Selling homes needing some renovation/upgrades

I heard that homes that need some upgrades - mostly cosmetic - are not a thing people want to buy these days. For the price of homes and the work involved in securing a mortgage, people just want to move into something "all done". Is this true?

I'm not talking about a complete handyman's special, but a home that does need some work, i.e., upgrading a bathroom, a few replacement windows. things along that line.

What are your opinions on this? Is it best that a seller do all the work to bring everything up to date and then list a house, or just list as is? Are people looking at "as is" houses?

This has become a debate with a few friends, one of whom has been investing quite a some of money rehabbing the house just to sell.
