Thank you all for your help. I know our current couch is Italian Leather. We picked our color from swatches and we were given the choice of a bicast gloss/wax. That salesman was wonderful in explaining leather and the differant grades. It was a wonderful set. Conditioning it regularly really does help. I went in and talked with the salesman this am. He stands by this set. He explained to me what wear i will see with it. He said eventually since it has a layer of coating, that, that coating will break down and you will see wrinkles on the bend points. He was quick to point out regular leather does this aswell. Unfortunately i havent been able to see this set as they dont have it on the floor anymore. I remember sitting on it some time ago when we were in the thinking process. We did go to another store this am aswell. We found another bi cast set. It was in a chocolate brown, i did a scractch test on it. It was more gloss than our set i would say. It did leave a scratch, showing a litter brown. I am going to take my chances with the first set i posted. I will spend the 200.00 extra for the bumper to bumper insurance. If it cracks, rubs, stains, rips, anything it will be promptly fixed. If it cant be fixed they replace the couch. Lisa

DD and I went to Penny's today to get her some maternity clothes. We did notice lower everyday prices throughout the store. The same exact clothes were priced higher elsewhere and Penney's had the basic tops pretty close to the Burlington outlet prices. DD told me a client told her that Penny's was losing business with the $10 off coupons and "sales". Everyone waited for those and didn't shop there the rest of the time. They are trying to rebuild customer loyalty on everyday value instead of jacking up the price and lowering it for "sales" like Kohl's does. I hope it works for them. Their quality is much better than Kolh's. As someone who really doesn't like to shop I dislike Macy's store layout so I don't shop there any longer. I used to like it a couple of decades age before they turned the stores into a house of mirrors.

Ok no "won't last long! LOL Chris, I would totally agree with you except for a couple of things. One of our closest other friends happens to be a residential appraiser who lives in the same neighborhood. She has had brokers in who suggested a listing price and it was consistent with what the friend said. The area she lives in has 100 other houses that are identical to hers or were in 1960 and most still have the original layout and have not been expanded. Two are on the market with brokers right now and have been sitting priced above where she plans to price. She needs a certain amount for it to be worthwhile to relocate. She is making no commitments to relocate until her house is sold so if it does not sell she continues as she is. Her house is at the entrance to the development so while I think it makes it less desireable, it also allows more people to see her sign. So in her case the internet may not be as useful as the street traffic. In my area no one seems to have a gotten a handle yet on using the internet for FSBO. I have been looking for a new house for awhile and have not gone to see a single FSBO. Also she and her DH are in jobs where they negotiate for a living all day every day Finally, I have been looking into selling my house for awhile and she knows that. Although in my area signage is not permitted so I am less inclined to do FSBO (that and I get nervous with the idea of unvetted strangers walking through my house, her DH is huge so less nervous about that)Plus I have other skills including research ones that the average person does not have (not bragging, simply addressing your question) so I am usually considered the resident expert on a variety of topics. Also one of the brokers she had in is a mutual aquaintance who has been doing this for a total of 3 months! I have been researching this topic (although not how to do FSBO for the reasons noted above) for 3 years!

Some of you all are braver than I am !! I don't want to lose our realtor. For all the frustrations about this , I think she is good...probably the best real estate company in this area anyway, so if we lost her we would have to go to a less desirable agency. I gave her the copied posts and the next day I called her and she said she was reprinting them with the mls and price. She didn't make any comments about the forum posts I gave her though. I told her just to email it to me as an attatchment and I would take care of printing them and said I didn't mind. I dont' have them yet so that is frustrating. I guess theres two sides to the issue. She is working for me and so I feel like she should do what I want but on the other hand, realtors feel like if you hired them (the extremely competent professionals they inflatedly think they are) you should allow them to do their job and you should listen to their professional opinions. My opinion as a seller is, I'm not sure I want my neighbors knowing my business (price wise, as most neighbors will take them to be nosy) but at the same time, these days with the internet, they could find the info faster then walking over here to pick up the flyer. Most wouldn't come here if I'm home anyway, so hopefully if I get flyers, people that are interested are taking them. As a buyer, I would want the price on it and if not at least the MLS as long as I can get the info from realtor.com. I've come across a few houses I liked where I couldn't get the MLS to give me data on realtor.com or my Remax agents web site. In order to get the info I would have to join the listing agents site or call / email them for it; which I will not do. I do not want to speak to a realtor other then my own, and hate bothering her for things I can do myself. Yesterday hubby & I went looking at land. We saw a Caldwell Banker sign and decided to turn in the street. There was an info box complete with price & MLS. Even though it does not have a basement, we will consider it (at least until I walk it) because the neighborhood was very nice. Since it has a garage and some land, we may not need the basement.
