Sell or stay? Are there any guidelines? Long, sorry

We live in a area that used to be rural, but has grown up so much I now call it rural-residential. We are basically on a cul-de-sac near the end of a very long & winding country road and is mostly custom-built houses on a few acres, except a strip of houses at the end where the country road intersects the highway.

Those are small, brick, tract houses that were nice enough when they were built, but have since become low-income or rentals, complete with fighting roosters, pit bulls, sheep, & goats.

We are 2 miles from those houses with several large housing developements with brick & stone gates & that call themselves "estates". Still, to turn onto the highway at a traffic light, we have to drive by them.

Also, a large ranch at the end of the country road has sold & the developer is planning on putting 60 houses there. 3 of our neighbors on the country road are getting their houses ready to put on the market now before the traffic gets bad. We won't have the traffic directly past our house, but we are the first house in the cul-de-sac.

This house was a foreclosure and we bought it "as is". It was a 3/2/2 with 1400 sq. ft. & all rooms were tiny & almost no closet space. We were going to add on immediately, but repairs took all our cash. All we got to do was expand the kitchen into the existing dining area. Since then, the foundation shifted & we have had that repaired, and we built a separate 2 car garage with shop space & bath. The foundation shifted because we are built on a slope & they filled one end of the building site, and that is where we had a problem.

If we stay, I want to add on a dining room and laundry room at one end of the house, and expand the bedrooms on the other end. We'll have to add a dining room anyway since we expanded the kitchen into the old dining space, but it can either be a small dining room or a large one with some sitting & desk areas.

Dh doesn't want to move, yet doesn't know if it will be worth it to add on even if we stay here another 15 years.

Is there a rule of thumb on how much should be added on to a home? Our house was the smallest on the block before we built the garage, about 1400 sq. ft. With the additions, it will be about 2300 sq ft but still 3/2/2 but 2 living areas, and the detached garage with shop and bath.

Also, what if anything will the rental houses at the end of the country road or the new construction affect us in the market?
