In shock - DH wants new DR table, so which one?

While debating what kind of rug to put in the dining room, I mentioned to DH that I was pining for a round table to better fit in our square room. We're both conservative about spending money and my practical side usually keeps me from splurging. However, this morning DH said he would really prefer a round table. After looking today, I agree :) Here are some options we saw - we like them all, but I want to make sure the table isn't too "refined" for my chairs, which are substantial in size. I'm thinking the tables with hanging edges balance the chairs a little better?

Thoughts?

Millender: saw this on the Web tonight and have no clue about price. Seems like a good fit, as the chairs in the photo are close in style to mine.

Council: the most expensive, unless Millender is higher. This photo doesn't do it justice, but the top has a large inset star, which would mimic the upholstery. We would get a 60", which doesn't have the leaves.

I like the style of the first table with your chairs, but not certain about the stain colors? All are gorgeous, as are your chairs. Lucky girl!

leahcate - I should have mentioned that they all come in a variety of stains so that will certainly play a part in the decision. I doubt I can get an exact match.

I also should have mentioned that there is a matching round table from the original manufacturer (Leda, in Canada) but I'm having trouble getting information (like price and size) from the company. We bought it from Danker (closed, I think) in MD about five years ago and I've only found one retailer in NJ. When I called, they had no information.

You can pick out that filler depending on what they used - I tried it just to make sure in case we wanted to use something else/tile in the future as I used a lot of screws. I didn't want the kitchen higher than the living room. It would be a nightmare to do, but you can do it. The luan is what is causing the problem - that needs to be pulled up and replaced with plywood not luan. Standard practice is luan and no one we talked to was willing to use nicer plywood even at our insistance. Luan is the smooth surface - the didn't need to use something different. We made the choice to use better plywood as we choose DIY/better materials with the money we saved on labor (so, we probably aren't saving any money and its a lot of work, but we are getting some better stuff). Even if you put the vinyl under the cabinets, vinyl is easy to cut, but it also depends if they used the glue down method vs. tape. We taped ours down just in case I wanted to change my mind in the future or we ruined it redoing the hardwood floors or something else given we are redoing the rest of the house. We glued our one seam under the fridge and we probably didn't need vinyl under there but we have the ice maker and I know what's under there (I also put it under the oven but not dishwasher except where I could reach). The real questions are how did the put it down and they probably are trying to do what is easiest for them. I would want the 1/4 inch luan removed and replaced with 1/4 plywood, screw down (not nail) with deck screws so they will not rust and are solid and they need to be counter-sinked, it filled (let it set for a few days), sanded smooth, then use the tape method for the vinyl, cover with molding. (I did everything but lifting the plywood and the molding myself (husband did that), so it is an easy thing to do, so don't let them tell you how hard it is and I am not a big woman). Putting down vinyl is one of the easiest things we've done (and windows surprisingly). Debi, were you the one who they put the wrong color in? If you were, I'm not so sure given this is the second mistake, I'd want them fixing it.

The most important thing about pull out faucets are the washers. More expensive models have ceramic washers which keep water from leaking at the joints on the faucet. A good quality faucet will last 10 years without replacement. It is definitely a case of you get what you pay for. I've had bad experiences with both Moen and Delta and of course I'll admit I was saving money by using them. They do not use ceramic washers, at least the models we used didn't. So, look carefully at the product and compare carefully whatever you are choosing. After spending so much on your kitchen, spending a few hundred dollars more for something that you use multiple times a day, is an investment that's worth it.

jkom, You seem the to be the only one with an understanding of the structural bracing necessary in an earthquake territory. The earthquake issue poses very real and expensive challenges in updating old houses. Do folks in other parts of the country not worry about crumbly concrete? I have only lived in the Pacific NW. It is actually quite common to see old houses lifted up on jacks and have the foundation re-poured and the house set on a new foundation. Our GC told us that it costs 50K-100K to do that. Since that is quite commonly done, my DH's proposal is to rotate the house at the same time if physically possible! In a $1mil house, it is a doable proposition. We live in a remodeled 1950s house right now. We took off all old lap-sheathing under the old siding, placed structural plywood sheathing with bracing everywhere. We had to get engineer's sign off prior to starting the project... We bolted framing to the foundation in the basement before finishing the basement. Our current house has been 'earthquake retrofitted'. It cost A LOT of money without really increasing the value of the house. When you go to sell the house, most people (young buyers or people from elsewhere in the country) don't realize what it takes to do that. We have friends in the SF bay area, CA that bought a house with the idea of total remodel. When they started to rip out things, they discovered that the foundation was damaged beyond repair and the previous owners covered it up to sell it. They actually demolished the house, then rebuilt on the lot. They sued the original owners... Our friends ultimately won the case. I think our friends with really deep pockets may have ended up paying more money in legal fees than what they got out of the settlement because they were MAD about the fraud. These things happen, buying things that are beyond what one had anticipated. I am putting a big padding number to not be surprised, hence my $500K to $750K number to update structurally to not have a total loss.... Anyhow, old houses with structural issues in an earthquake territory is a sad thing. There was an amazing old house on a steep hill in my neighborhood with really a stunning view. WAY WAY better than the one we are considering. The house was used as the Italian Consulate in its heyday. It even had a ballroom. Due to structural issues, the person who bought the house ended up donating the property to the city and the house was demolished, and the lot subsequently became a park. I think the tax break they got from the donation was easier to swallow than what it could have cost to restore. One of the due diligence we need to do is to see if we can get a reasonable earthquake insurance on this property. Many old houses in Seattle cannot get ANY earthquake insurance unless you do the extensive earthquake retrofit. For those folks not familiar with earthquake premiums, you buy separate earthquake policies in addition to the regular home owners insurance. The premium is usually equal to the regular home owners insurance. The deductible is generally 20K or more on an earthquake insurance. We have multiple rentals and we carry earthquake insurance on all of them. It costs several thousand $s every year for that! After what happened in Japan and Katrina, we are unsure if the earthquake insurance will actually be helpful if the city was a TOTAL disaster to the point where bridges fell down, tall buildings tumbled. But alas, we play by the rule and hope that the insurance companies also play by the rule.

Your furniture is absolutely lovely and I love the fabric you've chosen for the chairs. As much as I love needlepoint for certain things I have a feeling it might give your furniture a rather old-fashioned feel which would be a real shame. I wanted to mention two things that have to do with your furniture and room, if you don't mind. The first is that I've read that glass on wood is not a good idea because it doesn't allow the wood to breathe and the wood will be harmed. This might be something you'd want to check out. The second is your carpet which, frankly, doesn't quite do justice to the gorgeous furniture you have now. Something like a richly colored Oriental rug which is large enough to accommodate chairs when they're pulled away from the table would give you a really gorgeous look. There are probably some good sale rugs to be had now or you can look at other sources such as Craig's list. I hope I haven't offended you by straying off the subject and mentioning this. Congratulations on acquiring such beautiful dining room furniture.

I was following your rug thread, with interest.

Just my opinion, but if I were looking at tables in that price range, I'd split the money between the rug and table. You could still get a great round table, something like Drexel/Heritage and have enough left over to splurge on a hand-knotted rug instead of hand-tufted.

I'm just a rug junkie, though. :)

I like the first one too. Actually all three are beautiful. I'd check out the pricing though, I am amazed at how expensive these dining room tables can be. Do you use your DR alot? I have a fairly inexpensive table in mine because its a room we use twice a year and I just wanted something that looked "nice" to fill the room. Once you get pricing you can decide which one fit your budget best.

Actually, it's just two of us, but we use our dining room daily to eat...because the kitchen area where normal people have a table holds crates for our five Goldens :)

In fact, the dining room is sort of our escape - one dog-free room where we can have higher-end furniture and artwork. It's definitely our "splurge" area. So, we're okay spending more there, since we have to think about dogs when furnishing the rest of the house.

The tables I've shown vary widely in price but several are relatively reasonable because the manufacturers are having a difficult time. The Council table is way more than I'd spend, but I was curious what people thought.

Parma - I'll still need a new rug, but a round one instead :)

My vote is definitely for the first table, Millender, which I think is totally gorgeous. I'm curious, though,why you think you must have a round rug. A rectangular rug looks great with a round table, as it does with an oval one which is what I have. Please do consider getting a rectangular rug will will play off against the roundness of the table. Round table and round rug = boring (at least in my humble opinion).

Number 1, as well. The legs on it are the most complementary to the legs on your chairs. I agree with the above posters about nixing the round rug. The rectangular one will give it a bit more interest. Just MHO.

I think you could do whatever shape rug you'd like.

I was looking at a rectangular one, to go with my round table, but then Les nudged me into a round. That's what DH wanted, anyhow, so it was an easy cave on my part.

Being a fringe lover, a round was nice, too.

So, the round table by our set's manufacturer only comes 48" with an 18" leaf that would make it an oval. Not really what we want, and I can't see it (or anything similar) in person. Leda gave me the name of one dealer (no samples and is over an hour away) and has ignored multiple requests for others). Honestly, I'm hesitant to order given their reluctance to provide information. Our set was a floor-sample steal five years ago but I have no idea if the quality is the same now.

So, it looks like we'll have to go with a table by a different manufacturer. I'm still scouring the Web sites to make sure I haven't missed anything.
