Any Advice for a New Build - Punch List walk through - I'm buying
Comments (13)Violet- There are two kinds of things at issue here: 1) the stuff that is obviously in need of fixing and is often cosmetic, like small finish details, and 2) stuff that is not obvious that may be hidden or may develop in the future. The stuff that falls in the first category is on you: he wants to be done with the project and you need to be observant enough to tell him whether there is anything that doesn't meet your quality standards that should be fixed now. Take your time, do the type of identifying walkthrough beforehand that others have suggested above, and then go through a second time with him and the punch list. The stuff that falls in the second category may not be obvious to you or to him, and that's where a warranty comes in. Do you have a warranty or some type of guarantee in writing about what happens if stuff other than on the punch list shows up in the first year and needs to be fixed? Have you discussed this with him? I understand your concern, but I also understand the contractor's viewpoint: he doesn't want you calling him back every couple of weeks after the job was supposedly completed because of some minor sheet rock ding you didn't point out on the walkthrough....See MorePunch list 3 months after move-in
Comments (31)That is atrocious. Really bad. I had volunteers for Habitat do a MUCH better job and they had no experience before doing trim work. Talk to the builder. Insist the bad paint job and all the trim problems be fixed properly. If he does not quickly fix it, find a lawyer. I know, that sounds severe, but sometimes you have to be a nasty person to get what you paid for in the first place---that's what good lawyers do....See MoreSloppy Work and Punch List
Comments (6)I don't agree that this is minor. Lack of attention to detail with so many things is a symptom of a larger problem. Certainly some of this stuff can be fixed, but some of it is damage that has been done. It's time for a meeting where you sit down and get agreement before proceeding further or paying any more money. "Yeah, we know" is not professional or acceptable in my book. You need to get a commitment: 1. The cabinets get leveled before the counters get installed 2. The window sills are redone properly 3. The floors get repaired and better damage-proofing gets done now 4. The messed up door gets repaired or replaced If you continue to allow yourself to get deflected, you won't be happy at the end. For example, if the cabinets don't get leveled, and the counters get installed, fixing it later is more than a punch list item. Getting sloppy contractors to perform is usually not fun, but you need to grit your teeth and have a "come to Jesus" meeting with this guy sooner rather than at the end when he thinks he is finished, gets his money, and walks away promising he'll fix all the problems "soon."...See MoreHow picky am i supposed to be with a punch list for a bathroom Reno?
Comments (11)@Celadon i think you misunderstood. This isn’t a project that I’m calling about years later. It’s still not quite finished. i understand that in the future a homeowner is expected to pay someone to recaulk or to do it themselves. We haven’t paid the final bill yet and the contractor asked for a punch list...See Moremtnrdredux_gw
