We've just had the wood floors (fir stained dark so it's quite reddy/orange) redone and my 13yr old DD is set to move up to our 3rd floor attic. It is quite a large space for an attic with two rooms each about 8 feet wide and 15 feet long. There is only one slanted wall at one of the short ends. There is quite a bit of light.

She has an antique brass bed with thick brass rails, capiz shell light fixture and a wing chair that I'm going to slipcover. She wants a bit of a bohemian look and we are looking for a cheap flotaki rug to go under the bed.

I'd like to do the wide wood trim in BM' s ivory white because the colour on it now is close to that and it would be a lot of work to change it. For the walls, I'm thinking of a grey that is light and on the greenish side. She had originally wanted F and B's downpipe - a very dark grey but we decided it would be too dark. I just tried to pick a green grey for our basement and it turned out beige. Any ideas? She is away for a week and I'd like to have it done to surprise her when she returns on Saturday. Thanks!

I actually vote for waiting until she comes back to choose a paint color. That's a big decision in the eyes of a 13 year old girl, and if she was involved enough to have picked an initial color, she's going to want to be involved with picking the actual color.

Surprises are nice--but not when it's a 'done deal' on something the surprisee is likely to have wanted input on.

Disclaimer: my mom did something similar to me at about that age and I still remember it (and didn't like the colors). My teenage daughter picked her own paint colors and loves her room. Just sayin'

Thanks, bethohio3. I totally agree, but she chose the concept of light grey greens before she left and she is happy with letting me choose the specific colour. She is so anxious to get out of her tiny bedroom she has now that she is hoping it will be done when she gets home, but I've told her it may take me a bit longer. The surprise is really that I'm going to (try to) actually get it done in the time frame she wants, rather than surprise her with how it will look. She's picked out everything herself so far.

Would sanding the wood floors irritate your childrens' asthma? The fine dust you don't see is actually worse for your lungs than the bigger particles you do. We paid over $8/sf for reclaimed barn wood (pine) about 5 years ago in upstate NY. I'm not an expert on removing flooring, but what do you have to lose? Remove a few. The first few will be the hardest, then if you're careful, you might be able to get the rest up cleanly. My guess is that you'll have a % of damaged boards, but you might be able to save most. You can then salvage some of the damaged boards by cutting out the bad parts. We removed a T & G wood ceiling once and my husband did his usual UNcareful job. We still managed to salvage a lot of it. And on the floor you'd have more control. As for health concerns with old wood, I don't know. There might be lead paint traces on it. There was on our old barn wood. Maybe finishing the floor will seal everything in... I don't know. good luck!

Thanks brickeyee & airsome. This is a rowhouse with a flat roof, and in our neighborhood pretty much everyone's condensor goes on the roof, b/c the backyards are small & you can't stick the noisy condensor right under your neighbor's window. That being said, not many have central A/C. Are condensors the same size for Unico as for conventional? So if my architect says we need steel beams to support the condensor in traditional model (I'm assuming both for weight & vibration?), would you expect we also need the steel for Unico? Regarding efficiency, I would have thought that the bigger vents of conventional systems would have wasted more cooling, vs. smaller tubes. Why the lesser efficiency from Unico? BTW, regarding the ground floor question from the OP, our architect is designing most cooling on the 3rd & 4th floors, some on the second (parlor) floor, and none on the garden level, which is slightly below ground. His experience is that the lower floor will stay comfortable if there's some cross-breeze. Thanks again.

So funny you should say that fuzzywuzzer. My main impetus for change is that blue gray clashes with the garden in summer. I love it in the winter against the mounds of white snow, but in summer - hate it. I'll get a sample of the Tudor. I'm sure I'll be getting a lot of samples. Last time, the front of the house looked like a patchwork quilt. Cyn427 - yes, I don't like the busy-ness either. By painting out the trim, I meant paint it the same colour as the body of the house. I'd love to change the trim colour to something creamier, but that would unfortuanately escalate the cost. trailrunner and lesterd, thank you so much for the links. They provide much inspiration. Even though I'm hoping for a slightly more modern look than the lovely painted ladies, it is wonderful to see what the colours look like on a house with siding. I'm on vacation this week and think I'll spend some time driving around the city looking for inspiration. Such a huge investment, I want to get it right this time.

Love your photos. Your primary concern is water infiltration, as others have said. That means check hard, and repair/replace the roof. Also, double and triple check the slope of the yard surrounding the home and make sure it drains away from the foundation. Then when those items are taken care of, you can start repairing window sills, sashes, door sills etc. If you want a book that touches on many different aspects of the old home evaluation and repair, consider "Renovating Old Houses" by George Nash. Our copy is very worn and proved quite useful at times when we redid our 1838 home. Most of your photos show little of concern to me. DO NOT let some roofer convince you that you need a ridge vent. They'll either install it, and it will be useless or they'll cut into your ridge pole. Whatever ventilation the house has had for the past 300 years was/is working just fine. And DO NOT insulate. The photos of the interior mostly just show plaster that has broken keys. That is quite repairable. Finally, I'd say that the peeling paint is from one of several possible causes. It could be water infiltration. Pay extra attention to the siding to roof transition. Your next possible problem, is that some misguided person may have plugged up vents/cracks that allowed the interior air to flow up thru the house. Now the moisture created by living is migrating thru the walls. That could be the cause of the paint peeling. The last possible issue could simply be poor preparation prior to the painting. All areas must be scraped down to bare wood or a very firmly attached prior layer of paint. Then apply high quality primer and re-paint. Good luck and check back here often. So I chose horizon gray which everyone online said was a green grey, lady at the paint store said it was a green grey, looked green in the can. Put it on the wall and, lo and behold, it is blue. Still like it, but very odd. I have the floor completely covered in craft paper. so I can't tell how the paint will look with it, but here's hoping.

Well, that was quick! Interesting, I just Googled Horizon Gray and it does look greenish online.

If you decide you aren't happy with it, before I saw your final post I was going to suggest Gray Mirage or Paris Rain as a couple of good gray-greens. Or November Rain.

Thanks, sueb20. Now that the sun isn't coming in as strong it is looking green again. DH came home and said, "nice green," so it definitely has green tones. Better get back to painting so that it will be done for her return. Anyone know where to get a cheap flotaki style rug?

I have several white ones from target - i can throw them in the washing machine (prob am not supposed to but it works) for a larger rug, I placed 2 of them side by side and with all the shag you can't see the seam -
