My parents house is like that, but there’s a wall with a wide doorway into the area with the vanity, so it’s open but also easy to close off by just putting a curtain rail up. It’s also oriented to the room such that if you only use enough light at the vanity to wash your hands for a midnight potty run, it really isn’t enough to bother someone in the bed if you place the bed sensibly. Getting ready in the morning would be trickier if you needed to do makeup and so on so needed proper lighting, so that’s where a screen or a curtain would come in.

LisaMac- JuneKnow knows. What is that saying about throwing good money after bad? Not that your house is bad of course, it is perfectly fine as is, but just not for your current needs. It would be great for another family at a different stage of life. Do you think you can just hold on and do a serious search for a one-story home? Would you be willing to look outside your immediate neighborhood to find it? How aggressive would you be to look? If I were in your shoes now, I would drive around every single weekend and if you see a ranch house that looks to be the size you want, slip under the door and in the mail box index cards you had printed that says something like, "My husband and I really like your house! If you are thinking of selling your home, please contact us, we are interested in purchasing it to live in, please contact us. Sally and Joe Blow, Phone, email." Then you may get contacted by the owner or the real estate agent as these people decide to sell, or if they pass away. You can also contact a real estate agent that specializes in the geographic area you want and tell him/her that you need a one story home and specify the other things you need, e.g another full bathroom and bedroom not right next to the master but not at the other end of the house that will allow you to dress without awakening your husband. Or whatever it is that you want. For sure, you are not the only couple with different schedules, you may find what you are looking for. The other thing is, assuming you are willing to sell your house and buy another house that is all on one floor. Are you willing to compromise to get that one-floor house, such as less bedrooms? Even if grandchildren sleep over, you can use bunk beds, kids love those. Even bunk beds with trundle beds. If your husband needs a workshop you can have one added to the back yard with a big shed with electricity added to it unless you find that miracle of a three car garage. So you can do a three bedroom house instead of a 4. it is something to think about, because it seems the pros here have told you that you can't achieve the re-model you want with the money you have to spend on it. (One thing you should know, just because someone doesn't have PRO next to their name doesn't mean they aren't a professional. Some people prefer to be anonymous.)

Hello all! I am really struggling trying to decide on a paint color for my master bedroom and master bathroom. I want a tropical/beach themed bedroom and the same for the bathroom. I keep going back and forth between a dark blue, medium blue, and/or a light blue for bedroom. I really like the coral (orange) tone for bathroom so I am set on that, but for the bedroom, it's a struggle. My furniture in there is dark mahogany wood and my curtains will be changed once painted to a white sheer curtain. Below are pictures of the two colors together with dark blue or light blues. I would like the two rooms to coordinate. I like the Periwinkle with the Sociable and the Moonmist with Sociable, not sure on the dark blue but all of the trim in my room will be painted a bright white as well. The last picture is of my room.

Your second bedroom layout is so much better because you'll have windows on 2 walls in the bedroom. However your closet is barely a walk in with it only being 4'6" wide. Very tight. Also clothes can't turn corners. The toilet room doesn't need 8' in length. Again poor design. Your shower doesn't need to be 6'. If you make it 5' and then add 1' to the closet, that would be a better use of space. Actually Marks layout is better except he has a thing against toilet rooms. I'd switch the shower and tub and then enclose the toilet in his version with the wall of the shower being solid. (Glass walls look good but are a huge pain to clean.) As for your whole house plan, there is so much that could be improved. Your kitchen with the dog leg island and the second island is awful. Not bad. AWFUL! As in really poor design and going to be a real PITA to cook in. Also, these plans were custom drawn by an architect, just to put everyone's mind at ease. I gave him the layout though, so you can't blame him for the layout, only for not correcting my ill-conceived ideas. Well it's obvious he wasn't too good in the fact he wasn't willing to let you know why the design was bad. A good architect would have suggested other ways to make the design better and helped you to see why this was not such a good design.
