Thank you for the input so far. Renovator8, we will have an architect look at this, so he will make sure everything is to code. The stairs will actually have a landing, they will not wind, but the free home plan app we have only has this option for an L staircase. We are trying to get input on the flow and layout, then have the architect check things out too. It seems like people on this forum catch things that even professionals overlook. I guess I should have waited until the architect takes a look, but we wanted to see if we were going in the right direction. Mrspete, I was thinking about the corner door because I didn't know if the longer island would interfere with the traffic from the sunroom door. I'm trying to decide on the island dimensions. We want to be able to eat there for lunch or a snack, plus I need prep area. I make almost everything from scratch and make things in batches. I would like to put a landing zone in the pantry. Opening up those areas would be neat, but I think we are making the storage room into a steel sided safe room, which we need in OK. DH also has some shot guns we will safely lock in there. We also have lots of outdoor gear for scuba diving, backpacking, camping, rock climbing, biking, etc that we need room for. DH has lots of tools, and is always working on some project. Right now we have 3 vehicles with a 3 car tandem garage and there's hardly room to park. We can't even fit most of our outdoor gear out there, it's in a closet under the stairs and hard to access. Our current house is lacking in storage, so I'm going to make sure this one has plenty. The study will keep our books, filing cabinets, paperwork, etc and be more a place for us than a public sitting room, although it will be in public view. We dont have one in our current house and I really miss it. The sunroom is a place to keep the dogs when we are gone, and somewhere I can see myself retreating. We had one growing up and it was my favorite room. We love to grill and eat outside whenever possible, so the covered porch will get lots of use for us and guests. We tried to only include rooms we will use on a regular basis, so no living or hearth room, only the one dining room, etc. Plus we are moving to a neighborhood where a study and formal dining are still common as one enters the house, otherwise the study would be in a more private location. I couldn't figure out what else to put near the foyer besides the study, since I wanted the dining room closer to the kitchen. Wow, sorry that was a long response. Thanks again!

Like your kitchen cabinets as is; however, if you want a change, you might consider painting just the base cabinet of the island your favorite color to see how you actually like that. A new light fixture over the sink could be a huge plus. New lighting over the island is also something else to consider. Unless your intent is to rip out the kitchen wall with the plumbing (expensive), you might want to add your family room by extending the outside wall of your dining area. Before any worthwhile suggestions can be made, you'll need provide a floor plan on a graph, drawn to scale and showing any/all doors and windows and/or other features (such as fireplace) that might matter. Under "Your Houzz" (upper right of screen/page) between "profile" and "sign out", you can find a "create a new sketch" option.

Wow! I apologise for wasting everybody’s time. I posted this in about three seconds more as a reminder to myself to check out this website! In any case, obviously any sane person can see the floorplan is terrible and requires more information for real advice. Thanks for all the questions and the education - it gives me a great checklist for the info you need. If anyone is interested, you were right, it is on a crawl. Bedroom 2, 3, 4, Kitchen, Dining, Sunroom make up the original cottage built in the early 1900s. It has been renovated for modern living (the laundry is in a cupboard in bedroom 4 bathroom), and they added the new (terrible) diagonal entrance along with Bedroom 1, living area and outdoor space/pool. The first thing I would recommend is that you educate yourself in the different decor styles. You have several going on here. 1. Put in top search box (one at a time) transitional, contemporary, modern, etc. Have a plan before you begin. 2. Get a narrow three hole binder and include the following categories: stores, budget, ideas, etc. Get loose leaf paper, and plastic top loading pockets. 3. I would put a huge wall decor piece over the couch. Window treatments - same color as the walls. Get from your local artist or art.com. Only get a print and get it framed locally. Rug - make sure it goes under the entire seating area - and more. Lighting - a table lamp or wall sconce in each corner at chest height. You can have pattern, and pick one small print and one large print that goes together. 4. Look at your decor styles from #1. for ideas. Measure twice, buy once.
