What if Realtor buys my property?

Hi - We are in the process of listing a property. We interviewed 3 well-known, successful local agents and decided on one that has a good sales record, a good marketing plan with tons of advertising & enthusiasm. We have not signed any paperwork.

Here's the thing - they might be interested in the property themselves. What would happen to the commission structure if THEY bought it once we sign the contract?

Should we ask them to make an offer before we list - while it's still FSBO (sort of)? List them as an exclusion for the length of the contract (6 months)? Obviously I would not want to come off our asking price + pay commission to the same person.

Also, do you think there'd be conflicts of any sort?

How would we address this in the contract?

Any input here will be greatly appreciated. We have no idea how to handle this. We considered not using them, but honestly they are the best in our area. Maybe they are not really serious about it & it's a moot point - who knows. I need to know what I need to clarify with them prior to signing a contract.
