My PB didn't follow the plan & I got wrong dimensions, what to do

Hi every one,

Please check my other post for spool plan & photos.

We just got the gunite done last week, I was taking measurements then I found that the width is 18" less than the plan (9'8" instead of 11'4") at another point the difference was almost 2 feet less.

It's already a small spool but that's the maximum we can go in my small backyard, now it's even smaller...

Any advice please

Sorry to hear about that.
The widest dim I see on the plan is 10' 10". Though that would still be quite a difference of over 1'.
At this point you either accept it and get what you can out of the builder, (theres that control system you were looking for) or have them demo it out and start over. A few inches is one thing, but that is ridiculous.

I looked up more on Roundup Plus - I didn't realixe there are so many different formulations. Maybe what jBaker used was "Roundup Concentrate Plus" which adds 0.73% diquat dibromide to cause faster burn down or the weed. Based on the following, I personally wouldn't worry about it. It bonds so strongly to soil that plants don't absorb it and it will not wash away or breakdown. Those passionate about organics will read this differently, but you wouldn't have bought the product if you were passionately organic. I expect those who view all non-organics as poisons would want to scrape off the top inch of soil that might be contaminated and throw it away, as it will never go away otherwise. Here's some info on diquat dibromide: ENVIRONMENTAL FATE Breakdown of Chemical in Soil and Groundwater When diquat dibromide comes in contact with soil, it becomes strongly adsorbed to clay particles or organic matter in the soil for long periods of time (Koc - 100,000 g/ml). The strong chemical bonds formed by diquat adsorption to soil particles make the herbicide biologically and chemically inactive. That is, in certain soils it is unlikely to be: carried away, or leached, by water seeping through the soil; taken up by plants; broken down by microbes in the soil in a process called microbial degradation; or broken down by sunlight (photochemical degradation). Traces, or residues, of diquat have been found to persist in soil for many years with very little degradation (8, 21, 32, 36, 40). Soil capacity for adsorption of diquat is so high in comparison to the rates at which it is applied that there is little possibility that leaching or groundwater contamination will occur. Field and laboratory tests show that diquat usually remains in the top inch of soil for long periods of time after it is applied (31, 32). However, there is also evidence that diquat has the ability to eventually use up, or saturate, all the available adsorption sites on soil clay particles. Groundwater quality can be affected if soil adsorption sites become totally saturated because water moving down through the soil can carry any non adsorbed herbicide into the groundwater. More research is needed for a better understanding of the potential effects on groundwater of long- term, repeated use of diquat. Wire fence cylinders work fine for sugar snap or shorter vining peas in the sfg. It's easier to reach for the pole beans than to push through tons of foliage to hunt for bush beans when they are planted in a large block. Here is one of my beds last year, before the beans even blossomed...they got much bigger and more tangled, and I had to finally pull the beets and carrots before they were really large enough, as the beans were crowding them out. I even had a little fence in there, trying to hold the beans back from the beets! The beans are in half of the 4x4 bed, 8 sf. and they were really hard to pick when mature. I totally relate to the nervous part. I take a long time to do things because of nerves. My DH says, "well of course it is taking time, you've never done this before". Very supportive. Here are the steps of my floor in pictures. I know this is beyond the scope of this post but here is a summary of my floor job. I have the tiled walls to do yet, and the sink (i'm making out of soapstone), and the cabinet man to install the cabinets. Getting the deflection corrected to accomodate stone tile. If interested in using a calculator for this go to the John Bridge forum. We added joist between existing joist. We screwed them to the subfloor on the top side every 6 inches or so. DH doing this awful job: 3/8" exterior grade filled AC (I think) plywood over 3/4" old subfloor and 3/4" fir tongue and grove. Screwed down 4"oc, though was supposed to be 6"oc, but I forgot those instructions :) so more work than needed: One of the many steps taken to waterproof my floor in prep for SLC, it is like water and will run out of your room into the basement or where ever: My heating wire installed. I calculated this layout almost to the last inch. That is because I drew out the layout several times to get it worked out on "paper" first (computer). I primed for SLC before I laid this out and again after the layout, being careful not to pool the primer (read that somewhere?) I also laid a plastic lath over everything and stapled it down every 4" or so, to provide strength to the SLC: Pour SLC, have help! Ditra down, before my patch repairs, I know you can do better than this :) Tiling: Finished floor. I used slate and Laticrete epoxy grout. Still need to caulk the threshold: If you haven't done so search for stacyneil's bathroom and the process she documents when she did her bathroom floor and the SLC job. Very helpful.

In a pickle! Architect didn't measure or include electrical plan

perhaps off topic but someone might profit from our experience: When we were in early planning stage, I happened to be on a committee with a local contractor. I mentioned that we were trying to think about DIY changes to our small tract house but didn't have budget for architect. He went off on an angry tangent, then apologized. His point was that companies like his have good people on staff who can help people like me for much less money. Our project included an addition, garage tie-in, basement, new windows and siding for the old house, and modified driveway. Landscaping and geothermal heating/cooling were also a part of the story but weren't necessary for design plan. We ended up hiring his in-house designer who created full plans and secured the building permit for us. Although we had a number of wrangles at certain points--primarily dealing with aesthetics and about reuse (ie, we didn't want to buy new stuff)--using this designer was a good avenue for us. I don't think we spent much more than you will be spending yet we got plans that we could modify as we needed to and I'm not afraid the roof will cave in after the removal of a bearing wall. The man knew practical carpentry and gave DH suggestions as to how to do the work, esp how to sequence the work. He suggested sub-contractors who have proved to be good ones. I went to a lighting store and talked to their lighting designer subsequently and redid the original lighting configuration, esp the substitution of pendants and flushmounts for recessed lights. DH did the wiring and we made a lot of changes to the switching. The kitchen itself was the subject of a two-month wrangle. The designer showed us a number of ideas which didn't work for me very well, then finally one came that was a hit. He understood general kitchen design pretty well but hadn't worked with a kitchen gardener before. We took his plans to cabinet shops, modified them some more, and ended up with a great kitchen design. The cabinetmaker (we chose the one recommended by the contractor) and I fine-tuned it. The aesthetics and materials are all restricted by our taste and budget. We had the right of ki-bosh at every step. (We're into our third summer on this project now but we're on the home stretch at last.) If we had wanted to, we could have hired the contractor and I think it would have worked out, although as with the subcontractors we used, it would have taken some wrangling to get our ideas taken seriously. One thing that can be a problem if you're DIY or semi-DIY: if you seem to be knowledgeable, the person you're working with might not make suggestions. You really need to solicit them overtly--"Here's what we are thinking about but we might not know all our options. Is there something we're missing here? Do you see a problem? Do you know of a better product?"

I wonder if they had to steer clear of the gas line. In any case, that's quite a bit off-spec.

We modified the plan a little to get 11'4" as the widest part (using the 6" property line) also the depth is 48"-54" under the water fall.
I'm using another guy for the plumbing & electrical,
It has nothing with the gas line, The gas line can move closer to the property
It's too confusing...

It really doesn't matter, since mazzy should have been invited to the party, when it came to make any significant changes. After all its his/her name on the check.

We had similiar issues with out pool build. Our pool was 1' short only 37' should have been 38' and our width was short by 1.5' 13 instead of 14.5' specified on plan. If I remember correctly the builder was aloud by CSLB to be "off" on dimensions tollerance by 10% and that was supposed to be acceptable. The biggest kicker in our build was that pool was actually located 4 feet farther east and 6 feet farther to north that was stated on our plan. However when legal battles arose, pool builder had yellow slip of paper where I had signed off on location approval. I visually watched them measure for 2-3 hours with lasers and tape measures ect. and I then I had to sign off on spraypainted diagram in the yard. In the end it didnt matter as I was held accountable for signing off on build location. Even though my pool is slightly off on length/width the biggest issue we had was it being in wrong location as well as being 12 degree askew from where it was originally on building plan. It floored me that the owner , not the builder is held accountable for making sure a pool is built in the right location. I assumed that a builder with 30 years experience could get this part right. Don't ever assume as we all know what happens after.

Being 1 ft. short on length and 1.5 ft. on width really wasn't a big deal, but when pool was placed 12 degrees askew, we were not able to complete concrete decking around the pool as stated on the plan or my pooldeck would have extended 5-6 ft. into side neighbors yard.

At this point in your build , I hardly think your builder will rip out and start over? I would just deal with it and maybe he can "compensate" you in other areas. but move on... Our build stopped for 13 months as I refused to pay my portion of the draw after gunite and PB issued lein on my property as well as initiated lawsuit. In the end builder lost the lawsuit and I was given a cash settlement to go on with and continue build with another builder. However, even though we were compensated , we were without use of our backyard for 13 months which is not easy with 2 large dogs and 2 young children. Even after receiving settlement, I did not have enough cash to continue build exactly as we had envisioned on original plan.. The only parties that win in litigation are the attorneys as they were both paid handsomely.
Do whatever is possible to continue your project as you dont want your family to be without use of the yard cause litigation takes forever..

I'm sorry you faced the same problem, but certainly I don't want to go through all what you've been through
You are totally right,

Mazzy.. thanks... thank God our project was finished 4 years ago. It ended up being 25K over budget and a 17 month long project from the start of dig till completion. In the end, it was completed as close as possible to our original specifications. You soon forget the headache and aggravation when the warm summers roll around and your sitting poolside with a cold one in your new yard.

Pics looks great. There is probably nothing you can do about the size of your spool, ours did not come out exactly as we wanted it in regards to dimensions, however the only thing we wished is to have more paver area for entertaining. Trust me your spool is plenty big for all to enjoy.
