We need more than the MLS#. Is it on Realtor.com? If so we need the MLS# plus your city. I tried searching Realtor.com using that MLS# in the Houston area but came up empty. If you post a link, please use the Optional Link URL box at the bottom of the page.

And I don't know why there are so many exterior shots. Have you asked the agent? Perhaps the agent thinks the yard is the home's best feature.
The formal dining area should have a much larger table. Right now it looks more like a game table. In the picture descriptions the agent calls the area adjacent to the "formal dining area" the den. That seems odd. Usually the formal dining is next to the living room. The word "den" connontes a much smaller room.

If the link above is correct, the link didn't stay. I did put the MLS in realtor.com, also went to the listing agent (Remax by the bay) - at the remax site, no properties came up with that MLS #.

Have they any people asking to see the house? If so, what do these people say?

If I'm looking at the right one (the same as Terriks), I agree that there are lots of exterior shots, way more than necessary. The interior shots are kind of dim.

One thing - just how close is the house to I-45? It's either very convenient to the highway or there may be a noise factor.

Well I think the yard is probably showing nicer in the pictures than the interior. It looks like a larger than average sized yard in Houston so could be a selling feature.

The interior looks clean, but rather dark and gloomy. I think the brown carpet and dark furniture doesn't help. Could the pictures be re-taken during a sunny day when the sun hits that side of the house.

If I was looking for a house I would pass this one over due to all the brown as I really dislike brown and find it depressing. However, it is very common I guess in the US and TX to see that so I'd let somebody else be a judge on if that is really an issue or not.

The kitchen does look a bit outdated, but not much different than many other listings so not sure if that is a big deal or not. The only thing I'd think they could consider is removing what little things are on the soffits. I can't tell what it is, but it doesn't help the pictures.

How about a picture of a bathroom if they are not small?

Sounds like they should have negotiated the first offer. Since we can't be sure which is your listing, I'm going to say that the first offer is usually the best. This is a prime example of why an offer should always be countered and an attempt to negotiate. Since they've lowered the price, even if not by 10K, they will probably get less than the original offer.

Hoping you provide the info for the MLS listing. I'm not going to look at photos when we're not sure it's the house.

sorry I had to sea-gull. Yes, that is the house. It is about 10 minutes to the actual freeway....yes, there is a lot of 'brown'.....i.e. the carpet, for one thing.

I think it is pretty much in the same basic condition as when they bought it....same carpet (I think), the entire interior has been repainted.....the small table is like a card table - they had already moved most of their furniture. I know the paved area was added and possibly the patio cover. I think they put in a new sink & faucet in the kitchen, not sure about the countertops. Possibly some new stuff in the bathrooms. They may have redone the firebox also.

It truly is a 'dining area'.....sort of a nook type space between the den (family room) and the kitchen, although there is also a space in the kitchen for a small table (not really a breakfast room), more of a nook. There is no formal LR or DR

They do have a huge, wonderful yard and for anyone with a boat or RV a great place to park it..or for a family with small children I am a bit surprised at their asking price tho. I really though it would be listed for less.

I agree they need more pix inside and better lighting.

The listing on the Remax site (finally came up) looks better when the photos are large. The kitchen cabinets are dark, not nuts about the yellow, would rather see a more neutral color and different curtains would brighten the room.

Looking @ the interior pics, it looks like it needs updating (carpet, cabs, appliances, etc.). That big fenced yard is a selling feature they're hoping will attract buyers (of which one hopefully will like it enough to purchase and then spend additional $$$ on top of the purchase price to update).

Rip out that brown carpeting. Take down the FR/dining area drapes. Show a floorplan. Drop the outdoors shots to two or three -- definitely eliminate the side shot with the smudges (mold?) along the lower portion of the house. Take new photos. Bring in more lamps. Brighten up the shots.

This is a perfectly nice 3 BR 2 bath home. We just can't get past the ugly, dated carpeting and drapes! (I don't suppose there's hardwood or tile under all that brown, is there?)

probably concrete under the brown carpet....what if they offered a carpet allowance? The range is brand new, never been used. window treatments could come down easily tho. CM

The description of the house on the agent's website leaves much to be desired and, with most of the photos being of the outside, it makes me think there is something wrong inside:

Camper/additional parking, plus generously-sized backyard, and 3bedroom, 2bath, 2car garage need new owner(s). No MUD tax, has mature trees, and lush lawn. Covered back patio is a restful sanctuary for early mornings or reading in the evenings. This home is clean, well-kept (even the inside of the garage was recently painted) and could be available for immediate move-in if desired. New range/oven being installed 5/07. Property located within minutes of I-45, Bay Area Blvd, and Friendswood.

The carpeting allowance is a possibility, but most buyers have zero imagination and won't realize how spacious that place would be without the brown carpeting. How about ripping it out and staining the concrete floors in a tile pattern in a light color? That would brighten it up, and a buyer could either keep it like that or choose to tile or carpet it. A couple of area rugs on stained concrete: Pretty.

Too many outdoor photos, the bathroom photo is horrible. The realtor should have at least moved the shower curtain to the side to show the step down tub. The bedroom photo shows only the bed and not the room itself. The FR looks dark and dated with the brown carpet and the outdated drapes. The drapes should be pulled as far aside as possible to show how much light comes in.

Here's an update. The couple that made the first offer wouldn't consider my brother's counter and walked. Now that the price has been lowered they came back, countered, and there is a contract! Yay.....the offer includes a carpet allowance.
