How to make realtor selection a business transaction?

We are approaching DOM of 365. First 6 months we went with well-known realtor who evidently was too busy to do much for us. I also think he truly did not price house correctly and since we are first time sellers, had no clue. Looking back, it would have been nice to hear "price low, sell quickly" but I know every house is different. The 2nd six months we got referral from friend for his brother to 'take a look' and the brother ended up taking the listing. Now it is still not sold.

I don't think we selected our realtor correctly either time. Where should we start?

We were with locally owned large regional company and now with Coldwell Banker.

What are the advantages of national vs. local and vice versa?

Also, we have heard the local companies encourages their agents to sell their listings rather than competitors listings. This seems obvious since the local company will get more $ but ultimately it is the buyer who selects so...

How much weight does the company you list with hold?
