Most landlords know you care but these are temporary homes. We don't expect you to rent the place if you don't like it. It is your decision, you can't expect to come in and renovate it like it was "your" home. If we did make it like our home you would like and appreciate it but the next person may trash it. We just did the basics and left it move in clean. That was the top compliment of our renters, even in the low income area. We did not buy in the low income, my husband rented in a temporary housing development put in by the government for A/C workers during the war. When it was no longer need they could not tear it down because it would displace to many people. When the government sold it he bought the one he lived in. He never got rid of anything even homes he had lived in.

Well, I don't love mine- but it could be as old as 30 years+. We've been in this house 13 years, and it was already there and well-used when we moved in. When we gut the BR I guess maybe we'll find out if there was anything else there before. And it's more because it is tiny- inside dimensions of 28X30. Certainly don't find it stains- I used a steamer and Oxy-clean to get PO's dirt off, and try to squeegee it after each use- DH couldn't be bothered- not worth nagging him as we're replacing it soon anyways. My Mom built a fairly high end luxury home and put two in her two guest baths- She loves them and definitely the ease of cleaning is an important bonus for her as she approaches her 80's. (In fact, she may have one in her Master shower- I've just never been in there!)

The answer depends upon the details: - A prefab shower surround will probably be your cheapest option (and while they lack in looks, they're super easy to clean). - A builder-grade tub/shower combo would probably come in second lowest. - A shower-pan-flooring with tile walls would be next in line. - Then an all-tile shower (of course, that depends upon whether you go with economical tiles or not). - And most expensive would be a nicer-grade tub with a shower. And with any of the above, you get into the question of what type of shower head you're using. A simple shower head can be had for less than $100, whereas a handheld on a pole is going to be more, and if you want a rainshower head in the middle of the shower in addition to the "regular shower head", that'll be more still. So, really, it depends.
