@K paulson, I can't say for sure without seeing it a bit closer, but I'm about 95% sure that only your casing is oak. Those look like common pine windows. As far as painting, its not uncommon at all to paint them and is not subject to any major problem as such. Basically everything that you can see and touch when the window is closed can be painted without any issue, and actually a little farther into the jamb than that. The grids will be a pain (removable?), but other than that, pretty simple stuff. Just a lot of taping and prep work.

Thanks for the input, everyone. Irene - thank you for sharing the pic. I fell in love with the trim and that's what we're going with. Elizabeth- once you mentioned too modern not to have casing, I looked at it from that viewpoint and I agree. Girl: the reason for deep sill is probably an added layer of insulation, as is the case with my room. Ours is a split-level ranch, and this new bedroom was previously a double integral garage. The windows are where the garage doors used to be. Once we studded out the walls and added a thick layer of insulation, the result is these deep set windows. I personally love it because any extra space for more plants is a plus in my book! This reno allowed us to create a large 4th bedroom, and a nice size mudroom/laundry room on the other side of the bedroom wall. I'm very excited :)

Just had a custom home completed, and walked thru many in different stages of build from the same custom builder. My home is all wood plank tile, no carpets. It was laid before cabinetry and baseboards so its under all of the cabinetry, it looks perfect, no gaps . Im not sure why there would be. Went thru other homes that the tile was put down to where it looked like the layout for the cabinets would be, but underneath wasnt completely tiled. The tilers do take into account where the appliances slide in and tile those areas. I cant imagine a new home built with appliances tiled in. I never saw tile butted up to any cabinets. In my opinion, its normal to not have tile completely under your cabinets, but i think that its perferable to have flooring run under your vanities and kitchen cabinets in case you need or want to replace with something of a different size. An example would be replacing a vanity for a smaller one or one with legs, or at some point redesigning an island, you wouldnt have to match (almost impossible) or replace the flooring. If you have a choice and its in the budget, tile the entire floor (IMO). We didnt request a full floor lay, I think that it came down to when the materials were delivered, and keeping the subcontractors on schedule. Good luck w your build. ETA If you have any questions or concerns about your build, have a meeting with your builder or whomever is managing your build. Dont waste your time here when they can answer questions about your particular concerns. All anybody can throw out here are their own experiences and opinions.

Waht is behind the wall on the left? IMO what ever it is there should be awindow there .Do the same trim on all the windows so like the one on the right. This is kind of MCM so do you want to go that direction? I think that left space was agarge wht isit now. IMO as long as the driveway goes there it will always look like a garge . I need to see a pic from further back to see if there is a way to change the parking. Post the pics here in a comment DO NOT start another post.
