YOu have a lovely house. I love the brick floors. The only thing I don't like is the furniture setup in the FR. The seating puts your back to the fireplace. I love your kitchen!

I can see why you got an offer on the first day. I assume the contingency was sale of their home first?

Wow congratulations! Its listed at 199,900??!!! You home is beautiful!!! No wonder you got an offer the first day. If you don't mind me asking, is that a comparable price for like homes in your area? If so, prices in your area must be pretty low. Lucky for you!!

this is super cheap for such a house. Even in a not-so-nice neighborhood here, this would be snapped up fast for that price...

That's the *exact* response I wanted from buyers. We priced it just low enough to create a flurry of activity. (5 showings in 1.5 days.) It's priced at the point that people are overlooking some of the "issues" it has because the price is so good. If we priced it higher (like 15k higher, according to what the other Realtors in my office were saying) then we'd be in a situation that we'd be under ALOT more scrutiny, and people would expect perfection. Plus, we'd likely sit longer while people weighed their options. At this price, there's such a frenzy that I believe we'll get asking price, without a lot of sticky negotiations. But we'll just have to see. There's another offer coming today, so we'll see how that goes!

Your home is beautiful. I haven't seen prices like that in my area for over 20 years! It never ceases to amaze me what a difference there is in the housing market across our country. You've done a fabulous job.

We're the anomaly for the neighborhood. The other houses have had minor updates, but not total renovations like we did. We're actually the highest price/sq ft in the neighborhood, but no one is balking at that, as they see why we're higher.

We're still significantly less expensive than new construction, so that's what's making our price attractive; we have better features than new, we're in the most desirable school district in our area, and we're cheaper (and bigger) than new construction.

Still waiting to see what this next offer brings.....

Wow, Reno. 2 offers in 2 days. Can you rub some of that good luck off on me? We're using the exact same strategy and had 5 showings scheduled in the first three days (including a holiday weekend). NOT ONE of those bleepin' SOBs showed up. There's another one scheduled for bright and early tomorrow morning and if they are blow-off #6 I may get cranky!

Mari, don't you wish you could charge money for missed appointments? LOL!! You'd make money one way or the other....

I've seen your house photos; you'll do *just* fine. That house is immaculate, with personality to boot.

I was just wondering if your bathroom floors are tile, lino, or what?? I'll be listing mid/end June and need to re-do my '84 lino floors. I got 50 lashes with a wet noodle when I mentioned taking the easy out and just re-carpeting with the bedrooms~yikes! ;o)

I'm not too far off geographically or price-wise from Reno, and it IS nice to have affordable housing. That home would fetch, what, about 4 (or 5??) times that asking price in a suburb within and hour or so of San Francisco? I shake my head in disbelief when I think about what people must pay for housing in some larger markets. I used to live in NYC so I am familiar with the "spectrum." Glad to be in the Heartland where the livin' is cheap!

I love your house! Did you do your own decorating? There are so many things I love about it, but one small thing I really liked was the window treatment in the breakfast area. Thanks for posting your pictures!

Hi, you have a beautiful home, absolutely beautiful. Tell me about your kitchen, are the cabinets white with a glaze? if so tell me how you did it. Oh and the backsplash looks amazing. Also the floor in the bath..... what kind of tiles are those? I am so impressed with your style and color choice, it is georgous and flows wonderfully. Please tell.

Pattycakes, the bathroom tiles are ceramic. I've seen a similar treatment in peel and stick, though, and it's just beautiful. In fact, Georgiagal has black and white peel and stick in her laundry room. Beautiful!

Annaclaire, I did all of it....with MUCH help from the Home Decorating forum. (I swear there's hidden genius on that forum.)

Poodledoodle, yes the cabinets are white (cream, actually) with a glaze. We painted them, then went back and glazed. To glaze, I slathered the glaze into the corners and crevices, then gently wiped it off. For the broad surfaces, I used an old paintbrush, and did long strokes, then again just gently wiped it off. The glazing process is more of a glaze removal thing than an application thing.

Again, the bathroom tiles are ceramic. I must have some hang up for checkerboard patterns!

Downsouth, we're moving (only about 1/4 mile away) because we need extra space, and wanted a larger pool. We bought a house that I'd been eyeballing for close to 2 years. It needs to be completely redone, so I'll have fun sprucing it up and giving it some style.

The paint color is Benjamin Moore "Spice Gold". It's one of my very favorite colors, as it's a deep, rich color, but not too dark, and it's very neutral. It only took me having to paint the dadblamed kitchen 11 times before I found that color!

Oh and a side note;

The first offer we got (that initiated this post) was the offer we ended up accepting. We were in a multiple offer situation, and just as 2 other offers were coming in, these first people's realtor called me to tell me that their house sold, and they'd be coming to give us an offer too.

Some things are just meant to be.

Hi Steph, I think someone else mentioned a peal 'n stick that was quite nice. Would you believe I already have the black/white in my laundry room, and it's a lime green color, very close to what georgiagal has. She's been a definite influence(on me)with some of her great decorating ideas. I've been on a few other boards/forums with her, and missed an opportuity to meet her a few years ago.

I'm going to make it easy on myself, and do a 2", 12" X 12" tile on mesh~no cutting involved. I'll 'fudge' if neessary, like under the vanity area. It will be simple, but new, and *that* seems to be what's selling, or what buyers expect.

Congrats on selling so quickly, although I'm not surprised. When I saw the exterior shots, I wondered why I couldn't find a house that looks like that. I'm not a fan of brick, but I love it. The colors are perfect.

I'm also not a fan of red, but you used it well. Not sure I could imagine another shade on the walls.

Where you talking about the Italia Stone I mentioned in your post?

I started taking pics of my house Sunday, and hope to have some interior shots by the weekend. I'll try to take shots of the Italia Stone. I'm really happy with it and wish we used it in the kitchen. It's a much better quality peel & stick then the regular cheapie stuff at Depot & Lowes although it wasn't much more in price.

I was just looking through the pictures of all your great decorating again.

I wonder what your buyers are going to think when they move in and realize that you took 50% (or more) of the style and charm with you! Of course, they will still have an amazing start with your paint colors, your lovely kitchen and your floors. Are you taking your window treatments or leaving them?

Deee, funny you should mention that. These buyers told their realtor that I had decorated the house to their (her) *exact* taste. She loved everything about the house, and doesn't want to change anything. (A welcome relief from the few buyers that came in and talked about ripping out the brick floors...argh!)

I was going to take the window treatments, but they really won't work at the new place. When we were hammering out the deal, I said they could keep them, and she was delighted. She loves my dining room plaid drapes the most, and was thrilled that I'd leave them. I'll probably end up offering to sell her a bunch of the decor as well. It just doesn't work in the next place. She may as well keep it here!
