What do you make of this?

We had a couple through our open house. My realtor said they stayed for 45 minutes. They want to find a house before they put theirs on the market as 3 of their neighbors sold quickly and they want to have a house to move to. They discussed listing with my realtor and also possibly putting in an offer with contingency on our home.

My realtor is going to follow up with them tomorrow.

It all sounds like a bunch of bs to me.

Regardless what you think, if you want to sell your house, just make sure that your realtor is representing you, and you have the contigency clause and the kick out clause ( I think that is what it is called). You also might give them a time limit to come up with the funds/committment.

Why is it BS? Conditional offers are common where I live. Maybe you mean something else...

I never had any use for a toaster oven until I had no oven. I remembered the little toaster oven from my youth that made burned toast that my grandmother then scraped and buttered anyway. I haven't had a working oven in quite a while. I finally broke down and purchased a countertop oven perhaps the same size as the one Sharon is showing, maybe smaller. It wasn't a high end model, just an Emerson from Target. This Thanksgiving I did a 12 pound unstuffed turkey in it. I didn't think it was possible but it was. Since I carved it and froze the meat and almost everything for that meal I was able to do everything one item at a time. We had Thanksgiving on the sailboat where my son has been living in Long Beach since September. I find that it runs hot and I have to adjust the temperature dial down about 25 degrees. Also deep loaf pan quick breads will tend to burn on the bottom before they are baked through. So I divide the recipe into three mini loaf pans instead or use a small bundt pan. Glass also tends to lead to burned bottoms on my quick breads. We make lots of cookies, one-loaf quick bread recipes, pies and crisps and small bundt cakes. I haven't attempted yeast bread yet but I will at some point. I've baked pumpkin halves, and stuffing, and sweet potatoes. As long as the baking dish fits, I think almost anything can be baked in it. I don't use the mini cookie sheets one can purchase for toaster ovens, they are so small they are silly. Mine has a removeable bottom liner so I use that with parchment. It slides into the rack slot. Works fine.

What do you make ahead and what do you make at the last minute?

Guess because of the farm and time being a premium as well as oven space we got use to a lot of things made ahead. We usually have 12-15 people. I make my desserts (cakes, pies but not the Pistachio Salad) ahead and freeze them. Definitely make the cranberry relish ahead and after letting it set a day freeze it. It gets better with time.(Usually make several gallons for the rest of the year.) Sometimes I'll make up my crescent rolls and freeze them before baking but they are better fresh Then the night before I make up all my casseroles, (squash, sweet potatoes, onion, etc._ and get them ready and in the dishes. Cover them with foil and mark the temp and cooking time on them and put them in the frig. On TD I start at about 4 am. I mix up my stuffing, and get the turkey going. I cook my ham in my roaster, the turkey in the gas oven and the last 2 hours I'll use the electric oven to cook the casseroles. Veggies like corn, peas, mashed potatoes are last minute. Mom makes her Waldorf salad :-/ last minute usually so it doesn't get watery. Some of the family and friends I don't get to see very often so I'd rather be visiting with them instead of trying not to miss something in a recipe listening into all the fun in the other room or measuring while trying to have a conversation. (Not one of my strong suits. I always leave something out when I'm talking to somebody and cooking) It's not all fresh but a lot of the folks that come fix dinner out of a TV dinner box so they're always happy and stuffed with the fare that's put on the table. And I get to spend time with everyone.

I haven't tried it, but it sounds crazy and delish and healthy: Dark chocolate on beet salad... There are a whole panoply of Russian and Slavic words for different kinds of dumplings and buns, and I get lost. :) Some are regional and some have morphed over time. I never heard of pierogi until I saw a bag in the freezer section of Trader Joe's. I had to check my definitions because the only ones my mother made were pirozhki. I'm sure it was my grandmother's voice I heard when my mother said "pirozshki". (pier-ohzh-KEY ("pier" like the dock, long "o" (almost a "u"), zh like the medial "g" in the American way of saying "garage", shorter duration of the vowel "i" than the full amount we give to the word "key" (or the end of "donkey". It's a long "i" for a short time.) There are Russian dumplings very similar to pierogi with a different name, and so-called "Russian" pierogi with cabbage. PM, according to Wikipedia a pasty is made with pie crust and baked. Salteñas are a form of empanada, so called (as notes Wikipedia) in reference to their popularity as empanada from the Salteña, the woman from Salta. Like most empanadas, they are baked and have a short dough, but not pie flaky. It's the Salteña filling that's most distinctive. In many ways, empanadas are different from pasties, but are underlyingly the same. It's like the difference between English and American language. The same language but different words and accents. I would call pasties and empanadas "hand pies", whereas pirozhki are risen, fried buns (though some people do bake them) with filling. And a pirog is a whole loaf of yeast bread. But they're all dough wrapped around filling, as are all kinds of other pastries with different heritages and names. Tacos and burritos could also be on the list, though the dough part is usually cooked first, then recooked with the filling. And tacos are usually fried, though not risen. :)

An offer with a contingency like that doesn't seem like BS, or uncommon. Of course, their offer would be much less appealing to you than other offers without contingencies that you might receive.

It doesn't seem like a great idea to have your realtor also represent them, if they do indeed make an offer on your house -- you might let your agent know that you'd be uncomfortable with that arrangement.

It just seems like a lot for them to list their house and do everything they talked about. My realtor would list their house but not represent them with my house. She would have another realtor submit the offer etc.

It's done all the time. In fact until the housing market got so hot the last decade or two it was the norm here. If you got an offer without a contingency to sell you felt like you hit the jackpot.

I echo calliope's comment. The housing bubble created a lot of distorted behavior, and we're seeing a return to normalcy. At the worst of it, buyers were sometimes signing contracts without even mortgage contingencies---then again the banks were handing out mortgages to anybody with a pulse! Of course, if you had multiple bidders on your house, then the one with a contingency to sell would be dismissed. If you don't have any other bids on your place, then consider their offer very seriously. Unless you have a starter home that will attract 1st time buyers, a contingency to sell will not be uncommon.

While sale contingencies used to be the norm, I'd be pretty leery of that in most areas of the country right now. There are many places where houses are sitting for 6 months+. You should ask your agent for the average days on the market in your city to see what you can likely expect.

Do most people find a house they want to buy before putting their house on the market? These people are not going to put house on the market until they find their dream home. Then they will write a contingency offer. They are coming for a second showing this week.

Well, you could always keep the house listed for backup offers only. I've seen that done around here (southern nj) a few times. If for whatever reason the other people don't get their act together, or take too long, move on. Since you appear to be desperate to sell and have had zero other interest, I would go ahead. It doesn't appear anyone else is beating down your door to see your property.

You could take a contingency offer with a clause that says that if you get an offer from someone else that your buyer has X hours to remove the sale contingency or the contract is terminated.

Realistically, though, I tend to agree with stapleface. Your home has gotten zero interest from buyers and it looked like you were going to need to take it off the market since you couldn't list it for a price low enough to attract buyers. Given that it would seem you have little downside with a sale contingency although if it was me I would want to put in a clause like I mention above.

Put a 48 or 72 hour kick out clause in and they are just fine.

First time buyers can move from an apartment (or a friend's/relative's house) straight to a house, but many buyers don't want to sell their place before finding their house-to-be. Doing otherwise would often mean putting at least some of their things in storage, and moving into a rental, all in the hopes of finding a place they like better than their old house and at a fair price they can afford. I'm not saying everyone is like that: I myself am very conservative with my finances, so I don't ever want to run the risk of having 2 mortgages.
