I think maybe the unknown yellow rose is Sutter's Gold? Although it usually only blooms in the Spring, it may be because it is too shaded where it is, and it is very old - but with all the rain this Spring, maybe it will bloom some more this year - we'll see. So I'm not ruling out that this rose can rebloom. Sutter's Gold was an AARS winner in 1950, and the original ownerof the home planted AARS winners. Sutter's Gold is supposed to be very fragrant, but while it smells nice, it is a tea rose fragrance, which never smells strong to my nose. I have a Peace bush and they are very different looking - I know it's not Peace. Also last year I found one very round orange hip on the bush. Does anyone know if Sutter's gold has orange hips?

Hi Allison0704, I came across this thread while looking to see if you had posted other pics of your beautiful house. I read everyone raving about your kitchen and found those photos. It is absolutely beautiful! I can see why you are happy in your home. My job puts me in the middle of your type of situation, between the ARC and the homeowner. I manage an Association and their facilities in Georgia. Given that I have not read your governing documents, but having read your posts, I would say there were probably lots of mistakes made on behalf of the Association. I'm glad that you have worked things out to your satisfaction. Unfortunately, volunteer homeowners, whether on the ARC or Board of Directors, are considered the "scum of the earth" by some residents. Seldom have I met any who is there for reasons other than the "good of the community." The more homeowners become involved with the running of the Association, PRIOR to the developer leaving, the better off your Association will be in the long run. Developers have total control until they turn operations over to the homeowner HOA. Those departure circumstances should be documented in the covenants. Usually, that will be upon reaching a certain number of years or when there is only a small percentage of properties unsold. I do not want to paint a broad brush of all developers, but some have been known to leave HOAs totally bankrupt. It can be a very difficult situation for the homeowner HOA, if you are not prepared and are surprised by what you find upon their departure. I wish you and your neighbors well. Again, I'm glad you worked things out and I will continue my search for photos of your beautiful home.

Yes, it is fun seeing all the progress! Tx for the tips on taking pictures. I am taking lots so that I have that for future reference like you mentioned and so I can make a scrapbook. I agree with you on the swimming privacy. Unfortunately in this neighborhood you can only have 5' fences and they can only be either black chain link fences or vinyl fences. I would definetly like a vinyl fence for privacy but they are so expenses since the size has to be cut down, etc. Since we are spending so much on the pool, we will landscape some about the screen and maybe put up a fence later. Now I am working on my research of plants, etc. so I can get some nice stuff put up after everything is completed. Gunite was done today. The majority of it was covered due to rain so I can't get good pictures of it but once that comes off, I will take some and post then. Right now I peaked under the cover a little and I am pleased that I added that additional step to get in/out of the deepend swimout and the height of my additional bench in the shallowend for sunning purposes.
