate any suggestions. I already have an existing 220 line and/or a 115 volt line in place. Thanks so much! The upstairs windows are (future) laundry room on the RH side and bedroom on the LH side, with another window around on the side of the house. The back of the house does overlook a lake.

I think he said if we didn't do a cathedral ceiling we could start the pitch of the roof about 12" lower, and thus keep the 6/12 pitch on the roof and get 3' windows upstairs. Lowering to 4/12 pitch gets us up to 4'. Maybe the middle option is the best balance between the upstairs windows and the aesthetics of the roof.

Now I'm noticing that most of the house is under a hip roof, the breakfast nook bay has that faceted shape roof that I don't know the proper name for, there's a gable over the sunroom and now a shed roof over the new doorway. Maybe it's just me, but all these different sorts of roofs are starting to look a bit messy. The gable, especially, bothers me because it leaves you with an acre or so of boring lap siding over the sunroom windows. What if you hipped that roof too, with the ridges terminating into the corners of the chimney?

Revision #3: We asked him to do 2 different roof elevations on the sunroom portion, both of which give us 3' windows upstairs. Option 1 is a hip roof and option 2 is a gabled roof that still gets a cathedral ceiling if we want (I think he eliminated the scissor truss but I wasn't home when he dropped it off, so I don't know for sure). Opinions?
