Contingent offer and FHA financing

Got an offer today on our cursed house (see thread "what to do at 160 DOM"). The offer is contingent on their home selling. They are from out of town. Their house is under contract..their closing set for 4/20...ours would be 4/23. But they have FHA financing. I have heard horror stories about the paperwork and inspections for FHA loans. I did read that it isn't as bad as it was a few years back, but that it is still kind of a pain.

We're trying to decide what to counter with. We just lowered our price by about 4%...they have offered 4% less than our current list. Trying to figure out if we should counter with our LP since it is contingent on their home selling. They would have 48 hours to firm up if another offer came in. Or do we not even bother with it at all.

Any words of wisdom out there??? Anyone been a seller to an FHA buyer??
