Oh, that's just beautiful, breezy, the tree blossoms *and* the view out the window (the window is pretty nice too!).

Not much to thank the PO for, they trashed the place. Maybe for moving out, though, I suppose, so that this little house could be saved!

I guess I am thankful that the PO didn't leave the house in shambles before we moved in. However, we have had soooo many problems for a relatively young house (water and mold damage anyone?) and looking back, we had a HORRIBLE house inspector (recommended by the RE agent - never again!) that missed all the problems!

I don't know anything about the tree but that bathroom is absolutely gorgeous, the view is spectacular as well.

Oh yeah, in about 50 years that tree will be growing through that window - my neighbors have a REALLY OLD weeping cherry - it is gnarly and HUGE! So is my really old Japanese Cherry - a monster (and some people up the street planted 5 of them right next to their house - if only they'd looked at the one along my driveway!)

WE planted a weeping cherry at an earlier home. I hope it is appreciated as well. Lovely tree and view.

The PO of my first house did a nice job of updating without ruining a 1920's cottage and of landscaping -- it was a great house for a first time home owner. It had some room for improvements, but no great need for them. I loved that house.

For this house it would have to be keeping the bank of azaleas across the front porch alive. Beyond that, it would be not replacing the faded and dirty pink carpet, the three different pink tiles in one bathroom or the pink and green wallpapers, even where faded, and not updating the very cheap builder light fixtures that didn't fit the house at all so that the house sat vacant for 6 months and we got a good buy on the house. We've made up for it now that there is now pink or green, the kitchen was gutted and redone, the pool has been replastered, the powder room is in progress and the master bath and utility room are next. But we couldn't have done it without getting the good price to begin with. :-)

How beautiful. There really isn't anything that symbolizes spring more perfectly for me than blossoms on bare branches. Trees around here don't really leaf out until mid-May, so the blossoms are such a welcome and extravagant harbinger of what's to come. From my kitchen table we look out at a star magnolia just beginning to flower.

The only thing we credit our PO with is not doing more than he did to destroy the bones of our old Victorian. Most of his sins (dusty pink broadloom) were easy to tear out. Unfortunately it was a much earlier owner in the 1940's who chopped up the house into an awkward duplex. We've spent the bulk of our renovation efforts restoring an earlier layout.

As is the view into the room from the river, I expect - any drapes in the plan . . . ?

Thanks! The views were the whole reason we bought this house out of the blue and moved our family. Totally irrational. Does anyone like the PO? About as often as they like their GC I suppose. Our POs actually had very good taste I think, but there were only two of them. So we needed more space and a different layout. Plus, as always, there are things that need to be updated. Rust bathroom marble anyone?

Gardenamy, funny you should say that. Our home kind of does look like a BnB, which is nice but also sort of odd! Most of the look comes from the prior owner who liked whimsy, octagons, round windows, things like that. I think, alas, we are very "taste specific".

Nat, that is our private pond (she says, puffing out her chest). That was the whole draw. When we first came to see the house, a big blue heron flew over it, gliding in the dusk. OMG, done. The pond is big, about 2.5 acres, 15 feet deep, spring fed, and my fave part, we have a little isthmus. The PO has a wonderful path and beds all around (and also way too many tree lights that I cant figure out how to turn on, and a lot of speakers ... ) In the summer we have 360 degree views of nothing but green ... in the winter two pesky neighbors faintly visible, but nothing a little arsenic in the well cant settle!

We re-used parts of the PO's bathroom. The windows were his. But it had a built in tub, like this: (our tub is better, his pre Columbian art is better!)

We yanked the tub and totally changed the floorplan, including a free standing tub, w/c and wide plank floors.

We kept most of his 7' sq white thassos shower stall with built in teak bench

But I had to redo one wall because i updated/replaced all the shower hardware. Very proud of myself for designing a tile to marry w old thassos.

Oh and in 50yrs it prob wont be my problem or i will be too senile to notice the tree has crashed into my tub.

Boylanite --- You know what they never tell you about these tubs. You cannot get out of them! They are all slippery inside and there are no edges to grab on to. I took one bath, fell and bruised my arm, and have yet to dare it again.

Lascatx - Im sure the new owners appreciate the tree, though they may not remember who to thank! Ahh, I love azaleas. And I am glad to hear someone is benefitting from this awful housing market! We are getting totally hammered.

Nope, I am not putting up drapes. I mean how often will i want to take a bath at a time when people are out there frolicking? Hopefully not often because I am not putting window treatments anywhere in my house (except the guest room, as I expect my guests will be normal, rational people).

I think it is a lovely view and the tree adds nicely to that. My only concern is that other rooms in the house may have a view of someone getting in and out of the tub (to the right, it appears to be an issue). Or the landscaper may get a really nice "bonus" some time....

Yes, well, I am only half jesting here. The POs had no window treatments and I dont want any either. We will see how that goes. We have been here two weeks and still a lot of workmen on site, which has meant mad dashes to my closet to get dressed!

Normally, the only people who would see the tub are those who are hanging out on the stone patio, which would be odd since there is patio encircling the whole house and most of it has seating or pergolas, and this stretch has none. The structure visible to the right is an indoor pool. (not us! not us! the POs ... and one of the things we haven't touched, they did a lovely job.). Even there the angles are such that you cannot easily see from there.

Still i am sure one day i will be scotchtaping an old bed sheet to the walls so I can take a bath!

Oh, we aren't benefiting from the current market -- this was 9 years ago, so it was good at the time. The tax appraiser seems to think we've not missed a year of significant appreciation so we'll be disputing valuation again this year.

DH met the owners of the house with the weeping cherry and got a bag of apples to bring home when he was out there on a business trip. I know they appreciated the apple and pear trees, but I can't remember if he said the weeping cherry was still there. It was one of my favorite parts of the landscaping we did and I would love to have one in a great place to enjoy like yours. Add the pond and the heron and I'd have fought you for it! LOL But I don't think you're anywhere near me. Love it and love what you're doing for the house.

I would not do much for window treatments either. I like open windows, but you could put a pleated mini-shade that can be drawn all the way up or down and used for any few times you do want privacy without adding any noticeable treatments.

One of my Easter guests wrapped herself in the dining room silk draperies during dinner. So your expectations about window treatments, guests, normal, and rational might be a tad optimistic.

Mtnredeaux, thanks so much for posting this! It took me on a wonderful stroll down memory lane. My parents had a weeping cherry willow at the last home I grew up in. It was so beautiful in the spring and great to sit under on a hot summer day and sip some lemonade. They had a magnolia just outside the kitchen window--another beautiful tree in the spring!

PO's for us were Dh's grandparents. We're alwasy finding little signs of grandpa's handy work, and we can thank grandma for her 200+ hours of labor on the woodwork. There is an actual number, I just can't remember what it is. She kept track of her hours working on the wood.

It's what makes dh want to stay here forever so that is my only frustration with the PO's. Now I want to move to Connecticut and get a weeping cherry tree and a private pond and build an ultra modern kitchen like coastal_modern_love's. But I can't unless I leave my husband. Decisions, decisions....
