I love your curb appeal!

I don't like your second kitchen picture. You seem to have a large kitchen and the angle of this photo makes it seem small. The blue in Office? music room? may be off putting.

All-in-all a lovely house and the pictures are quite good.

How quickly do tri-levels sell in your area? Or does three level mean something different in your area? Again with all the exclamation points. Realtors should be limited to no more than two per write-up. Also in the write-up some letters are capital, some are lower case. Again I wish Realtors wouldn't mix case. "newhardwood" is a typo.

I actually really like your shade of blue. I'd ask for any feedback on whether buyers are commenting on it in a negative way. Not so much trouble to repaint to a neutral if you have to.

There was someone on here awhile ago who had a very red room top to bottom too, everyone here was saying "paint it!" and after a year on the market his house sold the week after he finally bit the bullet and repainted it. Just something to think about.

Geeze, I don't really have anything to add to your listing. It looks great. I'm just amazed that you are driving distance from me (I'm in NY), and in my area, that is a $650,000 house with $15,000 per year taxes. No wonder so many people are going towards PA.

Seriously, me neither. That's a nice house, in a good location, with a great yard. And it's brick. Here in Dunwoody that house would be 500K at the minimum....

It doesn't look like a tri-level to me, looks like what we call a two story with walk out basement so you may want your realtor to re phrase "three stories of living" to say it's a two story with finished walk out basement, more appealing to buyers that way. It is a very lovely home, although I also don't like the blue, it wouldn't prevent me from buying the home, paint is cheap. Some buyers may feel otherwise and if you get negative comments on the blue paint, go neutral with a warm beige in that room.

It's a very nice house and I don't think having one room painted a color is a problem. I like blue, however. What is the blue room, though? Is it the basement, gameroom, or family room?

It would be nice to have a picture of the masterbath, bedroom. However, you have enough pictures to make people interested and want to see more.

Your listing looks terrific. You did a great job on your kitchen. (Are you TKO?) I'm not crazy about the blue room, but it wouldn't stop me from buying your house.

wonderful,clean,well-kept home...Nitpicking here, but i find the wood trim "jumping" out of the pictures..In some rooms,it isn't terrible, but in the rooms with "color", it is too much...The kitchen could have some more color in it..overall, it is very nice

I had trouble viewing the pics on your agent's site - I couldn't control the speed of the slide show for some reason - very annoying. I found your home on Realtor.com. Fortunately you listed with an agent who subscribes to enhanced listings so you have quite a few pictures there. The house looks great, but the blue room does kind of stick out like a sore thumb. Your home would be at least double that price here in southern Oregon.

This bugged me too. But, then, I'm a writer, so I may a little too sensitive.

I like Northwoods site better that the other local sites. I do have trouble with their slideshow though. I can't seem to keep it from moving. I like to look at the picture of the front of the house and then try to locate the house on Google Earth.

I love your house. Just move it a few hundred miles to my area and you'd be sold. In my area that would go for 700-800K.

Looks like FOUR levels to me, or are the dormers fake? (No third floor/attic?) No one could mistake this for a tri-level.

The bullets about room size and features are confusing. We don't need a sentence on each: "Bedroom is 12 X 12 U." Just list Bedrooms and their sizes. Does "U" mean up? "M" is main level? Didn't see anything with a "B", which I guess would be basement.

The blue room is 'memorable'. LOL

Sorry so slow checking back in. We're actually house hunting in our new area this week. We found a house we love and are putting in an offer tonight.

The house has 4 finished levels a basement, first floor, 2nd floor, and finished attic. The dormers are real. The attic is a huge selling point. Very rare for this price point, actually rare in general. It has a large bedroom and full bath up there. The basement has a finished room and a powder room. It's not a tri-level, so the wording bothers me too.

I would certainly have written the description differently, but I'm not going to nitpick...yet. I'll wait until we get back home ;-)

The house is brick front and to grade. That's standard for this price point. Four sides brick is usually well over 400K.

The Blue room is the formal living room area, but we use it as a music room. There's a upright piano and DH's guitars. It looks empty to my eye, so we could rent a sofa if it's a problem. I'm also not opposed to painting it. The basement is a bright red too. It would take 2-3 days to paint them. Think it's worth stopping showings for a few days?

No open house until the May 18th. Agents don't do them on Mother's day weekend. We're supposed to have several viewings this weekend, so people are still looking.

I am so TKO! I spent way too much of my life on this site. This actually our 2nd TKO kitchen. The potential new house has a gorgeous 99% perfect kitchen. I do get to obsess over backsplash tile.
